    Very successful flip. This home sold for $767k, which was over the list price of $750k. Being in a great area of Sacramento was key.

    Hey, your students did an amazing job! They worked really hard and found the perfect contractors. It seems like they followed your strategies well and were super organized. The mid-century modern flip turned out so elegant and well done. They got a great return, especially in this tough 2024 economy. I'm seriously impressed. This video was so informative about their experience with the course and doing a real flip. I've lived in North Sacramento for 15 years, but I grew up in the Bay Area. It was cool to see a video filmed in Sac. Can you show more of your students' flips in the future? I'm thinking about flipping houses myself. Oh, and welcome to Sacramento, Elisa!     Michael & Karisa did an amazing job on their first flip! Elisa is such a gifted mentor, it is exciting to see the results of her teaching and coaching. This house was in bad shape when you bought it: wow. I am stunned at the dramatic transformation. You two were so good at stretching your investment dollars and spending on what really transformed the house while exercising restraint on the things that weren't required. I think cleaning up the backyard but focusing more on the interior of the house was key. Loved how you opened it up, created light and consistency, added some neutral color and clean surfaces, sleek lighting and fans, quality finishes...it is just gorgeous. Congratulations on your success. I think you'll be doing this fulltime and I wish you every success! Kudos to Elisa and her Transform Flipper Academy community.

    Awww we toured this home when it was not even on the market yet (the contractor was inside cleaning up when we drove by and let us see it) We wanted a home that was not too modern so we passed on it but def a nice flip.

    Congratulations on a very successful renovation and flip. I think you did a masterful job keeping an eye on maintaining the midcentury lines and vibe. I have only one tiny change I would make and that is I would have made the timber fence in front either match the house exterior color, roof color or garage door color. To me it ruins the flow. Otherwise just a great job!

    Were the renovations done with permits? 3.5 months seems very short especially if you consider escrow time. Wondering if you get the same return for permitted vs unpermitted work. Thanks in advance and great flip!

    I would love to see the flips of more of your students. My greatest scare of doing my first flip is finding a contractor.

    I would also have like to see a clean shot of the house without people in the way -- the same distance when the people were in front of the house.

    Great work . I like the exterior paint colours and roof. The wood at the front wood have been better to all match same shade or paint dark blue grey. The inside looks great , again I like the paint. And the level floor :-) . Well done with the ugly brick looks much better white

    Very nice inside but the fenced off sitting area in the front looks odd, like somewhere to pen your dogs! The back yard is large so why would you want to sit in your front yard waving at traffic?

    Hi! Why did he say the rehab cost was $140K, but that they put in $700 for everything? If the house was $475 the math doesn't add up. What exactly are the rehab costs? What was not included? Love your channel! Thanks!

    some mught say that's lots of risk and time for $60 pre-tax profit. not even counting the "flipping academy" fees.

      Some people may have too high of an expectation for profits in house flipping. The margins are high on my flips because I invest in multi-million dollar projects and I’ve been doing it for 7 years. Michael’s deal had an 8% ROI, which is very close to the 10% we target. The profit number wasn’t 6 figures because the house was less than $500k to purchase. They did an amazing job and made a profit they are happy with, which is the most important.

      @@TransformRealEstate so you're saying that if you purchased this house given all of your experience you would have a 6-fig profit? no way would you touch this flip.
      8% roi is a terrible metric when you factor in the hours spent and risk level. what if I invested $10k spent hundreds of hours and received a nail biting 100% roi of $20k sales price? that's bad. this is not a success story in the way you are positioning it. factor in the sleepless night and worry about losing money.
      don't hide behind one metric. give the whole picture if you want to make your case. ever since you got in business with this "academy" company, there is a level of snake oil coming through your videos. i guess it's potentially more lucrative and less risky to sell education.

    The front fence looks unfinished. The seating looks like people would fry sitting in that hot sun…would need umbrellas to make sense.

    The front yard patio fence doesn’t belong there. Totally ruin the curb appeal and hiding the glass curtain wall.

    The fencing in front of the entry is an absolute misstep. It ruined the aesthetic of the of entry - end up competing and overshadowed it. Also the fence board is disproportionately too wide.

      Agree. Sticks out like a sore thumb. Also, where are the other bedrooms? And yet again only wall-mounted showerheads. No handheld showerheads, which are so much more convenient. Plus the oh-so predictable standard appliances/set-up with a microwave above the hob. I'm tired of it. Mixed hardware - black handles and mirror frames but brass globe lights? Mismatched, imho.
