My wife and I lived in the east kalayaan neighborhood in a duplex that was new then in 1990 when I was in the navy we loved it .it was a duplex with garages in the middle to separate the units .could you show some of those areas we are planning to move back to the Philippines asap thanks
I love goats, but most of the goats in The Philippines are for meat, not for milking. Cabrito, or Kambing is great meat. I like it better than beef or steak. The scenery is impressive. Lots of rocks in the area. My wife is Filipina... No problems with legalities. Yes, the hills almost look as if you were setting the stage for a movie. I think I would much prefer the Subic Base. Construction cost in the Phils is around P11,000 t0 P14,000 per sq meter based on cement, primer and 1 coat finish. Extra cost for more aesthetic finish and superstuctures like dormers, brick veneer, slate, stone wash, etc.
I am a do-it-yourselfer guy so basically will not hire anybody to do things for me that I don't know much about or could do it by myself I have to. Spare you much of disappointments, money and nerves in the long run. The country does not have a lot of "in between" builders. You either go for the top-rate ones or the so-so guys. There are two ways I would go if I were to build. Either I hire a designer, architectural student or independent architect - not those large reputable ones that will charge you an arm or a leg - or I will supply all materials and just hire labor i.e. construction foreman /supervisor will provide the muscles and tools of the trade, even some small equipment like welding machines, mini-excavator. When hiring labor, you ask the number of days to do the job and how many people that needs to work at certain point in time (you don't need an electrician or plumber during excavation work or a painter a few days before the work to paint on is ready and dry, etc.). With the knowledge what a skilled labor or supervisor gets per day and the number of days they will be on site, you basically have an idea of the total labor cost. That is the starting point of negotiation for prices. For the materials and special services, go directly to the stores and firms and get a quote. If you hire a designer, he will do it all for you but you have to pay which is fair. Remember, a good deal can only happen if it was reasonable and executable. If you thought you made a good deal pricing wise but it wasn't economically feasible for the contractor, you end up having either unfinished job or low quality work that will need to a do over. I know of an unlicensed architect (probably unable to clear the exam for some reason) but had tons of experience doing design work for SM (the big store) but the problem is distance as she is based in the Bicol region. You also can buy a small ad space in your local paper and post your needs and project.
