I always assumed he rehearsed to prerecorded audio, he's done it before and demonstrated he's talented at following writing. You can also have a playback program display the waveform and tag sections with parts of the script, regardless he probably would have had a script up. He also could have had an audio bed going and had a mod, or someone offscreen, cue different clips, but that would be significantly more complicated. Either way, it's extremely impressive how tight the timing is.
