I know that you don't want to live next to a house, house, house. But out in the countryside, you'll see snake, snake, snake. I built a house in Chiang mai countryside. Secured village with a wall all the way around the village, and I'm on the end. Don't forget about that snake that got into your motorcycle. Stay safe. 🙏

With the emergence of affordable solar panels, along with solar inverters, living off-grid is very much viable now. This also allows for buying land at a much cheaper price.
I would recommend to also check out the area north of Sukhumvit road coming from Mae Ramphueng Beach. Drive to Taphong fruit market and then head east and a little bit north towards the big mountain. Very relaxed area with more spread out houses there.
On my last trip out, I looked at some very nice houses on the Dark Side near the golf courses (because I golf); almost equidistant - Pattaya to the West and Jomtien / Na Jomtien and the Yacht Club to the South. A little pricey but very nice.
