    A duplex near us sold for almost 600k a few months ago. It has 3 bedroom units and finished way better than construction grade. A view lot across the road sold for 60k last summer. We have a lot next to that but it’s over 2 acres.

    Hello Jamin, If you buy in Palmer, AK. would you be able to drive your belongings on the AK Hwy in the summer? How long would this take, just an estimate? We did look into shipping this is just an expense we would not be able to afford. Thank you~ Shawn

    What type of loan is typical for land buying?

      It's almost all cash. There are a few people who will do land loans, but they have large downpayments and short payment periods.

      So like a cashier's check at closing?

      Depends on who is doing the loan. I had to shop around b/c some lenders did not lend on raw land. That was 1998 and even though I had an amazing credit score, some of the major lending institutions in Anchorage wouldn't do it. Only Denali FCU would do it, but they were new to the market and looking to get customers (Denali is now New Vision). I had a pretty sizeable down on 5 acres though. I seem to recall the interest rate was a little higher than it would be for an existing residential house. And the payment periods are shorter b/c you're not paying off as much of a loan...certainly not as in 500,000. But for me it was quite 'doable'. Usually the closer to a major city, the higher the price for even 2-4 acres. Other factors is if it has gas and electric to the site...or at least available. And the other is road accessibility.
