Hello Ahmed, i really want to do this but i just dont know if its worth it in 2024. I live in Oxford and its difficult to find landlords willing to let me do Rent to SA and also people are saying its a hassle and you may struggle to find guests most of the time. Is this business really worth it?
couple questions regarding the initial part of the deal analysis section: 1. when recording data from comparables into the table (nightly rate, additional charge, extra guest fee, 30/90 day occupancy) how do you reconcile the fact that airbnb will have lower rates due to added guest commission? is it a case of having 2 different tables for each OTA? 2. along the same lines, surely the 10% rule calculation will overestimate nightly rate pricing if multipying by 1.15, is it a case of adjusting that figure to 1.03? (3% commission instead of 15) thanks for the content brother, much appreciated 🙏
Hi Ahmed just a quick question around where you are talking about the 10 percent rule would you recommend looking for potential properties during the low season i.e if you can make it pay during the low season it should give you a good indication that the investment will be profitable all year round.
