Great information. QUESTION: I buy one property at a time, is my primary residence And an Airbnb. Should I separate the insurance?
Yes.
How about anonymity with placing our personal names on the policy that was bought in the entity LLC?
The policy is not a public document so this shouldn't be a concern.
Thanks for introducing them! What is the name of this insurance company, phone no and speaker contact?
Very very valuable information 👏👏we are luck to subscribe your channel
Thanks and welcome
How to contact you?
Thanks Clint for the Airbnb segment - my exact setup - this answers my $64K question. So from Shawn W. the WY Property LLC and the WY C-corp/Airbnb-LLC are BOTH named insured. What was not mentioned is should my name as the member manager owner be additional insured (you said in one of your previous videos). Or do I want to keep my name off of the policy for anonymity/COP/piercing reasons?
I believe he mentioned you should also be listed as an insured under the policy.
@@ClintCoons Starting at 18:14, he states that each officer under the LLC has coverage under the LLC, so it’s not necessary to list each name.
I can see pros and cons either way. What are your thoughts on this?
Win...then FAIL. Loved the idea and took the time to put together a full list of our properties to get quoted by NREIG, only to be told they don't insure multifamily over 20 units. Bummer for us as this company seemed to have a great way to do business. :-( FYI, I did use your referral link as I appreciate the videos and expertise that you share!
Thanks
So he is saying our personal name and the LLC are both Named Insured... Will someone be able to pierce the corporate veil of a single member LLC that way?
Unlikely
Do you help people in south Africa. Also even 750 dollars is a lot for sa people
Will your insurance company trigger the due on sale clause by reporting property LLC + WY holding company as name insured?
I have never seen it happen.
Hello , Concerning privacy with using Landtrust . I use Landtrust and LLC’s however since I name my beneficiary which is an LLC as well as the trustee , trust & my name personally to satisfy the Mortage company I get notice from Lexus Nexus showing when renewal is due and it shows all parties on the policy tied to the property. Lexus Nexus can easily be used to find out who the insured is on any property thereby giving away any privacy . We in essence are telling the insurance company who all the players are on the property and the insurance company seems to report this to Lexus Nexus.Does anyone have a solution for this to keep it private ?
This is the first I heard that insurance companies report to LexisNexis. I will look into it.
@@ClintCoons Did you ever find an answer to insurance reporting to LexisNexis?
@@dustinwebster6349 The only I found is they report claims not policies in effect. Did you discover something different?
@@ClintCoons I did not. I was simply curious if the entire policy was reported.
This was a great segment as usual. Do you intend to do any international deals? Does this guy have a phone number? I didn't hear it.
I do not intend to doing any international deals. National Real Estate Insurance Group nreig.com
Hello! Im Cincinnati based... Are you still located in the tri state?
We are not. WA, NV, WY, UT
Could we have the name, company, phone and email of this insurance agent? We have a prospective buyer to refer him after talking with him first.
Check the show notes.
