- Hello, This is Walk Together.
Guryong town is the last shanty village in Seoul. Amazingly, it is located in Gangnam. The south part of Gangnam-gu, this guryong village has located. From the village, you can see high-rise apartment buildings which are really expensive. This town was designated as re-development area, but nobody knows when it will starts. This town is not abandoned and still many people lives in the village. So, I did carefully walk inside the town.
This village is kind of complicate. It seems only poorest people live in this village, but also many people live here for the compensation of their living. Mostly a house when it is redeveloped. People doesn't own the land here as it is within green belt. But, they have possesoory right to the house and living (but the house is illegally built on the land), so redevelopment of the area is still drifting. Due to this reason, kind of nail house issue happens and normal people do reside here as well for the money in the future and that's why many cars(including luxury) are parked here. So, when you vacate your house here for some time, the door will be boarded up to block people to enter. If they do so, the person's possessory right for living will be disappear and the compensation will be less.

강남구 개포동에 위치한 구룡마을은 서울의 마지막 판자촌으로 알려져 있습니다. 재개발이 된다고 하는 이야기는 있었지만, 사실 정확히 언제 될지는 아직 아무도 모르는 상황이라고도 하지요. 언젠가는 될거라는 건 분명하지만요. 이전에 다녀왔던 백사마을이 달동네라고 표현할 수 있다면, 구룡마을은 판자촌이라는 설명이 더 어울립니다.
떠나버린 사람들도 많지만, 여전히 많은 사람들이 살고있는 구룡마을은 여전히 마을로서의 기능을 하고 있습니다. 물론 이곳에 가난한 사람들만 살고 있는 것은 아닙니다. 여기는 토지가 아니라 녹지(그린벨트)이기 때문에, 거주하는 사람들이 땅에 대한 소유권이 없습니다. 그렇기 때문에 재개발 떄 보상을 받을 수 있는 점유권을 놓지 않기 위해 거주하고 있기도 합니다. 다만, 이렇게 있는 사람들은 단순히 임대주택에 입주할 수 있는 것이 아니라, 보다 큰 보상을 원하는(예를들어 분양권) 관계로 여전히 난항을 겪고 있다고 합니다.
현재 거주하시는 분께 들은 이야기로는 상당히 더 복잡한 이해관계들이 엮여있어서, 실제로 언제 재개발이 될지는 아무도 모르는 상황이기도 합니다. 어쨌든 서울에서 마지막 남은 풍경 중 하나라고 할 수 있는 이 곳을 기록의 의미를 담아 영상에 담아보았습니다. 그럼 함께 걸어보실까요?

저기 국가공유지에 무단점유해서 사는 사람들 다 쫒아 내야 됨 2003년 다큐보고 왔는데 아직 그대로네 저기 나중에 재개발되면 아파트 받을려고 부모들 모셔두고 자식들은 외제차타고 다니면서 일주일에 한번씩 왔다갔다함 저기 4000명 1200세대 사는데 23세대 빼고는 전부 무단 점유자
저기 곧 개발됨 근데 새로 들어온 사람한테 팔고 나가지도 못하게 공가 처리한다고 불만 토로하던데. 그리고 저기 봉사활동 간 사람이 보니까 할머니들 벤츠타고 다닌대요

I always stop by the flowers... as I also like them.
There is no need to worry about that. It is the most expensive neighborhood in Seoul and costs over 20 million won per pyeong.

When I saw Shanty Town I thought of Tiny House Neighborhoods in the USA. They are affordable housing for the underprivileged homeowners. What an upscale way of life for people who can't afford to live on an upscale budget. 🙂👍

지방 시골 농촌 산촌 어촌에 가도 저정도 빈민가 느낌 나는곳을 못보는데 강남구 안에 저런 마을이 있다는게 참 묘하네요

저기 땅주인은 따로 있는데 남의 땅에다가 불법으로 판자촌 형성하고 30년 버티면서 강남 저 땅덩이 개발해달라고 떼쓰고 있는중 . 임대라도 해주려고 하니까 임대는 죽어도 싫다 분양아파트 아니면 임대하다가 분양전환 되는 아파트 달라고 또다시 떼쓰는 중 . 이미 부자 외부인들까지 판자촌 주민 행세 하면서 거지 연극 놀이 하는중 . 저기는 임대라도 아파트 주면 안됨 거지새끼들임

Most interesting walk, good documentary, well done. It has to be seen to understand the situation as it exists today which certainly is not in the path of the tourists visiting Seoul.
They are illegal occupants in the green area. The government offered them rental apartments but they refused. They want to have own apartments. So the debate is on going.

똑같이 판잣집 짓고 사는데 누구는 보상 받아 부자되고 누구는 그린밸트 묶여서 수십년 고생하고. 형평성 문제부터 단순한 문제는 아님.

That's an old village, but the land price of one square meter is about us15000 dollars.

Few people actually live here. There are a lot of people who just sit in development interests.
It will be one of the hottest places to develop someday. It is close to Gangnam, and there are many natural forests and the air is fresh. Land prices are also going to go up a lot.
Not few, many people still live here even though it is not full-time living. lol.

비워둔 채 주인은 외부에 살고 있지요.
안그래도 걷다가 지역 주민분과 이야기를 하게 되었습니다. 현재 구룡마을은 크게 2가지 형태라고 합니다.
정말 갈곳이 없어서(돈이 안되서) 거주하고 있는 분들과 말씀하신대로 보상을 바라고 계속 거주하는 사람들이라고 하네요. 다만, 녹지기 때문에 토지에 대한 권리는 없고, 점유권만 있기 때문에 일정기간 비워두면 칼같이 와서 못들어가게 막아버리기 때문에 실질적으로는 다 거주한다고 합니다.
뭐 그보다 복잡한 사정을 내내 들었습니다만(그분이 심심하시기도 하셨는지 한참을 이야기하셨네요), 워낙 다양한 사례가 혼재되어 있어 쉽게 재개발이 되기는 어려울 것 같다고 하네요.

It has been told that Korean government kicked all these people out if their homes 40 years ago to build the 1988 Olympics and left them here to fend for themselves. 겨울에 얼마나 춥고 여름엔 또 얼마나 더울 것이며 벌레 같은 것도 괴롭히겠고 불 났을 때 위험하기도 하고... 그래도 새삼 느끼는 건 해외에서 빈민촌 은 일반 사람들이 들어서기에 매우 위험한 곳인데 저렇게 언제든 발을 들여놓을 수 있고 찍을 수 있다는 것이 얼마나 우리나라 치안이 좋고 비록 극도로 가난하더라도 선량하게 살아가는 분들이 많은지 느껴지네요.
치안의 문제가 아니라 선량한 사람들이 사람 대우를 받지 못한다는 것이 문제죠.
Property ownership laws are a bit baffling to this American. But, I'm sure the land is worth quite a lot - due to its location. Thanks for the tour. A bit scary.
