She's Maria Angelina Alexander, She's a licensed broker in the states 🇺🇸, Can't imagine earning $85,000 biweekly, God bless Ms Maria Angelina Alexander, God bless Australia ♥️
Really lovely home and gardens, love the spacious feel and the floors, looks to be very well maintained… solid build, not like the new ones… thanks for sharing…
Beautiful property, is it just me but would the steps for the pool be better designed to enter from the terrace? Less able bodied people or elderly need to use them and would have to walk through the garden. Otherwise a perfect property for me.
I wish you provided info on conveyancing fees. ground rent, council tax and utility estimates. I'm pretty sure there'll be other additional hidden costs. I've realised how these homes rarely come with at least one bathtub. I'd definitely be considering solar panels. Thanks for the video.
Unless you are Thai or have a Thai wife...your can't buy it anyway. Farangs can not own land, houses, or villas so not sure why here channel is called Farang homes. Its an oxymoron.
Bonjour en temps que retraité si j achète cette villa je suis propriétaire de quoi exactement ,quelle sont les difficulté pour venir vivre a cet endroit venant de France. Bien cordialement.
The only way for a foreigner to buy a property such as this in Thailand (a non condo/apartment unit) is to form a company of which you will be the 49% minority shareholder, and the majority shareholder(s) owning the other 51% must be Thai. There are tons of risks going down that route and the Thai authorities are clamping down on 'shell companies' setup just for the sake of buying a property. In extreme cases, they seize control of the company's assets. Basically: no, not recommended thus not possible.
@@137dylan Not exactly correct. You cannot buy the land, you can lease it for 30 years (with the option to renew twice, so 90 years) but you own the home, just not the land. This is very common in countries in SE Asia.
@@AboutHouseMusic No, foreigners can not buy or own land, houses, or even villas. You can do a land lease, which is basically a 30 year rental on the land but you will never own the land. So instead of renting a house....you are buying a house and renting the land, which means you will some day give the house back to the land owner for free or try and sell your house...and transfer the land rental agreement. Many buyers will not want to buy a Villa in this way....they won't want to take over the remainder of your land lease. Its still a rental...just a very expensive one. Just rent a villa and move when you want. You get all the benefits of now owning the land or the villa and the luxury or moving whenever your 6 or 12 month lease is up. This is the exact opposite. This is also a rental....but if you decide you don't like the area anymore or your situation has changed...you can't just move. YOu now have to try and sell your Villa and get someone willing to transfer your landlease. A bit of a nightmare. So a lot of money up front for not having the luxury of moving when you want.
Foreigners cannot buy houses in Thailand. And don't fall for the land leasing scheme. Also buying under company name is not legal and is very risky along with being foolish. Physical structures like houses depreciate in value. Only the land appreciates in value so you're much better off renting. Plus, rental yields in Thailand are usually 3% so you can stick $250K in the bank and use the interest to pay the rent and have no worries about losing your home due to corruption and scams. Looks like you need an adviser.
@@user-hjsjdhs23sdf Finally someone who speaks the truth. These villas, homes, attached with land leases are all terrible deals of for the foreigners....great for the Thai land owner. Rent in the US makes little sense. Renting in Thailand is the only thing that makes sense. To many people bring their Western buy vs rent mentality to them here in Thailand. It's not the US. Its Thailand.

She is really a good investment advisor. I was privileged to attend some of her seminars, that's how I started my crypto investment.

Finally a home with a real kitchen. The only thing I would add, is a hood over the stove 👏
Or a new cooking place with air extractor down included in the cooking field.

How much is the lease a month for the land?
It's too big for my needs. Location, Location, Location. I want to be closer to convenience.
Lovely property. Plenty of room for a weights bench and pool table out on the terrace. Once again, great tourings today, Gim.
29,000 Baht / month effective rental over 30 yrs. Plus running costs, taxes, maintenance etc
Nice Showing Once Again Ka GBU You All Stay Safe Always Everyone 🙏❤️🌹

A high quality microphone that clips onto your shirt is literally $100. Also, it's 2024; this should be in 4k.

nice... too bad garden isnt a tad bigger

I guess there is no AC?
There's A/C vents and thermostat throughout the video, lol😅 Fans are common to assist with air flow and cooling, which will save in energy bills.

Well spotted 😉 We have 2 more archived videos to upload from earlier in the year
Can a foreigner buy it?
Possible to buy the house if you lease the ground. Or if you buy under your company, or in your gf name which is always risky.
