Let's say that the roof is like 10 yd so that would be 3k for the roof or it's 3k for the roof plus what you would pay the contractor?

OR you could just use one of half a dozen sat image companies . 25 bucks you have a complete take off that can help with gutters as well .

There are two types of per square prices. One price directly from the installer who and one from a branded contractor. Working directly with an installer can be tricky due to language barriers and cultural barriers but their prices are low. Branded contractors will give higher prices but they should be very turnkey.

    Flipping Mastery TV
A good fast estimate is take the square feet of the house then Divide that by 10.
That is the fastest way! Then hopefully you can get contractor to give you a good price for labor. I pay 60 to 80 Dollars per sq. just for labor on Roofing and Siding
( Tear off & Put on new )
Then depending on which materials you use it might cost you 80 to 130 per square for all the materials. This is way cheaper than most Roofing Companies will charge you for the job.
Most of them want $350 to $500 Per Sq. with Labor & Materials.....
Keep negotiating to get your prices down. Plus go to Lumber Companies and try to get an account to get cheaper prices. Also a Pro Account at Home Depot if you choose to use them for your materials.

Whole property or just the house for square foot to divide by 10?

If the house is 50x30 It is a 1500 sq. ft. / 15 Sq. Roughly - Depends on wall heights etc...... It works good for a quick reference if you need to replace siding. Do the same with your Roof.

What about checking for additional layers of roofing and if roof needs roof sheathing those things can double the price of a roof , we do lots of work for some flippers and it amazes me how they always think that I am trying to overcharge them . they think every roof should cost the same to replace . This is nonsense information.

I agree with you I took off 16 layer on 2nd story roof I dump 3 tons of roofing materials.
just gave price per layer on 22x55 roof owner said my number is crazy. I estimate 6 to 8 thousand with new materials.

    Came here for a break.
I am so tired of VIRUS VIDEOS. How long will people keep making them? How long after the housing crash did people stop talking about it? Or the 80's recession? It like being in a boat on the ocean. Sitting there wishing you were in a better boat. That will not change anything. You have to make things work with the boat you are in. Each time during a crisis so many people made the best with their boat until they found themselves in a better boat. Some even got a yacht. Continually talking about bad things just fuels them and keeps them relevant. Let's stop doing that.
