"You never stop dreaming". I think that's #1 rule for success, believe you can, act accordingly, and you will. It's a shame school, "friends", and sometimes your own family tells you that your dreams are imposible. Apparently being a dreamer is wrong to society, luckily you came to this world with a different mindset, you are a winner, you can do it, you will succeed, believe in yourself, trust your process, keep growing, KEEP DREAMING!

It is always the people that keep it real with themselves that have less friends. It always comes down to realizing that people don't have your back as much as you do with them. I'm sorry to hear that too but aye if you need people to talk to and become friends with. You can always message me and we can become friends through social media. Lately I have been dropping people from my life because of that reason. I have never done anything wrong to people but I realized that they only want me to use me. I have always known that but now it came to a point where I won't put up with it. I thought maybe one day they will change but I can't wait until they do I have waited too much. So now I just focus on myself and have not talked to the people who have only talked to me when they need something. I advice everyone that is going through the same thing to just forget about those type of people. Please don't wait for people to change which they will never do. If you have people that only want you to do them favors. They will always want you to do them favors and once you need something they won't talk to you. So please just stay focused on yourself and leave those people out of your life that is one of the best decisions to make. Don't feel bad about not talking to them if they only talk to you when they need something. That means that they are only using you for what benefits them. That is how I came to realizing how they are. Stop talking to them and if they only talk to you when they need something that means they will try to keep doing the same. If they do talk to you just to conversate about random stuff or to see how you are then they are good friends. But if the only time they talk to you is for favors then it means that they only want to use you. I love the GTs they are great looking cars but my favorite one is the old GT. The new one is pretty nice but if I had to decide between both I would choose the old one since it's a classic. But also the new one,one day will become classic too. So at the end that is something hard to decide from. I think what I would do is get the old one since year by year it will get harder to get. Then I would get the new one to have both and like I said one day it will become a classic. But yeah after ah couple years I would have both to have them and later on they both will become classics.

Hi Manny thanks for helping everybody out. My question is if your return comes from being levered long property mainly or value add? If that (value add) is the case why can't you just buy a property high and hedge it with a financial product and get paid for value add only?
And can you think of a property management strategies that performs well in a long period of flat to declining property prices?

FHA loan for duplexes, triplexes, and quadplexes, can borrow up to 97%. great credit score with a low-interest rate. avoid hard money lenders with high-interest rates.

Manny do you think one should invest in property if you see it has potential or save your money for the “2020 recession” if it’s even going to happen. I know champions take chances and you took a lot of risk to get where you are now but I would really hate myself if in a year I’m out of cash when a better deal occurs.

Most start at 300
Hey Brady, I know I'm not Manny but I work in Finance so I might be able to help. Your credit score is determined by a lot of factors but when you start out your income will be a major key. When I applied for my first credit card my freshman year of college I was making 1500/week as a server (working evenings a week) and my initial credit score was 717. My friend was making 300/week working a campus job and his initial credit was 628.
A big mistake though is focusing on the initial number. My friend was able to boost his score to 700+ within 6 months just by making all payments with his credit card and paying it off on time. The biggest thing is just walking into the bank and getting approved! Get that card, don't accrue interest and you will be off to the races!
