Last week I tried this for the first time on a 7500sqf house. Very complicated floor plan. Wine cellar in the basement, office at floor 1.5 and 2 set of stairways to second floor. 6 bedrooms, 6 bathrooms, balcony and a detached two stories guest house. Man! I was so sure the app cant handle it and I was amazed by the end result! I’m now so confident in this tool. Thank you for sharing.
I felt the same way. I tried this on a 2,700sqft house with a lot of furniture and appliances in the way and thought no way this would/could work and thought I would just be wasting money to even try. Sure enough I got back the plan and could not believe how accurate the layout is.

Yep just started using this a few months ago and I deliberately bought the iPhone 12 because I assumed correctly that the app would be using their Lidar soon.

Very nice, informative video. The only thing this video does not show, which would be helpful for people to know, is the 3D mesh that appears as you are scanning. It helps you to know if you missed anything. Also, if you have an mobile device with LIDAR your results will be even better!

Thanks! Yeah, you can take it outside and scan patios etc as well I haven’t done it myself yet as mostly my clients just want the interior spaces however I spoke to cubicasa about it and they said you can indeed do that as well.

How do you deal with detached garage or pool house? Start new scan or just walk to it?
You could do a separate scan for it or you could attempt to connect it to original scan but not sure if it would work honestly. I’ve never attempted something like that.
Great tutorial. I currently use Matterport and curious about trying this easier solution. I must say, they floor plan generated from CubiCasa looks EXACTLY like a Matterport generated floor plan. Down to the doors and text.
I would definitely recommend switching to CubiCasa. It takes a fraction of the time to create and is essentially the same product.

Thanks for sharing. I am amazed at how well this process works. Do you think I’ll have any trouble trying to convince realtors of this app? I know an agent where her photographer does floor plans and I’m assuming he does it the traditional way.
It is quite amazing isn’t it? I don’t think you should have any trouble. In my experience agents aren’t the most tech savvy haha. I would just say your phone gathers the data you need so you can make the floor plan later when you get back to your office.

Great video. Thanks. I live isn an area that most of the homes are newer and have open floor planns. In my home as an examble I walk in from the front and to my right are 2 bedrooms and a bath a few steps more I can see the kitchen, family room dinning room office doorway master bedroom doorway. Do I scan the the family room go to the kitchen go to the dining area all seperated or just walk around the the entire outside walls in the whole area then go to the bedrroms off of the main area.
You just need to cover the perimeter of each room mainly. You can go over spaces you’ve already covered to get to other spaces. That’s totally fine and won’t mess anything up.

Would you suggest using a disclaimer regarding room measurements? I would hate to be liable for the wrong measurement, but I also don't want to measure each room. Also, I noticed you didn't do closets is that typical?
It says on the floor plan that measurements are approximate so that’s good enough for me. No, you definitely don’t need to scan every closet. CubiCasa is able to figure that out on its own. I only do it if it’s a walk in closet.

I don’t believe that’s possible. It’s only downloadable in the formats I mentioned in the video: jog, png, svg and pdf.

No need. I only do it if it’s a large walk in closet.

You cannot color it and it doesn’t show the total square footage but you could certainly add that. after you download the files you could easily take the jpg or png into photoshop and add some text.
Actually they do have different templetes that are colored per say, (look on thier website for examples) I talked to a rep yesterday and they said with a phone (iPhone Pro 12) with Lidar it WILL show Square Footage!
I’ve been playing with this, and an iPhone 12 with Lidar. The overall square footage I’m getting is looking a little “untrustable”. I’ve got one plan I’m working on right now, where it’s WAY off! I’m having troubles wrapping my head around whether or not to trust it. Sadly, as it’s a great tool, the plans look great, but if the dimensions aren’t even close... I see liability issues there

@@cmjphoto Thanks for sharing! The Lidar feature literally just launched so I would think it's very possible that there could be some bugs to work out.
How well does this work when the home is staged?
Furniture or no furniture, works just fine either way!

used it the other day on a staged real estate house...the agent was skeptical because she use to use someone who used a laser measure I guess and said idk about this new way of doing it. when I finished in 5 mins she looked at me like oh I really don't know about all this and kept asking me "I hope this comes out right" next day the plans were spot on to the tee when I saw them...Im 100% confident in this app and believe every real estate photographer should use it and even bigger real estate photography agencies should jump on this new way. Wayyy quicker and it won't fail you only you can fail IT if you can't scan a house like this video just showed you.

Do you have any issues with inaccurate measurments or layouts? If so how easy is it to fix?
It’s pretty accurate as far as I can tell but it’s Very easy to fix if you wanted to take your own measurements. Just sign in to your account and you can edit the floor plan and change the measurements to whatever you want.

Thanks for this tutorial! Question, since the results aren't 100% accurate, would you suggest making a rough sketch of the house and doing measurements and apply them to the cubicasa floorplan? I don't have LiDAR.
If you are concerned about it then I would take measurements. You can edit them in after the fact. A sketch is definitely not necessary.

If the upload fails for some reason, do you have to scan the house again?
The video file isn’t stored on your device. It gets uploaded to them after you finish and isn’t stored on your phone. There is a resume function if the scan is interrupted

Lastly, it's been a year from this video. I'm sure they've made improvements / upgrades etc. What are those? And is one of them 3D perhaps? And who really is their rival at this point?

@@jessicastewart9969 it’s all done through their app, you have no control over settings. Just open the app and go. 3D virtual tour? No you cannot do that with CubiCasa. Still floor plan only. Improvements over the past year have mainly been refinements and greater accuracy.

Hey this might be a boring video idea but why don’t you cover how to file taxes for this type of business. For example whether you choose an LLC or S corporation etc. what are the benefits and when one should do this.

Gonna try this today. Is there something off with the hallway bathroom on the top floor? It states ; 2'5"x4'9" and that just seems super small.
Possibly. Cubicasa 2.0 came out just after I released this video and it now uses lidar for greater accuracy if you have a phone that can support that. They are definitely working hard on improving it although it is already awesome. Great customer service and highly responsive. Awesome company.

Tried it on one of my houses today that still had all the furniture and the garage was crammed with a bunch of crap. I gave it a shot anyway. Let's see how it does! Thanks for the tip! You cannot choose which camera on your phone you are using. The app does it automatically.

Yeah, that’s all there is to it. The closets are on the floor plan. If it is like a big walk in closet then obviously you would want to walk in and scan that.

Nope! Just uses the app on your phone and your phones camera. Super quick and easy!
What do you say to clients that ask “how do you capture the floor plan?” Do you just tell them you use CubiCasa or do you try to stay way from mentioning specifics

Hey, what do you think about the cubicasa privacy policies? After reading it feels like they are using my data to track me with 3rd Party services for marketing and such. They also track other data which isn’t rly needed for their services. Doesn’t feel legit imo. Am I the product? Not rly b2b professionalism
No thoughts really. Been using them for a while and no complaints. Pretty much everyone is tracking your data these days. Nothing overly concerning to me personally.

No, the floor plans are 2D only.
This is awesome but at 94% accuracy, there is the chance of not disclosing the accurate dimensions from a realtor's perspective can get someone into trouble. But still awesome.
You could always take your own measurements and edit the floor plan if necessary if you want to be assured it’s accurate.
