Hi Rob! I share most of your sentiments, it is really a balancing act. Parks are very much needed, I see a semblance of this during weekends where there are picnic goers around Solenad 1, beside and around the lake, families having an hoest to goodness picnics. Thank you for watching!
Santa Rosa LGU or Private Sector must invest on a light rail system within Santa Rosa (and maybe surrounding area) kasi grabe na talaga yung traffic, lalo na sa Tagaytay road...

Kailangan na rin cguro ng Sta Rosa ng Rail Public transportation....cguro monorail para mabawasan ang traffic habang padami ng padami ang developments...rail kasi ay medyo matagal ang construction kaya mas maaga simulan mas maganda sana para mapakinabangan na ng ating beloved riding public asap.

Ang plano ni villar ay bilhin ang shares ni ayala sa lrt 1 consortium at dun niya ilalagay ang ruta papunta sa kanyang 1500 sq km na VILLAR city and eventually daw , up to tagaytay city pa . Pati nga po MCX ay nasa kanya na .

Mukhang maganda if titingnan on the surface. But, heck. It's a problem in the horizon, ang traffic na nga dyan lalo pag holidays tapos lalagyan pa ng SM.
Roads aren't wide enough. And yeah, SM wants to be in almost every city in the country.
Someone will defend na mabuti nga madaming nabibigyan ng trabaho sa area. Like, wtf?! Malls lang ba alam na trabaho ng mga tao. And anong kapalit ng malls na yan, yung qualify of life sa area.
Sobrang dami ng malls sa pinas na pare-pareho lang naman halos ang owners. Ang kulang sa atin parks. May mga magagandang parks, pero accessible to who? Sa mga gated subdivisions. Mya public parks, pero bilang, and you wouldn't even dare to stay dahil sobrang unmaintained.

Parang hindi pa sa ngayon ang mall ng SM dyan . Siguro pang stand by lang nila yan for the next 5 yrs. pa . Walng pang kasi sufficient foot traffic or shoppers at panay lupa pa lang ang matatanaw dyan sa paligid ng community . Magiging mala museum full of products and goods instead of a shopping mall. Siguradong magagaya lang sa pinaka mahinang dept store ng landmark in term of sales na nandyan sa nuvali branch nila.
