I disagree I think her videos are very similar to the actual exam. When I took my exam I thought the questions would be more in depth but they wasn’t, however I did not pass my first time I was off by a few points but I’m happy I found her page. I will be using her videos as a study house as well! Thanks for sharing 😊
Yeah, that one threw me off too. When you say mutual exchange of promises that sounds way more like bilateral agreement then valuable consideration. But when they say something of value it sounds like valuable consideration. I'm pretty sure they put too much info into the question making both answers correct.

Maggie, I am loving the video and they are so helpful to me in studying for the real estate exam. I am in Kentucky, but still helpful information. Do you have any videos on the closing procedure, such as what is a credit or debit to buyer and seller?

I'm pretty sure they put too much info into the question making both answers correct. Its like two separate questions rolled into one with an answer for each question.

Void contract: we enter into an agreement to cut your lawn even though the HOA says only they can cut lawns. That’s illegal so it’s void. Voidable contract: we enter into a contract and then you find out I am a minor. That’s voidable.

Hi. If a contract is written with a party who isn't legally capable, how is it only voidable and not void? If the person isn't of sound mind, how can they legally sign a contract and it be acceptable?
@@C3POh good question! Because a minor can enter into a contract, but can void the contract since they’re under age. Now who is really of sound mind by entering into a contract with a minor? Therefore it’s voidable. You, as the adult would have to abide by the contract, whereas the minor kinda doesn’t. Void contracts have an illegal subject matter so it’s void from the start.
The Georgia Real Estate Commission is required to investigate the actions of a licensee as they relate to the real estate license law if the Commission receives A. a telephone complaint by an unlicensed member of the public. B. any written request for investigation by another licensee. C. a sworn, written request for investigation. D. a notice of lis pendens

A sworn, written request for investigation because a lis pendens is basically a cloud on a title which has nothing to do with GREC, and since the other two (A & B) have member of public vs. licensee, that's definitely not it as ANYONE can file a complaint. So the best answer would be C.

That wasn’t the exact question but it was along those lines. I know realtors have 10 days to remove a sign off a building once sold but what about online?
@JustCallMaggie I failed my exam the 1st time, but I was struggling with understanding the math that I didn't focus on everything else. 2nd time I will pass. Thanks for teaching the acronym Colic., because that's how I got most of these correct. I remembered colic and remembered what each letter stood for.

I do not understand question 22. How is the contract enforceable if it is not in writing ?
Because it’s for trade fixtures. Not for a sale and purchase of real estate where it would need to be in writing to be enforceable.
