I lived in Cape Coral and while it was a beautiful place,, the homeowners insurane was extremely high and rightfully so - because my house was destroyed by last years hurricane. .. The beauty and winter warmth unfortunately was not worth it anymore due to being prime hurricane devastation area. As such we have chosen a different state to rebuild into

Well affordable is always subjective, as Cape Coral is definitely “less affordable” than other areas, let’s say parts of inland Florida ( >1 hr away from the beach, limited city amenities, school rankings, job opportunities, weather, etc) but when you look at the overall lifestyle that Cape Coral provides, in particular being the “waterfront wonderland” with the sheer amount of waterfront homesites that Cape Coral has to offer, the total amount of supply of homes that this market has to offer with certain amenities, realistically cannot be matched by too many places out there in the world, which keeps the overall lifestyle that Cape Coral provides, very affordable relative to other areas that attempt to compete with the overall lifestyle that we have to offer here
Probably has a lot to do with being built on swampland. Check the revised flood zone maps (post Ian). Canal seawalls are crumbling and homeowners responsibility (300K plus to replace) As far as truly affordable, do some research. Houses seem reasonable , but the actual cost of living in Florida has risen much higher than any other state. Factor in the Insurance crisis, cost of flood insurance, hoa crisis, crumbling outdated infrastructure, crime, traffic, state-county- municipal government corruption and mismanagement, utility cost have doubled in the last 5 years and predicted to double again in the next 5. Florida isn't the bargain that u perceive. Great place to vacation and winter but home ownership has become a financial nightmare for many fixed income and working residents.
