If Friedkin is sensible, he'll acquire land in the area next to the stadium and do what Man City are doing by building a concert venue in the 25000 size, build an hotel, build other retail facilities and establish an Everton village in the area which might involve some form of merchandise manufacture. That is what I would do if I was Friedkin.
All the that area has already got 5 billion earmarked towards it from peel waters if it goes ahead is another story it’s a 30yr project so who knows but I see where you’re coming from massive potential

In my opinion, despite plans to expand to 65,000 If required, it has been built to small at 53,000. It’s amazing but the demand is already there for 65,000. It should have been built at that capacity from the off.
