Great advice PK my son bought a 90s townhouse in lili pili in the shire 2022 where it is surrounded by massive expensive homes. He has water views and land and a comfortable start for their young family.✔️

Love this PK. And totally agree. I bought a 1980’s double brick townhouse for $390k pre/off market last year in a block of 20. Great land ratio. It’s already now $500k.

I have seen lots of excellent videos. Property growth is phenomenal at Caddens Hill, Claremont Meadows, Kings Wood, and South Penrith due to the upcoming new airport. Investors made lots of money on new land and house package or on townhouses as well. Normally you do not prefer the outskirts area but the ground story is completely different. Penrith area surprises everyone.
Thanks for the great content, would you choose a house in Quakers Hill or a villa in West Ryde? Or a terrace in Newtown?

What's the difference between a townhouse and villa?
Taigum....Handford Rd ironically...Settled 05Jan24 $445k off market (valued at $470k), rental was $430pw, now (1Jun24) realestimator has it at $511k (14.8% increase) and lease renewed for $520pw.
have another in a gated community Taigum...settled late Jul22 $490k (on market / valued at $470k so overpaid), now realestimator has it at $605k (23.5% increase), rental was $420pw now renewing at $600pw
Taigum is going great guns - just like in the news article PK!
This market is run by greed not by need. Warren Buffet famous saying "Be FEARFUL when others are GREEDY ! " definitely fits here.
True PK. I totally agree with you. I bought my first investment property, a townhouse in Gailes (Brisbane) in 2022 July for $340k. Now the units in the same complex are selling for offeres over $495k. It still has the potential to go further up in my view.

Why would you ignore medium density unit if they grow same as townhouses based on the chart provided?🤔🤔
Because we don’t want to buy townhouses with that growth, we want to buy superior townhouses with the growth of detached houses, due to higher land to asset ratio.

Townhouses in Melbourne are abit different to those in NSW. As in townhouses in melbourne tends to be free-standing. Can you please do an analysis in NSW?
I found when comparing performance that Melbourne ones were good proxy

No, I don’t believe anyone needs it that has 3-5 hours a week and an interest in real estate
