Tom thank you for your Open House wisdom! I'm going to put this into action next Thursday for my O.H.! Your videos are a fantastic dude! I do not get this training at the office. +Coach Tom Ferry My Open House took place from 10:00 am to 13:00 pm this morning. I think i did my job well! first time open house, 8 visits in three hours, 3 were agents and 5 were new clients. I can do better next time for sure!
Hi Tom! This video is gold, but I have a question about the app for iPad. Did you have a specific one in mind? I am haveing trouble finding one with data collection and an enticing incentive to fill it in(like an auto CMA, buyer process chart, etc.).

Would you invest the money to make it an "event" if it is not your listing or would you still to doing the traditional... Lots of signs, door knocking, a facebook ad with the focus of getting some leads?
This is informative for sellers. Are open houses worth it? Whats the percentage of homes sold from open houses, maybe 8%-10%?. For me, an open house is a way for a realtor to drum up their business. Realtors spend most of the time in an open house marketing themselves. Don't become my realtor if you will discuss other potential deal or making contacts in my house.
Stinks Facebook doesn't let you target zip codes anymore in an effort to handle discrimination issues. I get it, but still. People in some zip codes just aren't buying beachfront homes.
Music yes please do I'm doing an open house now and no music😲 it's my first one, I did door knock but day off next time I will do 2 days before each day👍 It's another agents in my firms open house and I door knocked to get things started, so let's see how many ppl come in but yes bring a charger, bluetooth speaker and play open house playlist👍
I think you can get some basic signs for $5/piece (just got some yesterday), so times 20 is $100. And instead of Ipad's, get a couple $50 android tablets. Total investment is a couple hundred dollars.
I love the sign and some of your ideas and your enthusiasm but I'm telling you now that if you were putting that much energy in recruiting other listings and offering my neighbour food and private viewing I would be pissed and your ass would be flying out the door. I understand as an agent your only making money when you sell a house but that kind of a recruitment during an open house in my home would be unprofessional and definitely crossing the line. The way your talking you are using that open house to find potential new sellers not sell the house. You obligation during an open house is selling the house not recruiting.
Corinne McLeod open houses are generally known to be dual purposed: selling the property AND prospecting. Only one person who walks through the door will buy your house. Why would you get bent out of shape if your agent seeks to convert the rest to other sales?
@@missmgmnt I wouldn't want my home to be used for anyone to prospect and market themselves. I catch my realtor discussing other homes and only imagine a Real potential buyer of my home can't get a chance to speak with the realtor because he's promoting himself and putting contacts in his phone...GONE!!
