Sir, Jadi 30 Lakhs Home Loan, Rate 9% le kar Garh banate hai aur 60 Lakhs SWP kar de same 9% par to kiya thik hoga Jadi Home loan lena ho to fixed and floating rates of interest kon sa Aur kon kon sa diyan rakhe
Sequence of returns may totally screwup your calculations. You cannot go with just the happy scenario while planning for the biggest monetory decision in your life.
The calculations looks good on papers, in reality it has to be clubbed with a lot of ups and downs and additional expenses, inflation and other variable factors beyond one's control. Also, the amount you mentioned (~2 cr) in 2048 would be as good as 50-60 lakhs today so the person may have built a home but still stand at the same wealth stage after so many years
Very true not practical.... Also taking inflation in consideration..... It does not looks that great.... Instead to pay off one emi every 6 months so that interest can be reduced
But if I taken out the additional money from my investment corpus, and stop sip, this way 21000 monthly sip and 23000 from investment, this way i won't get any tax, from withdrawal, and my corpus will be always there Why we are creating so much extra calculation and doing same work

thanks Bhaven. But can you please suggest something for construction linked payments - any schemes to save money in that payment process - not even any saving on tax?
hey @TheArtOfWealthBuilding I started watching your videos few weeks before, Now I am your huge fan. I just want to know, can we get that macro excel which you have explained us in this video.
Very Useful! Please help - : I have a folio of 1.5 cr plus. All in Equity. 70% in index funds (Nifty 50 and Next 50). Both funds are from the same fund house, happens to be UTI. Should I choose a different fund house for my further investment to de-risk the fund house concentration? OR it doesn't matter?
You must divide that fund and invest in different AMC, its very important to avoid situations when one fund house faces issues for any reason which happend with franklin templeton in 2020. Also invest in mid cap mutual fund as well to get higher returns.
SWP to pay loan emi should start from year 2030 as per your excel sheet formula calculation and not from 2029 as you have mentioned. Only then the calculations will work
Can we use your staterge with help of gulak app which is giving 14% to 16% as a gold give us 11% and the app is giving 4 to 5% extra so please tell us if i aply you're planning it is good or not it will work or not
There is a term called "Down Payment", If you go to any big city, not just the metro, in today's scenario, 2 BHK costs a minimum of 80 lakh. A 20% down payment is standard; a 16-lakh down payment is needed today. Think carefully when you talk about a 50-lakh loan in 2029 without considering a downpayment.
Please correct me if I am wrong. In the first year of loan, returns were Rs. 15,18,570 and EMI was 44,986. Annual EMI amount = 44,986*12= 5,39,832. So balance should be 15,18,570 - 5,39,832 = 9,78,738. How its coming to 11,21,190?
Sir, I want to take housing loan of 25 lacs for 20 years and wish to invest in mutual fund & having aim to repay loan from SWP. Whether I will be profit or not ? Please suggest.
These calculations are made complex so that ppls think this is something interesting Let me put it is simple terms assuming no SWP was made Raj accumulated ~15L at the time of taking loan of 20 yrs , suppose it was invested lumpsum then after 20 yrs returns at 11% will be ~1.21 Cr Raj did step up SIP ( 6% step up )for 14 yrs , starting with amount of 22, 749 , so 11% returns after 14 yrs will be ~1.23 Cr Total Return = 1.21 +1.23 = 2.43 Cr Loan repayment = 1.1 Cr Saving left to Raj after repayment = 2.43Cr - 1.1Cr = 1.43 Cr which is still greater than 1.22Cr you showing in video Don't get why you trying to confuse ppls by making simple things complex?

What about capital gain tax on swp withdarwal ? You are not calculating that
Correct me if i am wrong but i believe we cannot do SIP and SWP parallelly in the same fund.
Thanks great video 😊

Very informative video,
Thanks you 😊🙏
Your Balance value data is wrong, because at loan first year corpus will be ₹ 12,44,924.82 and at the end only ₹ 99,58,794.54
corpus will be left.
Very good information. Thank you
Ok vv thanks but aap ye bhi bataye ki konse fund me invest kare fund name bhi bataye
Truth is 2029 me he had to more loan than what is shown in example. Because basic 2bhk might cost 2 cr at that timr
Really good strategy
In same sip not possible both sip bhi chalu rahe aur swp bhi chalu rahe.
Very informative and useful video sir
Thank you sir
Thank you 🙏
Thanks you Bhaven 🙂
how did you arrive at the "balance value" column values ? [ Investment returns - (SWP per month * 12 ) ] is showing much lesser than 11.21L !
swp should start from 2030 not from 2029 as shown in the video
But returns are not always consistent, I think also show when returns are below 11% or any negative year returns
Thanks for the valuable suggestions

Very nice information 🎉🎉🎉
What about long term capital gains tax of 10% on SWP? Nobody is talking about this
Yes what about Taxation on SWP?
LTCG will not be that much. Also you get tax benefit on your home loan.
Good information. Thanks
Thank you. It useful
Thank You Sir
Can we get this excel with formula
SERIOUSLY COOL
Thnq you sir😊
Can we do sip and swp from the same fund at the same time?
same question
How do you accumulate the initial down payment ?
What is ITR in this swp situation?
Thanks wanna do sip and swp for home loan of 2 cr with corpus of 1 cr for swp .
Where can i get this excel sheet
Bhai kaha se liya tha सर्टिफिकेट ??
Withdrawal tax is not considered.
Normally returns are 12-14 % so consider 11% post tax
Thank you
why i pay taxes ...after 15 lakh accumalted i prefer as a downpayment ...jisme tax bhi nhi lagega

Sir ye excel sheet mil sakta hai kya?
Thanks for sharing this strategy and I must say it is worth considering, however I just wanted to know how did you arrive on Rs. 17000 SIP amount?
Thank u
Learned something new today… it’s something interesting
Please correct me if I am wrong. In the first year of loan, returns were Rs. 15,18,570 and EMI was 44,986. Annual EMI amount = 44,986*12= 5,39,832. So balance should be 15,18,570 - 5,39,832 = 9,78,738. How its coming to 11,21,190?
swp should start from 2030 as per the excel not from 2029 then the calculations will work good
Please share google sheet if you have made , so I tried but end up in same situation calculation is not matching
Here your investment is also keep growing, hence portfolio will remaining portfolio will grow.
Sir,
I want to take housing loan of 25 lacs for 20 years and wish to invest in mutual fund & having aim to repay loan from SWP. Whether I will be profit or not ? Please suggest.
These calculations are made complex so that ppls think this is something interesting
Let me put it is simple terms assuming no SWP was made
Raj accumulated ~15L at the time of taking loan of 20 yrs , suppose it was invested lumpsum then after 20 yrs returns at 11% will be ~1.21 Cr
Raj did step up SIP ( 6% step up )for 14 yrs , starting with amount of 22, 749 , so 11% returns after 14 yrs will be ~1.23 Cr
Total Return = 1.21 +1.23 = 2.43 Cr
Loan repayment = 1.1 Cr
Saving left to Raj after repayment = 2.43Cr - 1.1Cr
= 1.43 Cr
which is still greater than 1.22Cr you showing in video
Don't get why you trying to confuse ppls by making simple things complex?
Nice information
Sip amount kaise decide kra aapne?

If covid type of situation arise during loan repayment calculation will be totally screwed up
