James has built his house according to his needs. When kids are all grown, parents don't really need more than 2 bedroomed house. Congratulations James and Maiba. Thanks Nick for being exceptional in these new construction methods.
most of them end up raising grand kids i have seen it all the time and married daughters returning lakini mtu anaeza jenga single room yake inje akirudi kwa wazazi juu ya shida zake juu plot imebaki kubwa, their kids are probably college age hawajaanza hio mambo ya kurudi rudi
This is true, but these days shocks in the life is increasing.. many parents raise grand kids... But in general, big house needs more money to build and maintain
I believe the labour cost would be way hire considering that the fundis only lay 3 courses a day and they are paid daily wages, then the cost of the stones, sand and cement would be way higher. Also they would have to create grooves for electricals and plumbing which would later need to be filled
I advocate for this kind of construction if you don't want (words) with your wife. Before she imports her stange advices and wants boom the contractor is gone. Peace man.
nice but that bathroom is a priority they should have put a toilet first ndio aingie, me i can just sand the walls and paint myself white because white lifts the mood than grey

Hey, I would like to construct a similar house in siaya. What are the logistics and the cost
James has built his house according to his needs. When kids are all grown, parents don't really need more than 2 bedroomed house. Congratulations James and Maiba. Thanks Nick for being exceptional in these new construction methods.
My thoughts too! A big house is harder and more expensive to maintain post retirement,
most of them end up raising grand kids i have seen it all the time and married daughters returning lakini mtu anaeza jenga single room yake inje akirudi kwa wazazi juu ya shida zake juu plot imebaki kubwa, their kids are probably college age hawajaanza hio mambo ya kurudi rudi

True
James story is one so inspiring, cutting your coat according to your size. I'm following suit soon

You can get in touch with QS Fidelis. Contacts in the description
Is this cheaper per metre squared than if it was made with stone and mortar? Especially since they say that the quarry is closeby...
I believe the labour cost would be way hire considering that the fundis only lay 3 courses a day and they are paid daily wages, then the cost of the stones, sand and cement would be way higher. Also they would have to create grooves for electricals and plumbing which would later need to be filled
Which is cheaper to build a skillion or hidden roof?
Skillion is cheaper. With hidden roof, you have to account for the parapet wall
Pia mm Niko nyuma
I've always wondered, how are the panels anchored to the ground ?
Through floor screed and Floor tiles, the precast is well anchored and stable
On the outside it is held in place by the external skirting
Zinawekelewa tu juu ya slab? Hakuna columns ama chuma ya kushikanisha na slab?
@@Mamajonafulyes, they are well held in place
Good work
Wooow this so nice, please how much is per panel?? Im in Eldoret please advice on the transportation or they are found locally??
A 3m panel costs ksh 2300, and the precast will be transported to Eldoret using Trucks
They are found in Ruaka, Kiambu county...and they will be transported to Eldoret through trucks.
Will be calling you soon God willing 🙏
Nitawatafuta very soon
How about durability
❤❤

Wow
What type of the soil?
Its Murrum
Which area is this ?

Yes.but kuna ya ndani
12 billion can build 10000 houses... Fear corruption.
Is precast panels available in Eldoret area, i could make an important decicions
Very attractive
You can transport them to Eldoret
@@PropertyNoma that is possible but the Budget will explode
What is the price of 3m and 2.7m precast?
2150 and 2400 respectively
@@sammywambua4361 but 3m panel used to be 2300
@@abdiazizhashi451 you are right the the price of cement changed abit from 580 to above 800 this is the reason for the small difference in price
can i get your email
How much did it cost
1.2milKsh
Am next in Jesus name
Is the 1.2m inclusive of the contractor's remuneration?
The house budget to completion is 2.2mil, and its inclusive of contractor's profit
@Fidelis, if the project is near to Ruaka i.e Thika, can this budget go lower than 2.2 mlj considering the distance is shorter?
Yeah it will be lower, kindly reach out for a more clear quote
Am in maya _ihi how much can it cost for exactly house like that
@@WairimuKabiruwe stay close to the area, were in Gikambura, you can contact us for a site visit
Cost of foundation is included?
Yes
I thought precast walls don't require plastering.
These ones are not fully plastered, just at the joints and at the C-channels
I advocate for this kind of construction if you don't want (words) with your wife. Before she imports her stange advices and wants boom the contractor is gone.
Peace man.
Is this Permanent or Semi?
Its a permanent house
Is it really possible to do it for 1.2 million. Is this including labour and all the paperwork ?
Yes inclusive up to that point
What about durability?
Its a concrete structure with reinforcement, hence very durable,
The precast are very durable. As its a concrete structure
Cost for building
Ksh 1.2M as James said in the video
How is waste from toilet and kitchen disposed? What is the roof made up of ?
It is disposed off to the Pit latrine,
The roof is made up of box profile mabati
I would really want you to give me a referral of someone who makes biodigester system in ngong vet area,
How much does he charge?
nice but that bathroom is a priority they should have put a toilet first ndio aingie, me i can just sand the walls and paint myself white because white lifts the mood than grey
Hi Jane, James will improve the bathroom himself later , as he said in the video.
