      @@trent33 That is exactly what I was going to ask Trent...Whenever you get a gated community it always comes with a monthly fee. In USA I lived in a condominium and had to pay like $500 a month in fees to the condo association.
      Also rules and regulations you must follow. ( How many guests you are allowed, where to park ( and do you have to pay to park? ) when you can do laundry...play music, and watch TV.
      That could be a deal breaker for many. Many hidden fees.

    Good job. But please tell your cameraman to occasionally focus less on you, the narrator, and pan out to show more of the room or space. Each time you are in a room narrating, I was hoping to see the whole room, but he just focused on you.

    They should consider designing houses with a rooftop garden since the garden space is so small and lack privacy.
    Also better quality roads are needed, I can already picture how dirty the roads will look in the rainy seasons. Unless they are planning on improving the roads when the entire the development is complete.
    Also I noticed that these developments hardly ever have a proper designated area for the security people. A little building would look much better that chairs on the side walk.

    Good job. Nice looking building. Some other valuables needed: Washer/dryer, at least 1 bathtub, dishwasher, screens for the widows against insects or fly, the name master bedroom could be changed to main bedroom (master bedroom is from colonialism), and weatherseal for the bottom of the main door entrances.

    This is nice, but not worth $80K -- no dishwasher, fridge, closets, paved roads, etc. I fear developers are attempting to mimic the West w/ pricing, & being driven by greed while offering less.
    Some questions to ask are can most Ghanaians afford &/or will they be interested in these? Also, for diasporans who want to move to Ghana, how do these properties compare to where they currently stay? The pricing can't be the same, close to it (or more in some cases) if it's lacking in infrastructure, amenities, etc.

      Dishwashers are not a thing in Ghana. You will rarely find it offered in most developments. Standard appliances offered are a stove, hoos extractor, fridge and washing machine, and an oven for really high end apartment/condo developments. Most freestanding/detached housing developments won't even offer all those appliances just the standard stove and extractor if even that.

      @Deen Bloger If you're talking about the top US populated cities (LA, NYC, CHI, HOU) I'd mostly agree. (I did see properties in HOU at this price or lower with similar or better features.) There are several in this price range for cities that are in the top 100 US metro populated areas.
      When people are shopping for a home, it's not just about the house -- whether it's storage, infrastructure, convience of the neighborhood to shopping & work, land, etc.
      My initial comment shouldn't be taken as a knock, it's just something to consider. ☺

      @Deen Bloger You asked for examples, I provide some, and then you change the argument. My original point was specifically about housing prices. It is interesting how you conveniently skipped over my point about Ghanaian interest though. ;) Of course there are a lot of pros to moving, that's why a lot of black people in the diaspora are looking! But they don't want to pay western rates either! The pricing shouldn't be mimicking the West, especially when the building costs are so much lower. There's a ton of money for developers to make without being greedy. With these markups, I fear the housing model that's currently in the West will eventually be the model in Ghana.

      These rest rooms are better than most of them we have in Europe. These are affordable houses, If you are too big , you can build your own to your satisfaction.

    Great properties as a British-born Ghanaian woman if my father was looking to buy a house I would definitely recommend something similar to this as we have family who live in The area. However who is this property marketed at because I don’t believe that low or working-class average Ghanaians would be able to afford this may be middle-class highly skilled people would be able to if they could afford a mortgage. But if they are purely marketed to western as, then I think they are a very competitive price you could not get a one bedroom flat in the area of London that I live in for under £300,000. So 75,000 for a two or three bedroom terrace or semidetached house will definitely be a bargain. My only issue would definitely be as people have said above I would never purchase A property that did not have at least one tub, as most women like a bath and it is handy for bathing children. Also the public spaces or roadways will definitely need to be tarmact or ash felted. As one major rainstorm and your beautiful new house would be ruined by thick sticky mud and flooding. Why would developers who are trying to appeal to western buyers not make sure that developments are not built with suitable roads.

    Strange that the bathrooms do not have bathtubs in the master bedroom, especially in the 5 bedroom house. That is a major issue.

      A 5 bedroomed property needs at least one bath tub. The wash rooms shouldn't all be fitted exclusively with showers. Everyone deserves to have a soaking periodically. It's a dumb idea, considering the size of the main bedrooms and possibly a decision taken by the physically-stronger sex ......

      The US has moved to having double showers as well. For the old school people that want tubs will have to buy older houses or request a tub during the build. While this house is reasonable than most I have seen there, I would not be willing to pay what they are asking coming from the US. I am use to better.
      But the house is nice.

    This looks really nice. This is a townhouse design. With the the little house hunting I have done. Most townhomes in the US look like this and the price is very affordable if you earn in US dollars. Will consider this in the future to avoid the hustle with buying land and building myself.

      You'll be buying in USD and NOT in Cedi and btw, townhouses, brownstones and the like are on PAVED streets in America and not on a gravel road or street and you'll get a refrigerator at the very least in addition to other amenities. When spending $225K you should at the very least get appliances.

      The range in that complex is between $76K to $225K is it not? If it was $30K as an American the expectation would be to have appliances at the very least and none of us wants to spend 3/4 of $100 grand to live on a dirt or gravel road/street. That might be acceptable for the locals but that wouldn't be acceptable to many of us. This is why you're going to find in these sort of videos, AMERICANS questioning the prices of these properties and the obvious lack of the basics (to our standards) and amenities and since all of these types of videos are clearly targeting Black people from America (first) for marketing/promotion, any concerns that we have should be very seriously considered ESPECIALLY since these developers are selling these properties in USD ONLY and not in any other currency.

      Thanks, I had zero knowledge of this as I recently (in the last 1-1/2 to 2 years) have become really interested in the continent and ESPECIALLY Ghana as a result of watching wonderful videos out of and about Ghana thanks principally to Wode Maya's UA-cam channel. I'm particularly interested in Ghana because of your growth, rapid development, welcoming disposition, allurement and the opportunity to live amongst our fellow melanated people in peace, harmony, similar goals without systematic racism, bigotry, hate mongering, oppression, endless harassment and the ever presence of not being welcomed nor wanted as people of colour and ESPECIALLY Black people experience here in this shit hole called America DAILY as they will not leave us alone because we're not truly free here.       You want privacy there are a lot of them in other areas. You get what you pay for.

    Basically a good layout. Liked the video and was surprise of the limited bathroom space.
    A bathroom with a sink and toilet are considered a powder room. Only observed one open closet area for clothes. No linens or storage rooms available in general.
    I like the idea of an open kitchen off the living/dining rooms. Pantry needed in the kitchen.
    Only saw one utility room off the kitchen for a washer/dryer during this tour.

    Please provide the basics for us ... infrastructure, utilities, garbage, taxes, month fees that apply outside of mortgage, rental value if rented out in the duration of coming back to motherland ...     Peace from the diaspora ... thank you for these vids. They are helpful in assessing the feasibility of returning to the mama land. Coming from a general contractor in NYC, this is great units with consideration for the price 2BR 76k, 3BR 107K, 5BR 225K ... seeing in the comment section regarding bath tubs, roads ... With the smaller units coming in at 1100SF running through 1500SF for the next and 2500SF upper ... a cheap acquisition and development build from ground up is an easy $200 Per Square Foot with low end materials. Using that as a starting point, even the 2BR at 1500SF exterior and interior only (not the land) is built at $60/PSF or so. This is not possible unless you are building in bulk as they are. With that said, this is strong value all considered the new construction and land all in. In NYC, you cannot buy a studio apartment in the lowest areas for 76K. And, even if you could find it, you would not want to live there and your tenant pool would be ... yea. All considered ... this may not be for the long term live out your life property... but surely a sound investment to begin residency in Ghana while transitioning into something more scenic. After all, who wants to move to Africa of all places and now have access to greenery at the property. That said, you here for a year or two and move on. Sell at profit or rent out. The Ghana has been moving the past five years, property has been appreciating steadily. Peace to the diaspora!

      @1lastsht How can a government come in to construct a road for you? You are a real estate company and it's your primary responsibility to construct the roads leading to your estate. That's how it's supposed to be. The road will add value to the building. People like us are more interested in roads leading to our homes. So they should try and work on it more. Their buildings are nice. All they have to do is work on their marketer (learn how to catch the eyes of potential buyers) and work on the roads leading to those beautiful houses.

      @1lastsht While developers don't build highways if it is not in their best interests , but in United States if you are a developing a residential communities, the developing usually built the street roads, not the city or county. This developer deliberately selected gravels over suitable asphalt pavement for such residential communities. The city does not paved shopping centers and apartment complexes parking lot nor does the city line the underground water and septic lines. All are done by the developer and are priced in to the overall cost the built properties. This is mediocre work by this developer, and buyers should buy residential properties with unpaved roads.

    African rest rooms always look like dungeons. Very small, plain and prison looking. How can a shower not have an enclosure right next to the toilet. The whole bathroom will look like a wet locker room shower when you're done. lol

      Exactly. Please developers stop building ugly bathrooms putting a toilet in the middle of the shower. It’s disgusting. Put some proper planning to your buildings and stop just putting up houses to get some money. Too many cutting up of the spaces and they come out looking small and like dungeons.. there needs to be a consensus on housing building

Who really wants their guests polluting their bathroom anyway, eh? A bathroom dungeon discourages use except in case of emergency. Haha!

      TVS Ltd Yes it does. It is derived from slavery. The main bedroom where the slaveowner slept would be called the master bedroom or master quarters.

      @@Ebthehousesitter it is not. It's called the master bedroom because in the past the master and the mistress/madam of a house (not necessarily a slave plantation) had separate suites. Women did not stay in/live in the same room as their husbands so there was one room for the master of the house and another for the mistress of the house. As houses became smaller and people didn't have the luxury of having large homes, the two were merged and women begun to occupy the same room as their husbands

    I love the front yard with the green grass and flowers,all these video i am see on these houses are all the same,half bathrooms, and empty houses they are selling in $US, and not having the standard of America houses. America houses come with closet in each room,stove,fridge , microwave,central air ,washer and dryer.

    Yes I agree I noticed that the I didn't capture a full view of the rooms . I also noticed that there are no "Bathtubs"'love to take baths, and also not much of a veiw.When you look out you're looking across at neighbour.. not so private when sitting out on lawn open to neighbours.. also kitchen you can walk out to backyard and window look out at a wall .Gravel very noisy when walking not impressed with that. but I think main issue is no" Bathtubs" problem.. and no veiw. Lacks that sense of comfort and privacy , too open to other neighbours .more grass. Overall very nice units..

    The apartment overall looks good but in my opinion as someone who has traveled to many countries that bathroom is the most ridiculous thing I've ever seen. Even in the ghettos of Belize and Mexico the bathroom was bigger. I look forward to coming home to West Africa and helping my brothers and sister design things without comprising African cultures. But the bathroom sizes have go to go. Especially for 76k. Wow. Otherwise than that, great video my brother. I love the channel

    My problem with the entire facility is that the roads are gravel. Why not spend a little more on asphalt for quality and durability. They look cheap as it is now.

    Cute homes but not enough greenery for me. The backyard looks more like a sidewalk and you cannot get to the so called backyard from the kitchen. Yet nice for those who want little to no yard to maintain.
    I don't like the unpaved road but this maybe the norm for this region.
    I don't see refrigerators or closests.
    You did a nice job showing the properties.

      Those aren't "backyards" by any stretch of the imagination. Perhaps that's what they're called in Ghana, and at the very least I'm not interested in spending $76K to $225K to have an unpaved street outside of my door, no appliances and I question their air-conditioning systems in Ghana as in Europe and many of the apartments in NYC (as an example), each room has heating and a/c window units so the hallways and bathrooms don't have a/c as I have in Florida where all of the rooms, kitchen, hallways and bathrooms have central HVAC. I don't expect Ghana or any other African countries to be like anywhere else as clearly, things are done quite differently but charging us American prices is a bit much.

    Kindly differentiate between a guest wash room and a guest toilet. They are two different rooms. A wash room is somewhere one can wash in and a a guest toilet is exactly that.

    Nice but no way would that kitchen sink work. That's for someone who does not do lots and lots of cooking with big pots. Give me a deep and double sink. One side for washing and the other for rinsing or soaking.

    Everything is fine, except the roads or alleys. Quality road contractor from South Africa or Tanzania should be hired, they are excellent and competitive for the price.

    Think about adding a bedroom on the first floor for older folks.
    Guest restroom on the first floor has no space.
    Nice setup but you didn't take into consideration older folks and larger peoples.

    Impress your viewers with better infrastructure. Can we get some serious solid road construction and proper sewage drainage going in Ghana? Then please get the electricity and internet networks together. Must have solid foundation before building and asking competitive dollar. Green space at the residences would be nice too.
