I can see how Chilla's Art has improved since this, but it's still a solid short experience. The struggle to leave the nice, cheap apartment versus the threat of ghosts. Alas, no ending to try and exorcise the ghosts and keep the apartment. Still, I always appreciate a horror game rewarding a protagonist who just bails once they know what sort of danger there is in staying.
I think someone may have already mentioned this I’m not sure though, but if anyone else paid attention how Manly talked about fours being everywhere like Room 104, April (4th Month in the calendar), the 4th. This is because 4 in Japanese is pronounced "shi" which has a similar pronunciation as death. The number 4 is considered unlucky in many Asian countries. For example, China, Korea, Japan and Taiwan. They all have the same reason as Japan since in all these countries four, sounds similar to death. This is a nice, creative detail from the creator. If you know the meaning it adds more suspense.
My theory is, there is a entity that haunts the apartment, or the apartment itself is an entity, and it somehow always has tenants, be them new or old, it never is empty, the tenants are also part of the entity, as in, only one room is vacant for the prey and the landlord is also human, but cannot escape from the entity's will. after finding a prey, it moves locations. All tenants need to have friends/family, the apartment will then manipulate them to invite their family and friends, and possessing them which is signified by a unusual smile, every time they stay in the apartment their life energy is slowly sucked, until they are weak enough to be consumed by the apartment, when they are consumed, they are erased from existence along with all the knowledge about the subject in question. The apartment cannot be destroyed, burned or damaged, if someone tries to call for demolition, they are unable to contact the demolitioner company and a family member of their becomes ill, after the prey is consumed or almost consumed, the apartment will go on to (via unknown means) make the prey invite their loved ones over, so they become extra sustenance for the apartment. When it is done preying, it will leave it's location and appear at another alleyway maze, all neighbors will believe there was never an apartment there and all legal paperwork that once existed of the apartment and prey and landlord, will dissapear
Personally, I think it's just the apartment. There's also the name, stigmatized property. It's why it's so cheap, stigmatized properties is what they call properties with history of crime or suicides in parts of Asia (I'm not quite sure if it's specific to the East). So it's easy for the apartment itself to get people to "consume". The way it behaves also matches how the concept of curses or hauntings work in Japan, it just doesn't discriminate on whom it's affecting. It's just something really malevolent and it won't ever move on.
What I wonder is, what if one calls for demolition for another property and then midconversation decides to tell them to trash the apartment too? Will the connection just cut off?
Assuming your theory's correct, and Considering that this game has multiple endings,Its weakness is someone who's heavily prayed on shrines beforehand? because that's what I get from watching the video.

One of the letters was talking about the mother suggesting the guy to invite his old friend Sayaka over, and at the beginning, the MC seems to be a long-time friend of the guy, based on her thoughts. I would say Mira is one of the ghosts of the appartment block, and was what the place "used" to make sure the guy stays there, since he liked her.
Yeah, I assumed so too. The mother, the father and the guy have all been possessed, Sayaka joins them too, if she doesn't pray at the shrines. Also, the first diary date is April 4th - that's one of the most unlucky dates in Japan (the 4 kanji can also be pronounced as "death" in Chinese/Japanese).
