No, that home isn't "furnished". It's a "Model Home". Real estate developers will usually "stage" a home in a new development, so that real estate agents can show prospective buyers what a typical house in the development will look like.
To add on to that, if you want to keep the furniture, some realtors can calculate its worth in addition to the total asking price. Sometimes, that can be negotiated. Usually, when the home is sold, the realtors remove the staged furniture and auction it off for good prices. My uncle buys all his furniture from those auctions to decorate his new house. Items are like new and great quality.

No, a "Half Bath" is just a toilet and sink. It's usually on the main floor for visitors.

Bedrooms require a closet to be counted as a bedroom and a window big enough for a fireman to get thru.
And rooms must be at least six foot tall to be counted. This height may be taller depending on the state zoning laws.

The vast majority of two story houses built in America in the last forty years have a half bath on the first floor, and while the owner and family definitely use it, one of its primary purposes is so visitors don’t have to go upstairs to use the bathroom. These days a half bath for guests is even common on single story homes so guests don’t have to go into the bedroom area of the home to use the bathroom.
I'm a real estate agent and that house would be about $1.4M in an average Boston suburb. Our prices are very similar to the UK.

Just to add to this. I’m in NH and this house would be between $600k usd to $1.5m usd here. As a matter of fact some new construction near Manchester, very similar to these, are on the market for ~$700k right now. Concord area (State Capital) would be closer to $1m. Further north and you’d be able to get this house for around the $600k mark. On lake Winnipesaukee it’d be closer to $1.5m if you were very lucky.

I live in Atlanta. This house is like 40 mins north of Atlanta. If it was close to the city, there would be no way in hell you would get this for the 300k asking price. It would be almost double
That price is in Atlanta, Georgia. Head out to the East Cast and head North and watch the prices skyrocket as you get closer to New York and Southern New England. They'd be comparable to London.
In southeast Georgia, the mobile homes are going for $250k (if you want one that doesn't need 100k+ of work done). It's ridiculous. The price of living is rising faster in places that had a lower cost of living. It's the same with apartments too. An apartment in Midtown Manhattan in 2019 was around 4k a month, now it's about 5k. Where I live, the median rent in 2019 was $1100 and now it's close to $2100. Even though the monetary rise is the same, in NYC it went up 20%, where I live it went up almost 100%. What makes it worse, is if you can afford 4k you can probably make 5k work, but to have your rent double in 5 years is ridiculous.
@@MannyBrum In my city in Southern New England, micro lofts can command astronomical prices. Just a few days ago, a 262 Sq foot loft in the heart of Downtown sold for $207,000. That's just a bit bigger than a one car garage. Market rent for a one bedroom apartment is $ 1950.
That city is NOT Atlanta. Average price of a home in Metropolitan Atlanta is much higher than this. BUT prices vary greatly depending on what city, county in the metro area that the house is located. I live in Douglas County, west of the city of Atlanta. The Average New home being built in this County is just over $400,000 starting price.
West coast and pacific northwest is expensive too.

No, not furnished. The kitchen appliances are already included in the purchase price, but not the furniture or art work, etc. And that was the backyard, or you would say the back garden. The front of the house is facing the street.
In a model home you could probably make a deal for the furniture because having to unload all the furniture from the house cost money. So you could probably get a really good deal on the furnishings just so they don't have to pay someone to take all the Furnishings out of the model home.
Appliances have to "convey" in the deed. Some ppl take them to their new house.

yes, but it's pretty typical to get the kitchen appliances in the US, as opposed to other countries like Germany where you do should not expect the light fixtures mounted on the ceiling, or the kitchen CABINETS let alone the appliances
@Flyover not any more- an entire industry has sprung up that rents out every single item in those model homes, ad quite a few upscale regular homes for sale, and they take it all away after final sales

Atlanta is a wonderful place to live. North Atlanta is beautiful, pretty safe, easy access to everything ( great schools, shops, and parks).
Whenever I see big, lavish homes like this, the first thing that comes to my mind is "who's going to clean this thing?"

WE buil5 a big, beautiful house on a lake, 3,600 feet, 5 acres, mainly trees. It was fine when I was 30, but now, in my 70"s, I just can't keep it up, 5 bedrooms, 5 baths, 2 fireplaces. I'm done.

Never say never… like all things, there are good and bad HOAs. For many, there is no choice but to have a HOA. Like it or not, many of us prefer the codes and restrictions that insure property values and safety are protected. To each his own…

I live 35 miles outside london. For £200k, if you are lucky you would get a studio or a 2 up 2down victoriana terrace that is unlivable needs total refurbishment. You may be able to get a 2bed studio in a shabby area in London but it will need work done on it.
Don't forget as you think about living in US you have no NHS so a large amount of your salary needs to be spent on health insurance.

HOA is in addition to your house payment. And they can tell you what you can do and not do to your property. NEVER buy anything that requires an HOA. You will never experience freedom to do what you want with your home and property. Most homes do not come with furniture, but they do have a dishwasher, microwave and range. You have to buy your own refrigerator and of course you have to fence in your own backyard, if the HOA allows it.
The HOA that my son lives in let him pick the color of his house and fence from a few choices that they have already made available. Each HOA has different rules that everyone has to live by. In my area we can only display our flag on specific days, our outside doors and garage door need to be repainted in the same color they were to begin with and we can't put our own flowers in the front yard. It all has to be color coordinated. So unless you don't mind living by some else's rules don't buy a home in an HOA because there are many homes that don't have it.

HOA's are good at keeping the neighborhood from becoming a used car lot and people have to maintain their property so grass doesn’t get overgrown and your home can't just deteriorate like a giant eyesore. No one wants to see your boat or trailer either.
@@MC-cyh In Texas, some of the HOA's were dissolved because someone proved it was unconstitutional. You cant tell people what to do with their own house. People just have to do what those texans did and STAND UP to the HOA. Refuse to pay anything and tell them to take their shit down the road. There's power in the people, if they'll use it.
@@southernenigma3427 HOA's in themselves are not unconstitutional, but some of their rules may be and those you can fight (ie. race, religion, freedom of speech etc.) but maintaining your property to set standards is agreed upon prior to purchase. However, if you ever lived in a nice community, which you're proud of and take care of, you probably don't want neighbors with cars in their front yard up on cinder blocks.

Woodstock is nice. About 45 minutes north of the city, on the way to the Blue Ridge Mountains. It’s becoming a bit congested but still a great place to live. If this house we’re in or closer to the the city it’s 500k plus .
The space upstairs next to the stairs is typically called a loft.
My friend lives in the south . Her house is the same as mine,but it is worth half of mine with twice the land. Location is important. My house is half the price of a house in a certain Chicago Suburb.or a Dallas Suburb ,let alone California.
Furniture is not included. They put furniture in to stage to make it look nice. 3:54. Two beds? It’s common esp for families. Plus we don’t say a room is regular, queen, or king. We also do t call the back of the house a garden because there’s no garden. We call it a yard. Plus that shot of the outdoors is the back yard
A half bath is basically a water closet. The furniture doesn't typically come with a house because most people buying a house have already collected their own furniture over time.
It's not an highway but it's a middle class suburb in Atlanta. That just a road in the community.
At the end of the video that was the backyard. In America our suburban backyards are usually quite large and are bigger than the front yard. If you watch the video again from the beginning you will see they enter the home from the front porch which overlooks the front yard. We call the back paved area the patio. Porch in the front. Patio in the back.
Atlanta is in Georgia, a southern state. Atlanta is the capital, large, busy and beautiful. They have very long, hot summers, short, cold winters with more ice than snow. Orlando FL would be about 400 miles away, so you could drive to Disney World and all the other FL attractions. It would be a short drive to the coastline of Georgia on the Atlantic Ocean as well as South Carolina. Hope this helps orient you.

Same size house in the east valley (Mesa, Chandler, Gilbert Arizona) would be $700,000+. I live in a northwest suburb of Phoenix in a 2,065 (4 bedroom, 2 bath, great room with vaulted ceilings, 3 car garage, premium lot in a cul-de-sac and the last house next door same model as mine sold for $489,000. Model homes are always furnished as a selling point so you can see how furniture could be placed. Cost of furnishing a house is going to depend on if you want quality furniture or will settle for particle board. I haven't purchased furniture in years, but I would guess $50,000+ would be an average and the model will have extras like fireplaces, granite counters, upgraded cabinets, etc. that will drive up the price of the house considerably.
As re buying furniture, I shopped for my wildfire rebuild about 5 years back before the cost of everything skyrocketed horribly.
I hunted and found reasonably well made good quality materials items, and pounced on best prices, and I STILL spent 50k easily on wood and upholstery items, mirrors and mattresses, area rugs. Possibly upwards of 70k total.
Zero electronics or tech included.
Appliances were best quality at MAJOR end of model year deals, spent 5k on the fridge and w/d alone, that much more for K built ins.
In 2020 before the lockdown spikes!!!

Atlanta is the largest metropolitan area in the southeast, a great city, though of course, it has its big city problems, just like all big cities around the world. I give Atlanta its props, even though I'm a native North Carolinian, & I LOVE my state. This is a good price for this house, but one couldn't get ANYTHING this nice for the price around New York City or California.
$260K where I live in CA would get you a condominium in a sketchy part of town (2 br).

It’s all about location, location, location. This home in the right area could bring in a million plus.
The location and the demand mostly determines the price. In Hawaii, the avg price is $850,000. The house in the video probably be worth $1.2-$1.5 million in Hawaii. But then again, there are condos worth that price as well. It all depends on many factors.
Even I think that is a great price. You cannot get that where I live. I think Atlanta is a good choice with lots of employment opportunities. The summers are crazy hot. You cannot get anything like this for the price in the northeast. And almost always, furniture is not included, but kitchen cabinets and bathroom fixtures are.
This is a model house and is showing everything you can buy extra. The furnishing do not come with it nor do the high end appliances, the fireplace, the flooring. All this is upgrades. The price you quoted is the base price and everything goes up. Like the kitchen cupboards? That's an up-charge of about 2,500 extra or even up to 10,000 more, otherwise you get cheap looking base cabinets and not near as many as the video shows. In a new build with this house of about 350,000 you then have to add in all the upgrades (the standard comes with carpet not the vinyl ''wood'' floors. Then you have to add in the price of the lot. That is extra and the price is based on how good the lot is: the location, the view, the size. Can be about half again the cost of the base house. So realistically this house is going to sell for about 500,000
I live near Woodstock and one thing about GA new construction: they advertise starting prices of say 350,000 but in reality that house is really going to be closer to 550,000 or even more. Yes North Atlanta is nice and I lived in Woodstock when I first moved to the state. The big issue I had with Woodstock is I found the people very racist and majority hard core MAGA Republican. I wound up just down the road in a much more expensive area called Milton.

Answer me this: Why do architects not include a half bath in single story homes designs, ya know, for the visitors or do they think single story owners don't have visitors? Half baths have nothing to do with and have not been included for the convenience of visitors. It's all about the convenience for the people who live there 24/7/365. Logic and common sense escape you.

We have a half bath, sink and toilet, on the first floor. Normally they’re used for visitors. Because I don’t want people using the master bathroom. You have to go through the master bedroom to get to the master bath. I don’t want people going into the master nor do I want them in my master bath. Those rooms are mine and my husband’s. If we have visitors that stay at our home and need a full bath we have one of those upstairs. We don’t invite people to stay with us. We have several dogs and that’s their home too, not the people who visit. We normally tell them the hotels in the area. Especially if they have issues with dogs or cats.
Columbus , Ohio is now a boom town , we moved 45 min . ( less than fifty miles ) from it to a small town, Lancaster, Ohio and were able to purchase a newly built three bedroom , three bath open living room)-kitchen area with a loft and garage for a monthly mortgage payment LESS than the rent we were paying in a Columbus suburb! WTH a huge backyard!
Not usually furnished. Most people have their own that they move in, and buy whatever else is needed.
Model homes are shown with furniture, not included in price except kitchen appliances and probably washer dryer. Furnishings can be purchased after separate negotiations ( most of the time). Prices for US homes are dependent on location, just like in UK.
I'm retired real estate agent and the price of this home has gone up. It's probably more like $450K right now. North Alabama is nice, you can get more for your money their. The furniture is NOT INCLUDED...YET you might be able to negotiate it in an adjusted price.
.I live in the California foothills, my home is 2000 sq ft. with a full basement (not included in the sq ft.) A large 3 car garage on 2 acres with incredible views...the price for my home is around $800K...my home in the city would go for 2million because of the land. This home you are reacting too would be double plus the price in like Illinois for example.....
It's a model home. Sometimes people sell homes with the furnishings. It's not a given. Many times after all the models are sold; they sell the furnishings and art work for pennies on the dollar. I acquired some large, framed Wyland prints for pennies in the early 90's from a model home sale.
Depends on where in the US the house is. In central NC, that same house will cost you $400,000.
Atlanta is a fast growing city with 6.3 million population in the metro area. UK prices will always be a lot higher because space is at a premium. America doesn't have space constraints like that, so things can be more spread out allowing for more space per person and bigger houses. One of the downsides to that is car dependency.
We live in southern New Mexico, the house is a four bedroom, three bathrooms and a powder room, three car garage, huge backyard, kitchen and laundry room. It is around $550,00z
And if you ever buy a house in the US, look for places WITHOUT an HOA (Homeowners Association). They can be fierce, vindictive, and expensive.

It depends on the HOA. Not every HOA is bad, but dealing with HOA’s in the 55 and up realm or in gated communities…those are the ones that are problematic. Too many Karens.
My HOA is fine. I’ve never lived without it when I’m in the US.
My HOA is $10/month and that pays for trash, recycle and snow removal. They are great. We’ve been in this house for 25 years and we’ve never had a problem with the HOA.

In Northern California, this would be a 800,000 to 1,000,000 depending on which area of Northern California.
In the Bay Area, definitely over a million. In the Greater Sacramento region, and further north, it would be in the 800s to 900s.

It’s a NEW subdivision, that didn’t look like highway it was new home construction. And no not furnished … some include some or all of the appliances
You can negotiate to buy the furniture. Another instance is when the model house is being sold, and again, you can negotiate the furniture.
That video was made back in 2020, and the house has probably doubled in value by now. Also, in her comments, she said that the house was sold fully furnished.
Not furnished except for maybe kitchen appliances and sometimes laundry. But you decorate it yourself. Fun thing is you can decorate on a budget if you do it right and have good taste. I know for a fact some of those furnishings and decor came from Target, Kohl's and Walmart etc...😁
Houses rarely, if ever, come furnished. Only the appliances would be included.
But not always the case. Builder did not include a refrigerator. Owners of said home, ended buying one from builder. So more than likely, if they sell their house, depending on how old their refrigerator is at that time, they may leave it or take it to their next house.
IT DEPENDS ON WHERE YOU ARE. So don’t listen too much to the Bitter Betties. I bought a brand new 3 bedroom, 2 bathrooms, 2 car garage, laundry room, large fenced in back yard, large front yard for &127,000. That’s what you can get in Alabama. Then there are also, brand new, the huge semi mansions that go for around $400, 00 that have swimming pools, gorgeous patios, usually 5 or more bedrooms, a separate family room, a play room for the kids, 5 or 6 bedrooms that can go from $350,000 to $400,000.
Btw, if you sell your British home and move to America with the money you made, you’d be amazed at what you can buy.
In my city in western Washington, that is going to cost you about $800,000. 5/6 bedroom…$2,000,000.
House prices in the US are very area dependent. The house prices where I live at the moment are comparable to my hometown in England, maybe even a little more. We are in the midst of trying to move back east, where our new home has about eight times as much land and three times as square footage for the same cost.

The housing market is also determined by the cost of living, and AL is cheaper than average. In my state, depending on the area, this house could easily cost between $600k- $1M. You'd be hard pressed to find anything cheaper unless you're living rural.

You said the average house price in London is $671,000 that's cheap compared to San Francisco's average house price at $1,250,000 or Los Angeles at $890,000 or New York's at $1,000,000 and the size will be smaller than the house you reviewed. Atlanta is a major metropolitan city in the state of Georgia and is predominately black people with medium to upper-class standard of living. It's in the southern part of the USA which is much cheaper than the west and east coast. I live in San Francisco Bay Area about 25 miles southeast of San Francisco. I own a small 2 bedroom, 2 bathroom condo that's 960 square feet the market price is $615,000. I am surrounded by homes around 1,500 to 2,000 square feet that cost around $890,000 to $1,000,000. It is always about location, location, location in real estate.
I just looked up both my childhood homes, which are in Ventura County, CA (SoCal coastal county neighboring both L.A. and Santa Barabra Counties), on Zillow. The second house is in a town with a population of a 36K (2020). Parents bought it for 120K in 1980 and sold it in 1989 (I don't recall the selling price but not much profit was made) - Two story, 2300sqft, small lot, 4bedroom/2.5 bath, formal living room, formal dining room, family room, large eat-in kitchen, 2 car garage - it sold for $1,020,000 in 2022. The fist childhood home is in a larger city (126K+) that neighbored the town of the second house - single story, 2000sqft, small lot, 4 bedrooms, 2 bath, formal dining room, formal living room, family room, large eat in kitchen, 2 car garage. My parents sold that house in 2004 for 500K (bought in 1967 for 25K) - it is currently valued at 850k+.

1st house is basically all one room and made out of popcycle sticks and wishes.
Most people do more with their yards (gardens) here. After we buy a new house, we fencing the yard and start planning bushes all around for privacy. I love having a huge backyard one and a half acres with a pool, a deck and a hot tub.
When deciding to live in America, two things that come to mind are: Climate and Security. Many modern neighboorhoods are popping up as 'gated communities' so you get an extra sense of security. Climate is important for people with allergies or Ashtma, willingness to trek through snow or deal with desert heat. Some communities have an HOA which charge a monthly/annual fee for landscaping to keep your curbs pristine and bushes sculpted.
I've never lived in Atlanta, but I had friends who moved there because of work. They were artists and Voice Actors.Atlanta has become a fairly large hub for the East Coast; many TV shows and movies are filmed there, there's a large community of actors, voice actors, artists, gaming companies, industrial companies, sports, and shipping. No matter where you shop for homes, the cost of living and neighborhood upkeep will vary.
You need to see what the commute is to Atlanta compare to your commute in London
Atlanta itself is hit or miss depending on location but North Georgia for the most part is pretty nice. I lived N. Ga when was a teenager for about 7 years and I loved it, I had moved from southern Louisiana where I lived in a low poverty pretty ghetto area and it was like a whole different world when I moved there. The air was cleaner, the views and the people were nicer, it was just super refreshing and it's so hard to really put into words how great it was. Also these homes do not come furnished, they are "model/show homes" so the purpose is to give you an idea or inspiration of what it could be if you purchased it and made it your own.
You’re kidding, right? That’s not average by any means. That’s more like $1 million+. Unfurnished and with no window treatments, plus the yard will be a blank slate requiring at least $10,000-$20,000 to complete.
Absolutely not true. I am in a suburb of phoenix. Bought my home new 4,180sf on 1/4 acre. Paid less than 800k 3 years ago. So in no way is that a 1 million dollar home.

$325K??!! .there are very few places where you can buy a brand new house of that size for $325K.
There are parts of Florida this would be $2M house with $30k annual property tax.
That's very very misleading. As others say it's a model home, furnished because you show it to buyers; the furniture is not included in the price; plus it has all sorts of upgrades to get you to buy the upgrades if you purchase a home there. You'll probably be purchasing a lot on which they will build a home with the same floor plan. Atlanta is a big city but relative to most big cities it's a cheaper place to live. However most people buying a 4 bedroom house are going to have quite a bit of their own furniture already.
I don't think this is an "average" American home. Let me offer two examples.
My home is a townhouse one story in Tucson AZ. I have 2 baths (small and smaller) and 3 bedrooms (Large, medium, small) or (King, Queen, Twin in bed sizes). It's in a very convenient and safe area, highly desirable to many. I think it's beautiful, it's only attached by 8 ft of common wall to another unit and has its own back yard and patio. It's about 1300 SF (13 m)and it would sell (according to Zillow) for a little over $300K. It's a little small but houses in Tucson rarely go much over 2000 sf and single level is desirable, no stairs to climb. Tucson is among other things a retirement community.
My brother lives in Mountain View, CA on the SF peninsula heart of Silicon Valley. His house is about 1600 sf (16 sm) also one story, 3 bed 2 bath and Zillow has listed it for $2.5 TO $3.1 million over the past five years. He didn't buy it for that he bought it 30 years ago needing a complete gut and remodel for about $200K (very cheap at that time but it had been vacant for 7 years and was part of a block the city had planned on tearing down for a road widening so they sold them off cheaply to get them fixed up and generating taxes after they changed the plan to widen the road...). In Tucson that house would probably go for $350 - 400K.
You might be able to get that home furnished if it’s the model home that has been used by the builder for tours and promotions for a while before it’s sold.
That house has probably close to 100k in furniture. Typically, the only thing that comes in a new home is the appliances dishwasher refrigerator stove oven. No washer or dryer.
Let me be very clear No houses to buy come furnished If You’re renting It’s still not furnished And with utilities And maintenance It’s much more Expensive

The 2 twin beds in one room and queen/double beds in others are there to show how the rooms can be used with real furniture. Outside major cities, a bedroom must have a closet- my sister once sold a house with 3 bedroooms and den - the 4th bedroom( as they used it) had no built in closet.

This was a 'model home' they deck it out with all the options and then 'stage' it with furniture to give people an idea what is possible in the space. If you come at the end when they're going to stop showing because the homes are sold, you may be able to get the model and have the furniture included, but then you'd have the house everybody went through and sat on your stuff...

Usually, the appliances in the kitchen are included in the sale price. Possibly the washer and dryer is included or may be negotiable. Back and front yards are generally covered with sod/grass and that's it. Landscaping of the yard is typically left up to the new owners. We do have incredible property options compared to most European nations. I have an older home under contract right now that's located near Mobile, Alabama. This is a 4-bedroom, 4-bathroom house on 13 acres. It was an expensively, well-built home in the 1950s. It has been very well maintained but at this point the interior and exterior appearances need to be updated. This property I'm getting for $80,000 USD. The 13 acres of land has a small creek and is heavily timbered with saleable huge trees should I choose to go that route. The sale of trees would allow costly updates at no real cost to me. I've looked for nearly a year to find this but it's a great house complete with an actual elevator/lift? Prices vary with the area. Mid 1970's houses in my area are now selling for $399,000 and up. Rentals are over $1,000 per month. I paid under $100,000 for my house over 20 years ago. I get calls asking to buy my house as do many home owners. I can not afford to sell as I can no longer afford to buy a house.
average home in states is still 3 bedrooms 2 bathrooms and 1200 to 1400 square feet in most neighborhoods anything else is considered an upgrade and larger price range . it is why modular , mobile and apartment is scaled into same square footage . unless is is in metro largest cities such as new york city etc. where they can sell you a pet bed for 30k .

Holly Springs is about an hour's drive north of Atlanta. If you work from home and have a good internet connection, you're golden. But if you had to drive into Atlanta every day, the traffic would drive you mad. A tip about the Atlanta area - the houses that tend to go up in price are "ITP" (Inside the perimeter of I-285). This house is WAY outside the perimeter (OTP). Yes, the houses are cheaper, but they might not go up much in value. It's almost better to find a cruddy house for cheap ITP, and pay to renovate it. It'll be worth double or triple what you paid for it in 5-10 years.
Unless you’re in Buckhead, ITP is hardly desirable. There’s a reason why OTP (including Lake Lanier) is so popular.

The best tip about Atlanta and Fulton County is to get as far away from it as humanly possible.
I've moved alot in the Northeast part of the U.S., old houses, newer houses and one house we built. If you want a custom built home you're going to pay alot because the models you see have huge "upgrades" in them. If the builder is selling one thats already built there aren't really any surprises. Some people want to live close to a highway or major road because that makes it easy and fast to commute to work, shopping ect. That can also drive up the price of a house, because its convenient to be close to that highway. Houses are usually well insulated so you dont hear the noise at all. Trains nearby, you would probably hear them. Usually the builder "rents" the furniture to showcase in the house. You can always ask anyone selling, builder or the average person if there is something you would like to buy back from them. My daughter did it with a family they bought from. There was a huge big screen TV mounted on the wall and the sellers reached a deal to let them have it. Same went for bar stools at the kitchen counter. Use a realtor for any transaction and they are your go between buyer and seller, they'll help you with anything
Woodstock in Northern Atlanta is a very quiet suburb. Very nice.
Real estate in the southern states is generally more affordable than properties with the same amenities.
States that have nice properties include, but not limited to are Maryland, Delaware, Virginia, North Carolina, South Carolina, Georgia, Florida, Alabama, Louisiana, Texas, Arizona, and New Mexico.
I personally want to move south to either Virginia or North Carolina from a northern state. Houses up here are bread boxes. The ones that aren't are at least $600k, if you're lucky. I'd have to go to another state to get down to $400k.
However, $400k would get me about 3 or 4BR, at least 2 Bath, 2 car garage with front & back yards.
I've watched the same realtor do property tours for high 6 and 7 figure houses. Keep looking through her channel, you'll see plenty of spectacular properties. Look for properties that start at 5BR, then brace yourself about what you'll see.
I think they said "model" home. Builder has houses set up so you can pick what floors, counter tops, etc. that you want. There is a base price and depending on what you pick, the price goes up.
Twin beds for two girls or boys, the 1/2 bath was down stairs, two full baths upstairs, one full bath in Master suite
Houston Texas housing is like this too and considered unusual as real estate goes. It can vary a lot in size and price here. You have to deal with the extreme summer weather in the south. You okay with a/c bills?
You can buy the model home fully furnished when they are done with it.
Those were 2020 prices. This is located about 35 miles from Atlanta and the current estimate is closer to $500,000 USD.

This house is the "Model House" or a sample of the specific style on the market . Each development will have a few different styles and sizes. It is professionally furnished and decorated to attract buyers but price doesn't include it. Though for additional money they could eventually sell the Model decorated.
That home is in a suburb of Atlanta. Metro Atlanta includes many surrounding areas and I’m sure what you see includes upgrades which means that price she quoted is not the actual price of this home it’s the base price. Add maybe 50,000 - 70,000+ to that home as is.
The half bath was downstairs outside of the master bedroom. The furniture is just for staging. People like to imagine how their furniture would look and fit.

that " highway" is a regular street in many cities. New houses are always double or triple glazed windows. Cancels out almost all outside noise

North Atlanta is a suburban area that is highly desirable. There are several cities in this area, and all are reasonably middle-class to upscale. And yes, this house's proximity to a busy highway is likely one of the reasons for its low price. It may also be quite a commute from there to the center of Atlanta; a lot of people in that area regularly drive up to three hours each way back and forth to work each day. With the weather in Atlanta being moderate year-round, most people enjoy having a relatively good-sized back garden they can enjoy for at least three seasons of the year. This house does not likely come furnished; most houses are staged with furnishings when on the market. A buyer may have an opportunity to purchase some of those furnishings, but the price for them would be in addition to the price of the house. Most people would rather use their own furniture or buy their own new. Walk-in closets are standard even in apartments in most American cities. And I'm always astounded at the small size of showers in the UK when I watch British real estate shows. A lot of bedrooms in the US that have twin beds tend to have two of them; that's good for a guest room if you have guests who don't want to share a bed but could share a bedroom, or for siblings. I'm not sure what that large paved area is just next to the house; it looks like a communal parking area, but that would be odd, given that every house has its own driveway and garage. Perhaps there's a community playground or clubhouse next to this house. I would think the owners would likely want to install a privacy fence along that side of their property, if the HOA allows it, especially if they have small children who would be playing in the back yard.

@seaneendelong8065 Compared to the UK, it is. I lived in Atlanta for a few years, and other than being humid and hotter than four hells in summertime, it's moderate. They don't get snowed in during the winter. People tend to participate in outdoor activities pretty much year-round there.

Areas north of Atlanta range from suburbs to rural and very nice. Nice homes with large yards. It's hilly and wooded too being in the foothills of the Appalachian mts. I lived there a few years ago in Dawsonville. Loved it! The house here is in a more suburban area, having curbed streets. I don't like the predominant garage in the front of the house. I'd rather have a garage on the side, out of the main presentation.
No, they don’t come furnished and the building adds upgrades to the models to interest you. In addition, the builder used a professional decorator to make the home look its best.
Most of the time, you can buy the furniture if you want to. It will cost extra but you can most likely get it cheaper that way. Not sure about Atlanta either? I do know it is very hot and muggy there in the summer.
Keep in mind that a model home will have all the highest end upgrades. The price listed is a base price. If you wanted to get this house add over 100 grand to base price .
