You don't know what you don't know..... dont assume you know when you don't.... a property is worth what someone is willing to pay for.....so if they pay 800k is probably worth 800k.... after they spend 250k more... this might be worth 1.3m.... so do under estimate.... u can only know what is the market value by comparing the local sale price .... not with your limited personal knowledge....

Embrace nature & wild life. This is the British way of life. Where as in HK, is difficult to come by.
Then nearly all home owners are lucky guys because hundred of years properties in good area in UK have higher price and more popular than new built in general. Renovation classic house is so popular in UK.
Do not know the area, so can't say whether 800k is good value or not, but I do know 800K could buy some very nice properties in Lancashire area(yet still very near Manchester), way better than that house! Seemed very noisy and has lots of traffic in front of the house! Very dated interior, need to install bifold doors in kitchen and living room, wood panelling in hall way and staircase need replacing, new lick of paint all round, replace all internal door with oak doors and chrome handles, upgrade family bathroom and install ensuite for two of the bedrooms. That's how I would remodel anyway, all my own opinion, of course.
如果全間屋都要see through,就不如買間只係得四幅牆嘅貨倉吉屋就可以啦,唔使有partition。
要注的事agent是在賣方的 是替賣方做事 在有2~3%賣價收入下 他會說什麽 買方要自己睇清楚和思考清楚
尾段時講得好好, 一間屋嘅結構比任何更重要, 室內裝修 係其次.

前業主住這麼久不搬可能賣不到好價錢。因為傍邊就是高速公路。一般外國人都不喜歡買來住因為太吵。新業主要大裝修,他們可能不知道費用會是多貴。倒不如乾脆買間新一些的立即可住。有人可能有誤導之嫌,他說可擴建或加高,他沒有說的是這種保育區做什麼變動都雖要市議會的批准。樹亦不可以隨便斬。經紀星期天帶客人來睇屋因為星期天傍邊高速公路比較少車行走。
Think again on combining all the rooms. Heating, cooling, cleaning and "psychologic warm feeling - avoid depression especially in winter " are major considerations.

到底D香港移民知不知道什麼是conversation area? 即是環境保育區,D屋一定不可拆或改建只可維修。我地香港人千萬不要買這種屋維修費好貴。而且越住越舊又不可重建將來賣出去比較難。總之買屋前要先了解一下本地的房屋類別。最好嘅話就先租住自己心儀的區域體驗一下。這裡不是香港,有啲是屋同地,無需搶買。買錯了將來很難甩手。我亦是香港人移民己40年但之前回流香港長住。希望各位同鄉在異鄕能安居樂業安享晚年!

睇見個樹墻就知外面是high way啦。現在多數人在家工作,高速公路己少咗好多車行駛都咁嘈。如果係我不會買囉,將來比較難搵人接手。我係移民咗外國40年亦買賣過很多物業作自用及投資。在外國買屋再重要係靜同治安好。屋可以推倒重建但地段環境永不可變。值錢嘅係地不是屋。新移民切記切記!

退休有時候,打理花園也是種樂趣 :)
這片拍得很好很長,80萬英鎊當然要有番咁上下居住環境,屋主只有兩人居住,故明白他們為什麼要將廚房的牆打通,要開揚一眼望穿所有環境。屋主相信不介意電費的問題,若能安裝太陽能板也不錯,室內要溫暖,對長者較重要,車房另一面要改裝最好升高地台,防止雨水流入清理便麻煩,若車房能加建一個洗手間+浴室就更加方便,屋外安裝CCTV是必需,屋主強調書房向南,因為文昌為是南方,至於花園的草不想打理,定期找人去處理便不是問題,退休者享受在花園休息,看看花草樹木是一件樂事,退休來英國是享受生活。
