Hi Nicola, why does no one ever mention that you need to check that your solicitor is on the lender's panel before instructing? Everywhere says - as soon as offer accepted, instruct a solicitor by reading reviews/getting quotes/recommendations from friends/family...no one mentioned this to me and now I'm in a position where my chosen lender may not have my chosen solicitor on their panel.

Great video Nicola! First time buyer here, lets say you get an AIP approved for £325k, and the house is worth £350k, but you want to offer less than its valuation. Should you still show the seller/estate agent your AIP for a higher mortgage amount? Or is there risk the seller will see this as an opportunity to increase the price? Hi Ayan, I would strongly recommend not to go through your mortgage provider as options are very limited (only one insurer they will consider) We are a broker so provide options from many insurers and also provide advice,guidance and a free will writing service. Our insurance service is completely free of charge and you can book an appointment here; www.DM.Mortgage Buildings cover and other insurances should be applied for around the same time as your mortgage.
You need to have the insurance in place when you conclude missives. Most people think it's when you get the keys, but you're actually liable from when the missives are done.

The house has to be under the price cap - if not then you have to purchase using a traditional method of purchase (ie - without the help to buy scheme) without the scheme then you need a minimum of 10% deposit currently and the rest would be made up with a mortgage.

I’ve had a mortgage in principle found a property placed a offer. Offer accepted broker has put me in touch with a solicitor provided proof off deposit and paid for all searches on the property just waiting on mortgage approval fingers crossed if it fails I’ll be forced to be homeless due to my rent reaching £1200 when my mortgage would only be £815 fingers crossed 🤞
