I’m coming up to my practical completion stage soon and my partner and I are completely clueless when it comes to this stuff so we would for sure have missed crucial things. Thank you so much for this video, you’ve saved us from the future headaches and stress.
Hi, thank you for posting this video. We are going our pci in 2 months. Just a quick question, when the builder ask for the final payment after the pci, is it the phase payment or variations payment ? Do we have full right to postpone that payment until they come and fix the house ? Because our builder usually only give us 5 days for any invoice. We do aware if we go beyond that, penalties could apply. Looking forwards to your thoughts about this. Thanks!
Hi there! I recommend you talk to your site supervisor if you feel that there are items in PCI that have not been "practically completed" according to their standards. Example, we delayed payment because our sliding garage door had not been installed and therefore was not practically complete. This meant until the installation was completed, we did not need to pay for that phase of the build that was due. However, I really need to stress the importance of talking to your site supervisor to ensure you have the right information based on who you are building with. Some different building companies might have variations in their contract on what they deem "practically complete". At the time, our site supervisor said assured us that we would not pay late fees penalties due to the fact that they had not been able to complete what they had agreed to in the contract at that point in time (to safeguard myself, I also got this in writing via email).

Building inspectors are not regulated in WA so its almost pointless here
