How to write a Letter of Intent for commercial real estate

- You hear me say to make an offer quite often, but some of you have reached out about how to write the LOI or Letter of Intent.
In Today's video, I talk about the nine things you need in your Letter of Intent before sending it out to potential property owners.
To summarize what your Letter of Intent (LOI) needs:
1) Buyer
2) Seller
3) Property address
4) Purchase Price
5) Downpayment
6) Inspection Time
7) How is the property being financed
8) Who is the Title/Closing Company
9) If you are a broker/commission
It's that simple, get out there and make some offers on commercial properties and let me know if you have any questions.

Treat it the same way as any other LOI, doesn’t matter what property. The details might change a little though. Hope that helps.

Hey Tim, I'm working on my first commercial deal now for 15 unit building. Do I include the stated purchase price in the loi or the price I am offering?

What would someone write on an LOI regarding time to close if they're trying to buy the property to demo and build ground up, but will need time to get plans & permits?
Thank you for your question. You would ask for exactly what you need in order to complete your project. Meaning you would put up earnest money with “x” amount of days for the due diligence period in order for you to get the approvals you need to continue. Does that make sense?
Tim quick question. I'm currently doing residents sale only. I really want to do both. My question is..is it possible to go In with out joining a board? I'm sure u need to get all the forms correct? So do u need the board for training too correct . Sorry for the dumb question.But im on the road to do what I want .Thanks for the video
