I normally go via letting agents and so I have no idea if someone does or doesn't have a mortgage as I'm not in touch with the landlord but they're aware of the property being short-let and I think in those instances a lot of landlords say they don't like it and therefore don't allow you to rent so you just have to move onto the next one. London rule, you need long corporate bookings, which are easy to get but you have to put in work. If you can - outside of London is easier

Hi Ahmed, would it be possible to shed any light on corporate let vs management contracts for SA? From other online resources, it seems that (1) a corporate let can only be used if there is no existing mortgage on the property (or is this generally not an issue?) and (2) it would only be for employees of the company (which is why I assume you propose amending this to "client" to enable customers outside of the ltd to stay there). Posting here so others can benefit. Thanks!

However, if you get a booking which is longer than 90 days, then those bookings aren’t subject to the 90-day rule. The best way to do this is to use corporate agencies which specialise in long-term bookings such as: Silverdoor, SACO, Situ, Spotahome, etc. I’ve had bookings for up to 11 months using this agencies! That is the best way to overcome the 90 day, or by operating outside of London where the rule doesn’t apply!

You'd have to increase your rates slightly but if everyone increases, then you're still just as competitive I suppose since everyone's price has gone up. Most likely your profits will go down a bit if you can't pass it all on so make sure you factor that in the calculations
Really good question. I was looking at an airbnb in North West London but the heating and electricity wasn’t included in the 5 day booking. As if £300 a night wasn’t enough for 4 people.
What contracts do u need to give the landlord. And what contracts do u give the tenants. And also how do u write the contracts. I’ve been looking for answers for 4 weeks now
I have always got my properties from letting agents rather than landlords and so I have always used the letting agents own contract. Most letting agents have corporate let or company let agreements so that is the easiest contract to use. Typically, these contracts mention that you ‘employees’ can occupy the property but you need to get that changed to your ‘clients’ since you will be renting the place out. This isn’t legal advise of course, so always feel free to check with a solicitor/lawyer and get a second opinion if you’re unsure!

Hi Ahmed, thank you for uploading this great content! On my Air DNA it does not show an option to select the percentiles like yours, they might've updated the page and removed this option. would you still calculate the occupation rate based on the data shown without knowing what percentile it is?
