    You should pay 20k emi instead of 15k rent ... atleast at the end you will complete 3/4 payment.

    1) if you are earning well and you and your partner decided to settle in a city then go for own home.
    2) there is no definition of accurate size of flat/house. If you are enough to predict about your family size and requirements then go for it. EMI problem would be just for few years. Once you earn more then you will enjoy more with your family.
    3) Rented home will not give satisfaction and furniture would be compromised. You will loose 10 years of family enjoyment and satisfaction if you late your decision of buying home.

      Even my house is of 3 floor, my family stays at 1st floor and rest goes on rent,
      Emi is 56k, getting rent is 27k
      Half of amount covered by rent itself, and its good to build to your asset asap

    I am really happy that I bought house at the age of 25. I am 36 now and I have completed my home loan at age of 33. I bought second house last year and started earning rent on it.

      Sir, I will respect your views but dont say that getting home is always the first priority why because I came from middle class and studied in govt school only and now working in IT and in 30's but getting a house is not at all my priority and it is not in my wish list at all...
      Of course I am staying in rented house only now along with my parents and family and of course, I am earning very handsome amount too...
      So, it differs from person to person and we shouldn't state it as a common opinion of all middle class people....

      @@sjjdhwhjw1257 that's what I told there, there is a thing called money management and I do have enough amount to lead my life as I've invested in commercial spaces and getting rent from them... Will pay from them to my current rented house and also can utilise for my day-to-day needs.. I never inherited even a single penny from my parents... All the amount that I'm spending is my own.
      Also would like to educate my next generation on investing from childhood and also not to depend on others even on parents for any financial needs... Also the spaces I've bought now will go to trust post my death not to my next generation as I always think that it is ones responsibility to take care of their own needs once they reach enough age.. It's my opinion and I stuck to it as I don't want to invest in own house and instead of that, I will continue on purchasing commercial spaces only...

      Nope, my Dad own 4 Flats and one house, now he repents he should've invested the Money rather than Buying houses in his 20s, the invested Amount would've been much more as it would've compounded Every Year..... If u live on rent in 20s and invest the Money, By 40s, you'll end up with a Fortune and then u Can Comfortably Buy a House

      Investment is for a 2nd home.....1st home is a necessity.
      From investment point of view purchase a 2nd home in its initial stage of construction and negotiate in such a way that the price should double if u sell it on completion in the next 2 to 3 yrs....otherwise don't buy

    3 reasons why you SHOULD buy a house:
    1. You are still young. If you can afford a down payment at a young age, you are more than qualified to buy a house. And if you start with buying a small house, you would be able to sell it later on and buy a bigger house confidently as you will have more experience in buying a house. A mistake done early is a lesson learned early.
    2. You won't be able to buy a big house right now but it would be easier to pay off a smaller amount right now in EMI instead of paying a big amount in your 30s when you have family to feed and kids to send school. The house costing in crores right now will be tens of crores in your 30s. So if you can afford a house right now, do it now and make your money grow at the same pace as the prices of properties.
    3. Stop living a fake life by living in a big home. Nobody cares if you live in a small house or a big one. The rental yield might be very low but it is a complementary to real estate investment. I am not saying that real estate is great and all but if I was able to buy a house right now, I would have to have a safe place to live my life in peace with my parents, family and kids. For the investment purpose, I would rather buy a business than a house ofcourse. But for the sake of security and freedom, a house is much more important than a piece of stock.

      I disgaree with you at this if you need a house then buy it near your home town in which may be your parents are living bcz if it is not a metropolitan area then rates are very low compared to metro cities area and also you can easily able to buy in low amount also then for Emi you can rent it out so that you don't even have to pay the rent then you can focus on your job and other investments afterwards when you are in your 30s and required a house then sell your hometown one if needed money and purchase in your desired location. But now also I say better buy Some Shops and rent it out it is cheaper and in 1 house cost you can buy 2-3 shops or more and can earn a great amount through that both from rent and from property appreciation.

    Fun fact my brother bought home at the age of 22 15 years back at 9.5 lacs.....that is now 1.2 cr....ignore these investment gurus and bunch of hutyas who advises you all the time....listen to your voice....

      Current real estate cannot be compared with what is was 15 years ago , prices are too high for the income that people earn especially for those living in metropolitan areas , so the advise to not buy a home unless you really have spare huge money to do it does make sense .

    Suppose i want to buy house costing at 50Lakh now i decide to invest it and buy it after 10years
    After that suppose i got the highest profit at 20% of amount now i have 60Lakh and the house i wanted to buy 10years ago now it will cost 80-90Lakh and inflation will eat everything
    See if you want to invest money realesate(property) is bestest option you have ever and even Safest
    My friends father also took a property of 7Lakh 10 years ago recently he sold it for 42Lakh rupees
    And by taking loan will even get the Tax benefits

    Understood the first 2 points not to buy. But did not understand the rationale behind the third point. If we invest the difference amount of EMI and rent but only for 5-10 years a sufficient corpus cannot be generated in this time frame. And we would still need to pay EMIs of full amount after those 10 years which instead went to rent. And if we get a loan with EMI = rent then there is nothing left to invest.

    I am late to hear all this. At the age of 24 took a house. Paying my EMI's even now. I am 33. I want to relocate to a different colony. However due to the commitment of EMI, i am not able to take a house on rent in a colony which i want to reside. I am telling all my friends not to buy a house at young age as i did. At that juncture it was a proud moment for me. But now when i think of it. I feel i made a mistake.

      It just happened with me in lockdown.. one and half year back, i took the burden of home loan. In sometime i will shift from my present Plastic-bamboo house to a flat in tower in mumbai, my relatives find it impressive doing at the 26th age. but i feel the pain of interest i am paying

      Dude at the end you will end up with a home. Where as if you took a place on rent at the end you would have nothing... And man this home that you are paying emi for you can resell or even put it up on rent.

    This doesn’t apply if you’re not living in India. In the West, particularly Canada your EMI is almost equal to the rent you pay or sometimes the rent is more than the EMI for same house, that’s the reason people buy houses here.

      Dont worry the Interest that you pay to the bank, monthly society maintenance, Stamp duty, registration and some other one time charges that Builder takes from you will be enough to pay rent. Your principle amount is going towards Flat while others csn invest in mutual fund. Equation is same. Plus not being tied down to a loan means less stress and flexibility to move anywhere as per your job

    But then don't we have the 11 months contract everywhere... And we'll have to shift houses and otherwise increase the rent by 10% every year.
    Also by 20 Years later price of houses will also go high... Can you please elaborate on this analysis about figures by which prices are increasing vs how much interest can we get from investments

    You said the theory😂.....but practically there are other factors to consider in the equation..... Society Pressure Index, Wedding Market Depreciation ratio, Amma and Appa pride index and importantly sharmaji ka betta comparative ratio😂, which makes the RHS of the equation convergent to set of {get a job, build a home, buy a car, marry a girl, have babies}

    I beg to differ respectfully. Don’t buy a primary home in your 20s. Buy an investment home and rent it out! Then cash out refi or get a HELOC and get your second property and rent it out again. Rinse and repeat. The earlier you start, the better!!!

      My younger cousin brother brought house in bangalore. Bcz he got reject by 1 girl's family for marriage. I asked him repeatedly to invest till he turn 30 and buy house if he wishes after. He is now 26-27. He is going to pay 45k emi. He started job 6 months ago. Getting paid 80 k PM. 🤦

    Even I used to think the same till I was living in pg homes where I changed as many as 12 times.......now i have moved to a rented place that cost me same amount as pg but it is far......if I'd taken on rent at same places my pg was it would have costed me double.......
    I would like to live in same place I lived in pg......but than i would prefer to pay emi than rent as the house would still be mine...😅

    Buy your house in 20s so u can sell it in ur 40s and the price of property will be double tripple and u can sell it and buy where u want.

      prices of house are already at premium there is no way it is going to triple in future , it would rather be stagnant ,except business would grow in next 2 years then after 4th year people grew their business would start affording house at premium prices at that time maybe it could increase which is like 5 - 6 years from now , but 3 fold is still a doubt

    Thanks for sharing; considering the case when monthly EMI-interest ~ Rent! Instead of paying rent, pay almost same amount as interest, at the end of 15-20yrs you get to own the house?!

    Sir, Everyone I saw a video or Short about buying or renting. Somehow I don't Agree.
    My Story, I booked my House in 2017 for 45 Lakhs in Pune, when I was earning 35K and paying 20K EMI. It was easily manageable as I was Bachelor that Time. Time past, in 2018 In switch to 60% Hike, and went to Australia. I got the Position of my Flat in 2020(before pandemic) and got married after 6 months(Aug 2020) and now living happily with my Wife and parents. My Flat value has been appreciated by 5-6 Lakhs now as Metro is building in my area now. So what I think there is no good time to Buy a house, its more of getting a deal and we have to be more futuristic, since House is a long term Investment.

    Ankur is wrong at many levels. House is a necessity. Rent isn't cheap. And even if you could go for cheap rent, the money you save and invest wont make you a millionaire or extremely rich. Stock markets and most investments are subjected to market risks.
    Once you retire you will need money for your old age and health expenses more than anything.
    Live in your present and dont be greedy about your future. If you don't buy a house when you are young, you will be on the roads when you get old. Because indirectly you are investing in an asset that is for lifetime.
    Apart from ankur and some stupid youtubers nobody will invest in mutual funds and stocks and not purchase a house.
    Even top businessmen have big houses and many apartments as investment. They dont live in cowsheds and keep investing money.
    If you truly want to make money you will need to work hard and get a post in a company or do some business and work hard so it becomes successful.

    Great Video as always, Ankur Sir.
    I'm 25 years old, I work for one of the MNCs and make over 12 LPA from my pay and stock income.
    Since I come from a low-income family, buying a home for my family has always been one of my dreams.
    And Repayment will be from my total family income.. means it's my parents house who buy it's at there 50+ age...
    Recently, I purchased a 20 Lakh Rs. house in a non-metro city.
    It also helps me with tax benefits.

    Time is money. You can buy home at 40s and live your life till 70s. But you will never get your days back. Playing with your kids at your own home. Seeing them ruining the wall. Marking their height every year on the wall.

    My relative took a loan and bought a flat they have to pay emi for 20 year's and at the end the house will be theirs sounds nice but imagine paying all that money to get a 20 year old house rather than investing all that money for 20 year's and getting better returns

      Live in rent they are paying twice what they payed for rent and one more thing now they can't change their location for 20 year's even if their kid wants to do job in different location he has to get back in his hometown

      If your family has not at all a single house anywhere then just go and buy it, don't think much on that, because you/your family (Including parents) should have at least one house so that in case of urgency or any other unwanted issue you can go & stay. The logic given in such videos are applicable only for the extra houses. I have been through it & I know how much difficult is to shift rented house frequently with your family. Finally I'm now 27 & bought a house after realisation of this fact during Covid-19.

    My Only moto is Till the age of 30 I will work harder and try to experience as much as I can and also try to save and invest and also try to build atleast 3-4 income stream so that in 30s If I don't have to work much harder. My Current age is 21 and 9 years are going to be my life changing years this is the new year resolution I have taken.

    I don't understand why one should not buy just because rent is low. Rent paid is just cost whereas EMI even though slightly more than rent will result into ownership, save trouble to looking for new rental houses in case landlord does want to relet it again.

    Purchasing a house in the early 20s or 30s or 40s depends from case to case....
    It's similar to marrying & then having kids...
    If you get a good package in 20s then start saving and definitely invest in buying your own house. Reason: the early you start, you will not have much commitments then you can repay fast and finish it up quite early as rent in Mumbai is too high and everyone can't afford it plus get taxation benefit.
    I bought a house in Mumbai when I was 29 and by 34 I was able to clear all my loan & from 35 I am financially independent staying in my own house with my own terms and conditions.
    Now still the game is not over
    I will work harder and try to upgrade my existing house in 40s if required.

      Absolutely right!
      He mean to say you should focus on your own and may be launch a start-up or learn skills which will give you higher pay at work but then not all can do that, ultimately you need your own house and if you buy it in your 40s, you are already too late.

    Real estate appreciates in value because land prices in Indian top tier cities is increasing.
    Those who can afford to buy in their 20s should buy land or homes. You can rent it out later or sell it if needed.

    1 doubt h mera rent vs apne ghr k suppose mere parents+ spouse aur 2 bche , in total 5 dependents merpe
    Hum rent pr the aur hum easily rent bhr re the meri salary me savings bhi 1 saal ki h aur 5 saal tak kharch uthane wala term insurance ( actually vo poora milega bhi nh but let's assume)
    Now one day I m dead then unn 5 dependents ka kya hoga mere bina? Kon aayega rent bhrne 5 saal ka backup use hone k baad? Apne ghr k loan pr insurance hota h to meri death k baad koi preshan nh krega aur zaada difference nh hota rent ka aur home loan ka aur aage 20 saal k baad ghr apna hojyga
    2nd Koi security nh h rent pr kb land lord bahr nikal de kisi bhi reason pr
    Please solve my doubt.

    After 5-10 years the real estate price will also be blown up.tabhi bhi you will find your salary less.
    So jabhi bhi acha Ghar mile, Emi pay kar sako itni salary ho lelo. And start paying HL as early as possible.

    I think it still about personal choice, I was getting an opportunity to buy a second just above my parent's first floor so I took a loan and bought it, my thoughts on renting are I can rent out that floor and easily setoff the rent I pay some where else in case I don't wanna live there.
