  • @JoeyandFranci

    “Have you ever heard of ghosting?“
    Hint: just say you didn’t like the apartment and tell them to stop getting emails. It’s just courtesy. It’s also just human.
    I remember when I started in real estate and sometimes that person was your only lead, so you’d always follow up with them. Literally, just doing their job.
    Anyone reading this: don’t ghost anyone in anything (not just real estate). Respect peoples time and effort. Ghosting is a terrible aspect of todays society and I’m sure most have felt it before. Don’t stoop to that level.

    Omg I love this sit down video! I love how you talk about throwing out the idea of paying just 30% for rent because same LOL

      Like those pie charts were made in 80s or something? Cuz there is no way just 28-30% of my paycheck goes to rent anymore. Thank god I am not alone Hadel!

    Another great video! Everything that you said in this video is very true! I just moved to Cambridge a couple of weeks ago and started my new job as an Associate Scientist in Neuroscience research. It was nice to meet you on the Green Line the other day; thank you for saying hello! :)

I am also actually a scientist at Harvard, studying aging and part of my lab works on neurological diseases such as Alzheimer's. How are you liking Cambridge and your new job? Everything you say is so true. I've seen places that get put on the market and get taken off within 12-24 hours. People are willing to apply for places before even touring in person or even speaking to the realtor. Listings on Craigslist and Facebook get flooded with people within the hour. I've been searching for the past month because I was unexpectedly given a 60 day notice from my current place (change in ownership or something, yada yada) and have to find a new place for August. It's been brutal.

    • @arpit_sharma
      @arpit_sharma  2 роки тому

      How’s the search going? Any leads for you yet, august is like here so I hope you have found a place you like. And I know all the rent increases and price hikes and the apartment rat race is so true in Boston and ofc NYC too, the coasts are like crazy this year

    Arpit, just came across your channel and I am SO grateful that you're sharing these details. People have to know that they're expected to pay around 3x rent upon signing, that realtors can be TOUGH to deal w, etc... Living in Allston rn, which I absolutely love, I notice poor allocation of land. For example, on Comm ave (by Harvard Ave) there is a huge herb chambers car dealership that splits up a long lines of apartments buildings. Imagine the amount of units that could fit there instead! Would really like to hear some of your takes on this & how it additionally contributes to the drastic rent increases.

    • @arpit_sharma
      @arpit_sharma  2 роки тому

      Thanks Reese for the comment! Do not even get me started on the poor land allocation, I have so many examples of that right on my street. Big hospitals (both human and animal) that believe it or not are mostly not occupied. Not to mention the parking lots for them that are mostly empty, I am not sure what contributes to spaces not being used once they are established. But that is something that I have noticed in the city as well

    Your videos are so informative! Do you know how difficult it might be to find a place for an October or November move date? I assume the main issue is just availability of units

    • @arpit_sharma
      @arpit_sharma  2 роки тому +1

      Thanks so much Baileyy! I actually moved to Boston in November 2018, but I was expecting to move in September of 2018. So I actually had already secured a place for September and ended up paying 2 months of rent while I wasn’t even there. So one bet would be just to get a place in September but if you are moving in November, I bet you can try and find a place that leases then. I hope that complex answer makes sense

    How do you negotiate rent?

    • @arpit_sharma
      @arpit_sharma  2 роки тому +2

      I have found it’s really hard to negotiate when you’re signing a new lease personally. But if you have lived somewhere for a year or two, you can sort of make the case that you have been a good tenant, paid your rent on time, etc and you would love to stay but can’t afford the rent at that particular level, would like a reduction and would possible stay. I forget btw, do you live in Fenway?

    I live outside of Boston in the South Shore in an apartment complex and they raised my rent $600. I switched over to a smaller landlord and the rent is more affordable.

    • @arpit_sharma
      @arpit_sharma  2 роки тому +1

      My friends who live in Brookline, have a small landlord too and their rent has basically not increased. I think the companies have to charge more depending on the market than local landlords that don't care that much

    That's insane. Honestly for $3500 a month you are better off buying. It can be done in Boston and surrounding cities. You can even house hack to save. I suspects rent will be lower in 2023. A lot of investors are over leveraged and will be forced to lower rents to cover their mortgage as more supply enters the market.

    • @arpit_sharma
      @arpit_sharma  2 роки тому

      I hope that is true for 2023! I can’t afford much higher rent that what we are paying now. Also, what is house hacking?

    • @TristanJWallace
      @TristanJWallace 2 роки тому

      @@arpit_sharma House hacking is buying a duplex, and renting out the other units to cover your loan payments, if done really well you could be living basically for
      free

    • @arpit_sharma
      @arpit_sharma  2 роки тому +1

      @@TristanJWallace ohh actually ok definitely familiar with that. I just feel like properties like that (& property in general) is such a good investment. Like the rents are skyrocketing, it’s becoming harder to justify shelling out so much money and not owning it
