As someone who lives in a 1950's ranch I'm really going to enjoy this series as my wife and I are talking about a full gut renovation. We've already added a heat pump to eliminate oil usage for heat, and once we drain the tank we're switching over to a heat pump water heater. It's nice to see others are eliminating fossil fuels as well. The cost savings in the winter have been amazing over the past few years.
i praise your use of high efficiency appliances but where does that electricity come from? to say that it eliminates fossil fuel use is a little short sighted. unless your power is produced from nuclear fuel. they are using fossil fuels to make it- coal oil or natural gas
The higher end projects are nice but something about these more humble real life everyday builds that I really love. Awesome to see the transitions and corrections from older framing to beefing up joist and flooring. Can't wait to see more of you guys work.

I would love to hear more about working with builders on projects that are "out or their wheelhouse". We are currently designing a new house and are curious about how to approach traditional builders in our area (upstate NY) with some of the newer higher performance building materials and techniques. A video on this subject would be very informative. This cottage project looks so fun. Great work!

We bought a home similar to this and renovated it 5 years ago. Due to village constraints it was better to renovate they tear down but we improved every inch of the place. I only wish I had found NS Builders before that as I would have a perfect house vs a great house. These guys pay attention to everything and that so so rare .

What a great project. It 's nice to see/meet Doug and get to know him. I think we've all faced the "lipstick" vs. do it right and be happy with the result decision at some point. IMO, Doug and Talia have made a wise choice. I'm sure they're spending WAY more $$ than planned, but they'll have a home they'll love at the end... More projects like this please!

Based on that Waterview looks like you live in Adams Shore. As a carpenter I have worked on many cottages in that area and also live in one , it’s easy to find out After its gutted that there is not much worth saving.
Interested to hear how you would handle a basement like that? Would it be possible to excavate around the exterior of the house and add the water barrier on the exterior side of the basement wall?
I'm not gonna lie..... I used to love to watch your videos but but I stopped because of how high end your homes were and I couldn't relate to that being a small contractor myself. But this video is great because it is a small home that gives me a more realistic idea of what I am used to working with. Thank you for sharing small home renovations as well.

Nice ceiling hight in the basement after Sisterig the floor above strapping and drywall. Did you still clear 7’-0” for a hambitable space ? Be nice if one day they needed that floor for extra living
WOW- I am getting ready to start construction on a new house and have thought about a window backsplash- What was the outcome of this ?? What challenges did code require to do this ? I am in Florida and not sure I can (or should) do this. The house is for myself and I am an hobby chef and would love to see outside but also fear the window will cause issues.... Id LOVE to talk to you guys about or hear your feedback- Thanks- AND GREAT channel you have
Looks like a nice little home. I think that is a gutsy move pulling out the gas furnace. I live on Long Island and my heat pump struggles to heat my little 900 sq ft home. It would make a good supplemental unit for chilly mornings but in the middle of winter it just struggles and the cost of electricity here is way more than gas. I wish i still had gas.
how much does it cost to add a dormer like in 10:30?
I know you've explained your reasoning for self adhesive weather barriers on some of the new builds, but curious as to why you decided to go with self adhesive and exterior insulation vs insulated zip sheathing in this application? Especially with the discussed drawbacks regarding self adhesive sticking to the existing sheathing.
Probably to cut some cost. Zip is great and all but is pretty expensive
They didn't replace the sheathing, and insulation on the outside is better at thermal breaking, cost wise adding the insulation the way they did is substantially cheaper than replacing all the sheathing with insulated zip, especially when the boards are working fine as sheathing albeit no air sealing qualities.

Do you guys switch sides when sistering the joist to the carrying beam? Does it make it any less strong if it's switched off ? Or do the nails or screws give it the rigidity?
how does Vycor seal the connection between mud sill to foundation?
Why not put a layer of plywood on before the house wrap?
Which Rockwool product are you using on the exterior? Cavityrock?

Why are the window headers so low?
Would love to see a basic video on Ceiling Strapping, not a detail done often out west.
What do you want to know
will there be an air gab between the Rockwell (outside)and the boards for quick drying if water gets under the boards?
Yes. Strapping will be placed over the Rockwool creating an air gap for drying and to nail lap siding.
Can you run through some ballpark prices to reframe?

where are you going to do outlets relative to the 'backsplash' window? between countertop and windows?
to satisfy code --counter top pop up outlets or i have used single outlet called sill lights. and put them in the windows casing/ apron
What goes on the rock wool before the siding? Can it get wet prior to being covered?
Just 1x4 batts. that insulation doesn’t absorb water. Kinda crazy. Have seen them use it. Below grade to insulate foundations.
Why are the windows so low?
Ballpark estimate for a project like this? 100K? 200K? more? Ive wanted to do something like this but dont even know if it's economically feasible.
I feel it would have been just as much to tear down and build a new home. Any reason why that wasn’t proposed? Or why the client didn’t want to do that?
The main floor windows seem really low (even lower once final floors are installed) ... or is that just part of a traditional "cottage" design?
You're 100% right. The windows are lower than normal. Unfortunately if we raised the windows it would make the proportions on the outside of the house look awkward and misplaced.
13:07 holy moly, studs! how are those ones between the windows helping at all? there's nothing below them passing weight down really? Also insulation value gonna take a hit.
Absolutely. I was very surprised to see that this was a feature being made reference to when it had no reason for being. Nine studs between the new windows but they had nothing to pass any load to below. In addition this appeared to be a gable ends which in itself would not require a structural header as shown.
Since the sheathing is all 2-by, I guess it’s taking on a lot of the load… 🤷🏻♂️
