    Hey @Bassem, when you buy real estate in the US for retirement - are you looking to just be a snowbird? Or is there some status you are able to get from the US so that you are able to actually live there for a long period of time (> 6 months)...

      @@afterSHOcKsStudios snowbird at first, it’s hard to leave my real estate business when I just hit all time high sales. The idea of starting from scratch is daunting. I want to slowly building something in the US until I feel I can jump

      @CanadianFinancePro I see I see.. But say you wanted to fully migrate there when retired and never come back to Canada. Is that even possible without obtaining a job for the visa and/or investment route to obtain green card? Or the best one can do is just the snowbird route? After you have purchased your property in the US, would you then rent it out while you are away or back in Canada? I'm asking all these questions because I myself is interested in being a snowbird. I would also like to explore the option (if any) of moving there as I don't have any hope in Canada for the future. We had a good run...

      @@afterSHOcKsStudios oh right, I should've mentioned, I was born there but moved to Canada as a 1 year old. I always have the option of going back, but I do have Canadian-born friends moving there with me so I can inquire about their legal status/issues.

    I thought options were not allowed in TFSA, as it’s considered business income?

      We're allowed Level 1 and 2 options (buying calls/puts & selling covered calls). You're not allowed to day trade in your TFSA, but since I'm selling covered calls every 30 days, I think they're letting it go since its infrequent.

    Arent you worried that you are doing option trading in a TFSA because of CRA?

      I've been selling monthly covered calls for 10 years, I think since I'm not day trading or actively trading, that they've let it go. Every month, I'm selling a 30 day call option, I think its low enough volume that they've let it go.

    Great video! Can you make a video why and how you move to US, what your tax planning, buying real estate in Us as a Canadian, deal immigration status and etc. I have the similar plan to move to US , would love to hear your plans!

    I have a RE portfolio but put that with property management. I have a 1.8m dividend portfolio, no calls sold, just really boring. I wish I had put it in ETF as well, these days these div stocks keep paying me which is addictive but I really can't see much cap gains on them, which got me thinking I should buy some growth stocks, but the timing right now is kinda concerning to tbh.

      It is hard to make the jump now, especially if you're making like $80K from dividends. Sometimes boring is the best way forward :p

      @@CanadianFinancePro I'm making close to 130k in gross div/yr, but my networth really hasn't grown, especially given RE has went down. I've had really good networth growth rate in the past 20 years that in the last few, I feel like I have really underperformed since I stopped working FT. But yeah, I gotta figure this out myself or go back to work :)

    wait so if you held you'd have 2.9-3million? Have you done a calculation if you just bought s&p 500 or spy vs what you have been doing? Also it is way more stress free / time freeing to leave money in and do something else. I stopped trying to trade and more of a buy/ hold or swing trader myself. Seems like the whole real estate investment can be a massive loss now, i'd be careful you may end up wasting all your money, instead of renting when on vacation

      From Aug 2022 until Nov 2024, I would've made more if I held SPY rather than trading. Note, I stopped trading in 2023 because the market was going up too much & I wasn't able to do well. I've been trading for 14-15 years, I can usually beat the market except in 2023 and 2024. Its difficult to get over 30% a year and SPY has been hitting close to that. I would've been closer to $2.8 or $2.9M if I didn't lose USD$130K on an ego play with Nvidia :)
      Also, I don't like renting, I'm deep into real estate, I just feel better buying. Real estate for me is a long term play, I think I got lucky with timing, I bought in Toronto in 2011 so its been all fun times for me so far.

    Do you think the Canadian companies stocks will go down/up/unchanged once Trump takes office next week and introduces his 25% tarif? I am wondering if I should buy now or just wait for it. US stocks likely will go up and by a lot.
