    I was wondering what you thought about going through an advisor to help negotiating mortgage and selecting/negotiating real estate?
    Service of companies like bomae for example?

      I wouldn't recommend. You can negotiate a good deal yourself -- just watch my negotiation video and/or the extra video for those on my email list 😀 The TL;DR is that so long as you've alternatives you can negotiate strong.

    Really good video. I was wondering if you have any knowledge whether or not it is difficult for individuals from other scandinavian countries to purchase a house (with 20% down payment) within the first couple of years in denmark. My future salary will most likely be above average. Copenhagen is one of my alternatives for where to move after my studies, and I don't think swedes are as discriminated (when it comes to loans and such) as those with other nationalities, but I can be mistaken. Also, are there any quality of life/ political aspects in Denmark that you know of that differ from their general image around the world as an expensive, yet amazing and safe place to live? There are for example multiple issues with Sweden that I can name on top of my head that is unbeknownst to foreigners or people within Sweden that haven't experienced for example how terrible the welfare is in many aspects, even though we project a whole other image to the world around us.

      It’s harder for other Scandinavians to move and integrate here no doubt, esp housing as well

    Hi Mario
    Me and my fiance lived, studied and worked in Denmark for 7 years before moving to UK in 2020, and now we are planning to return.
    We are thinking to either go the buying path, or to rent for a couple of years to build up our credit rating in DK and then buy. We might be able to put down the whole 20% if need be.
    Will the banks take into account us having lived and worked in DK before, or have we reduced our options dramatically by having lived abroad for a while now and effectively moving to DK from abroad now? We are both EU citizens but have CPR etc in Denmark still active.

      Hey I think if you lived in DK for 7 years you'll have a good start, just talk with multiple banks and tell them your story and your "connection to Denmark". You likely won't need to do the "build up credit rating" part if you're able to pay 20% down.

    Im from sweden and hqve som questions for you 😊.
    As a swed to move to danmark and live there i understand yhat you have to live there for 6 months and have q fullntime job to even get a houseloan.
    Bit is it allowed to borrow the 15% "handpenning" separete and then take house loan?
    People used to domthat in sweden before BUT now its sonexpensive so its not worth it at all.. thank you once again!

    Do you have an idea what the most common things you need to have in check for the danish banks to give a apartment loan to a young first time buyer there?.
    If i have 150k Dkk saved. And very little Loan before.
    I wish to buy a place for around 1750000
    Do they demand that i have had a full time job for a long time… been a citizen for a long time…

      It will depend on super many factors: how long you plan to live there, how much $ you’re putting in…

      Shop around, as not all banks would give you the same

    2:25 its a really bad idea to invest 100.000 that you need for downpayment in a years time
    Most investors (not speculators) will tell you that 1 year is to short a timeframe. Just think those that invested right before 2000, 2008, 2012, 2020.
    If you need your money within a short timeframe, dont invest in stocks

      You've a point - I think it's a good disclaimer. I would invest but I understand that some people who are more risk averse wouldn't. Fair.

      @@MarioScianHQ I have been pouring through blogs and reddit can't find any strategies on where to keep /warehouse for a mortgage down-payment in dk for use in 2-3 years time

      I'd put the savings in Gold. It's way more stable than other asset classes imho. Whenever I've had to liquidate for cash, I actually sold for profit. But this usually in longer periods. Like 2-3 years time
