I used to work for a property management company that always had problems with scammers and squatters. We formed a crew called "The Scam Squad" that used unconventional, creative ways to remove them from the property. Let's just say they didn't try it again! Lol

I write my own Leases do most of my own repairs I actually have never even had to evict someone " knock on wood". Not sure what this is about maybe he's trying to sell his program or something.
He's not vetting his tenants fully. Actually he said he's using a property management company who doing the screening. Them companies don't care they just want their cut. I do my own management with multi family as well, no issues so far.

He is absolutely correct, I had 13 doors at one time, I have sold all my units and didn’t look back. Due to laws changed to support the tenants, forced me out the residential rental game. I won’t say what I do now but it’s less stress for sure.

Sadly, I grew up observing my parents renting , then stop, then move to next place. I see my extended family doing the same thing now. I invest in REITS( safer ROI)
how? many jurisdictions do not permit an applicants past sexual assaults to be taken into consideration, no way will there ever be a scammer database...
Some landlords are just greedy. If your tenant is paying on time and you’re profitable you reward them as well by not raising rent. You are getting multiple benefits from having consistent tenants
On the flip side sometimes it isnt about greed my man. Property taxes and insurance goes up on your house dang near every year. A lot of times we have to pass those increases to the tennant.

I have legal services on payroll. I never had this issue. I filed an eviction on a tenant on January 6 2024 went to court two weeks later and she was evicted that Saturday gone.

I had to say to 5 day late payment tenants. You can't afford this apartment . Can you give up the apartment and don't make a payment. Tenants leave the same month. I only had to use this tactic 3 times.
So you just had unconventional evictions but problems will exist and some will deal with it for multiple reasons and factors. He is expressing the small percentage, there are scammers and etc that are not regular tenants and there will be some which fall victim to the scam
You pay 10 fold to vet your tenants! I use property management for most of mine out of state but I manage my own in state. And I still work my full time career. Also invest only in Landlord friendly states. He put gems, hire the PM because time is the real currency.
I’m a landlord but I rent out rooms in my home I haven’t dealt with anything too crazy. What I noticed is sometimes tragedy happens. Tenant loses job, tenant car breaks down, tenant hours get cut at work. Renting out a home is too expensive for most families because they also have to pay utilities, and than their living expenses. 800$ to rent out a room in a home is working for me because for most people that’s affordable. I also have the flexibility because if one tenant is not paying than I’m not losing that much money and have time to kick them out.
Why was the title misleading? He said get a management company, not avoid being a landlord. He is still the landlord even if he doesn't take care of the day -to -day minutae.
@@VicDamoneJr82 This is a good question ! Usual wear and tear from what we know may be scuffs on the wall and floor, Nail holes under a 1/4 inch, carpet traffic(if there is carpet). Destruction would be blatant damage such as, huge holes or completely ripped out drywall, broken windows, doors and frame damage, etc.
And I’m gonna say something i hate to say as a blsck landlord …I’m very very careful renting to my ppl. I’m in the Atlanta area and there is a lot of hood mess going on and I’m super cautious renting to my own race. I wasn’t like that at first but I had situations. I had a tenant who’s boyfriend moved in and made my house a whole gang hang out. I started discriminating And single women are the worst to rent ti because there’s no telling who they will allow in your properties to stay. From random guys to friends with extra kids. I’ve dealt with it
I'd like to add the grandma type lady that moves in by herself and seems nice .......but then within a week has about seven of her adult grandchildren living with her 4 just got out of jail .. and I agree the single young girl that moves in on moving day she has her boyfriend who's been evicted from the last 15 Apartments

We did an eviction and the sheriff didn’t deliver the eviction notice. We paid a runner to do it. A week later they were out. But this is Florida.
