I think she projects a part of her energetic body to the location. This allows her to experience the location and the energies there. Similar to astral projection, but more of a conscious awareness of who or whatever she encounters.
I wanted to comment about this on the first video but was hesitant because I do not have psychic abilities at all, so maybe I shouldn't speculate. But, I am wondering when Michelle mentioned that the spirit was tired of everyone always talking or focusing on the bad stuff that happened and that they'd rather remember the good times, which may be why Michelle was blocked from the main building--like there was an accident or something bad happened in there. I am wondering if that is why she saw this boy running around barefoot, loving his childhood, and that those were flash images in the movie-like form of what this spirit would like to focus on.
The only wrinkle to that theory is that I have been known to regularly drain the batteries of devices around me the more intense my abilities get. It got so bad on Paranormal State that the sound guy would just back 2x the batteries for my mic pack.

Battery drain is observed with a lot of psychics (as well as other instances of electronic interference). Parapsychologist Loyd Auerbach’s written & taught quite a lot about it over the years. I believe you can still find some of his work via the Rhine Institute
