I just purchased in a Nottingham satellite town Danny, next door is up (semi detached) for £20k more than what I got my place for a terrace down the road is up for sale for £20k more and other comparable’s in the area are listed for up to as much as £50k more.

Same here Dan I like the Nottingham & Derby & Sheffield triangle, the East Midlands has a good economy when compared to some places right up North.
I look at nottingham as the national average area with most of the inhabitants earning the national average wage (£38k) but you can still pick up the national average property for way below the national average price of £292k!
