Preeminent AD100 Masterpiece in Prime Boerum Hill
Historic charm and contemporary luxuries abound in this expertly reimagined AD100 Ashe + Leandro dream home in the heart of Boerum Hill. After a multi-year gut-renovation where everything except three exterior walls is new, 82 Dean Street now stands as one of the most illustrious designer townhomes in Brooklyn.
Nestled on one of the most desirable tree-lined streets in Boerum Hill, this 4-bedroom, 4.5-bathroom home spans 20 feet wide, rises five floors and boasts three separate outdoor spaces including a lovely garden patio, a fourth-floor terrace with a gas BBQ hook-up and pergola, and a tranquil rooftop deck with 360-degree views comprising Downtown Manhattan and all of Brooklyn.
The Parlor level is a stunning floor-through living room, dining room, and kitchen saturated with natural light. White oak herringbone floors complement warm wood accents, custom built-ins, and a Pietra Cardosa marble wood-burning fireplace. A high-tech Savant home automation system controls integrated speakers, TVs, and video security. The home enjoys a seven-zone central AC system, and central vacuum outlets on every floor are convenient and functional. Interiors throughout feel spacious and airy due to raised ceiling heights, a rarity for townhomes of this size.
The Monet-inspired kitchen hearkens to the French countryside with built-in banquette seating, and barrel-vaulted ceilings with reclaimed wooden beams, matching custom floating shelving, and radiant heated 18th century terracotta tile floors reclaimed from properties in France. Also included are a large island, two-inch solid Carrara marble slab countertops, a hand-painted Amsterdam tile backsplash, custom cabinets, a wall-mounted pot filler, and high-end appliances including an elegant Lacanche stove, Sub-Zero refrigerator, Wolf microwave, and two dishwashers.
On the second level are a pair of spacious bedrooms with deep closets and pristine en-suite bathrooms with radiant heated floors. The third level is dedicated entirely to a grand primary suite with a dressing area, a massive walk-in closet with thoughtful built-ins, a sleeping chamber with a gas-burning fireplace, and a windowed en-suite bathroom that pairs honed statuary marble walls with inviting wood floors that add character and warmth. The bathroom also has a custom Dirk Auferoth & Associates double vanity, radiant heated floors, a walk-in shower, and a freestanding Victoria + Albert soaking tub.
The fourth level draws inspiration from turn of the century Venetian architecture and can function as an additional bedroom suite or a secluded home office, crafts studio, and more. It features a decorative original fireplace mantle, built-in shelves, a wet bar with Sub-Zero mini-fridge, a generous closet, and a windowed en-suite bathroom with a Hunter-green Victoria + Albert soaking tub. The patterned black and white tile flows from the inside to the spectacular outside terrace with great views, water and gas line hook-ups, and planters with lush wisteria.
A welcoming garden level features radiant heated floors, a powder room, a bar with mini-fridge, and a media room with a steel and glass wall leading out to a serene garden patio perfect for grilling, gardening, and more. There is also a huge utility room with a side-by-side washer and dryer and clever storage options including an expansive pantry and an under-stair closet.
Finishing the home is an incredible irrigated rooftop deck with a plethora of potted planters, and commanding neighborhood views due to the property’s atypical height compared to its surroundings.
82 Dean Street is a pre-war federal-style townhome built in 1920 and reimagined to today’s exacting standards. It features a vibrant white stucco façade, new sash windows, a custom iron fence, and custom blue stone stoop. The property is moments from trendy restaurants, bars, cafes, and shops and is bordered by Brooklyn Heights, Cobble Hill, and Downtown Brooklyn. Nearby subway lines include the 2/3/4/5/A/C/F/G/R.

You are adorable! The best salesman in the world cannot convince me that ‘really cool mill work’ doesn’t look like basement rumpus room paneling from the 1970s.
😂😂
Love this house, definitely a YES!
Generally when I read the "sell" line in the description of a real estate promo it's over hyped. This one is definitely understated.
My hometown. Miss NY so much 😊
ryan is an amazing salesman.
I love the blue in the kitchen its the best part of the home. What’s not attractive is how sectioned the home is it is not easy flowing at all. But in Brooklyn still worth the buy.
Simply fantastic!
Beautiful home. Video was perfect without the music; I thought it was a good change. The beauty of the home pierced through silence.
I adore this design. 10/10 would buy this!! Have boring white boxes…this is anything but!
Ryan can sell water to a drowning person, but this one is a toughie. It’s like the developers stacked model homes on top of each other.
You know, you're right! He had me mesmerized. It just a lot of tight spaces stacked on top of each other.
Beautiful town house if I had the money I would definitely buy it.
😍😍😍 Beautiful Beautiful
❤ Beautiful 👏👏👏😍😍
Thank you 🙏
What a salesman!!!!!
Dream townhouse!!!
Same!!
Me too!
Table with the banquette looks like a table my dad build, to put into the back of our van in the early 80’s. It had a metal tie that stood upright in the van floor and you put the table onto it. It is so small…a nice oval maybe? Why have the banquet if people are table to enjoy it.
I love it though…all in all. I am wanting to move back to the northeast. This is lovely all in all. ❤❤❤
"Boerum Hill"...that explains it!! Brooklyn
This house may be a hard sell. Ryan is trying hard to find complimentary words to sell this! A newly renovated house should have a more cohesive style. This house has many beautiful elements such as the stairway, the mill work of the closets and the master bath but so many other choices seem random. The black bathroom, the basement powder room; the checkerboard tiles on the upper floor, top floor bathroom; wood paneling in the parlor, farmhouse kitchen cabinets. What was the owner/ designer thinking?
The people who can afford this will have the money to change interiors as they wish. This is not on market for middle class families.
@@etamlous Wealthy people, despite the common belief, are also cost conscious.
Agreed the owners have a quirky style that might be a hard sell for a middle class house in the suburbs, but nobody is shopping $8m townhomes in New York City without a healthy reno budget for some changes.
@@etamlous I know, but it's so fucking sad, how millions of dollars and amazing materials are just going to waste like that.
They were most definitely not trying to please you ;)
Nice looking house and a very handsome man too! 😊
fantastic area of brooklyn too
Love it! ❤❤❤
Eventho it's a wonderful house..beautifully done.
Great design
However NY USE TO BE WONDERFUL..ID GET OUT OF TOWN..
Stunning. ❤
I like it!
My hubby is from Brooklyn
This is amazing but how families interact with eachother like real family. I think open house is good for real family
I'm not sure that a 2015 renovation is still considered new new. No elevator will probably make the sale hard. Probably why the price was dropped half a mil yesterday
I was thinking exactly, that I could not do the stairs....
Ryan's going full-on Enes mode with attention to details
This is giving me serious Wes Anderson vibes. It’s a wonderful house. I just got one comment. The two bedrooms on the second floor look like they were designed specifically for kids under the age of 10 maybe? What would you do when they grow up? Move house?
I was thinking the same, the kid grows a little and you have to remodel an entire floor,
pd: easily could been a set for a Wes Anderson movie
Imma buy this house 💯
Underground level could be designed as separate section as rental tho. An additional income for owner but I guess who can afford this property doesn’t require rental money. He or she is already loaded.
I wish I could afford this home.
🙏
I heard a killer dog in the background on the 5th floor
It will be a $1m discount given no elevator.
Otherwise it is actually cool, with some personal design changes of course.
Hahaha come on Ryan this place is a 5/10 max. But that’s why they pay you. Salesmanship 10/10.
Where is the lift? Elivator
I loved the kitchen, but why don't you shoot with a camera that got all the corners of the house? I can't see the house completely.
No lift in a five story house?
Ryan looking more & more like Andy Cohan 😂
I am amazed how unsecure the doors and first floor windows are 🤷♂️
I want to like it so bad! It’s the blue kitchen and basement aren’t doing it for me, so renovations. The backyard is small. So many stairs. I love stairs but 🤷🏾♂️
No elevator?? Going up and down all those steps everyday gets OLD very quickly !!
Otherwise, it’s first rate.
Nice house 👍🏿but 5 floors 😳 and no elevator 👎🏿sorry but having no elevator is a deal breaker 😑 as always no disrespect intended New York City USA 🇺🇲
The bookshelve destroy the seating area in the parlor.
Ryan, just because something is expensive does not mean that it is nice/special/remarkable. This place looks like an advertisement from an old Sears catalogue.
Ewww, I couldn't get past the first floor and on volume on mute. Still bad, I couldn't stomach anymore.
I find this one very incoherent.
Furniture that's "custom choosen for this space".... This sentence makes no sense.
This is too custom and specific to someones taste to be able to see anyone buying this without having to do major reno, hard pass
Nooooo it’s well designed and restored
U wouldn’t be able to buy this anyway
@@Cupcakecat58 i wouldn't want to 🫤
Omg, the sound is HORRIBLE on this video! The guy speaking is really quiet than the music is super loud.
It’s beautiful. But it look like paneling and breadboard to me. That table you say is custom look like refurbished restaurant table. Ok Ryan we see you hustling and may be lying a little.
Looks like it was a nice building once upon a time - but the renovation design choices are hideous! (And why does anyone need radiant heat in a New York City floor? It's not like we're living in Alaska!)
Not a fan of this. They have ripped all the character from it. I would have to gut it and start from scratch. Hard pass.
Nice home sadly let down by the very mean "dining area" if you can call it that. Not for me
Love his properties but he just always gives me greasy used car salesman vibes, not a fan.
The original character has been stripped (typical) HATE IT!
I cannot believe this is a New York remodel, I do not like.
The living room looks like a dump with no style and paneling and a bunch of books. Looks like old people live here
The worst custom home, built from scratch, I've seen. From the roof top to the basement, I don't like it. I couldn't wait for the video to end and write this.
🤮
Talk less during house tour please your taking away the viewing of the house, do a full house tour without skipping the full showing would be great and less floor and walls showing because if this house is the best let us see just how great this house really is
The furniture is ugly
I am not impressed with this house, it is not well put together. It looks old and outdated. I don’t think Ryan like it either.😊
That floor is so ugly!!! It does NOT go with that kitchen.
If you walk into any El Pollo Loco branch, that’s the type of "FRENCH " crappyAss floor that you see!!!
Talk about a deal breaker!!!! 😖
JACK-ASS YOU HAVE BEEN AROUND LONG ENOUGH TO KNOW BROOKLYN IS NOT NYC...
A big NO to the basketball hoop in the back courtyard! Unless of course you want your neighbors grabbing their pitchforks and torches, to storm your castle. He should know better than to suggest such a thing in that type of environment. There’s a whole cluster of homes adjacent to this one with nothing to buffer that sound; people would lose their ever-loving minds.🫨😂
