The bank pre approved me for something around 600k. If I bought a house for that much it would have wrecked me. Our made budget was 450k, found something at 430k

Here's a few more tips from an old soul.. 1. know the value of renovations, that dodgy kitchen & bathroom that you can't live with can easily add another 10 15% to the purchase price. 2 Don't trust fresh paint. Paint is cheap compared to what it can hide, especially freshly painted ceilings 3. Always always get a survey done on the land. 4. Use internet to check sales records for that house & street. It gives you a good idea how much room there is for negotiation. 5. Take earplugs on inspections or otherwise ignore selling agent.. 6. Always call building inspector after you get the report & ask a few questions. A lot of them are tick n flick merchants & if you read the waivers they guarantee nothing . Listen to the answers. 7.Remember you are buying the house not the furnishings.. Who am I you may ask? Just a guy that spent over 20 years in the home services industry. I was often referred by selling agents to home sellers. Do you know how much a few hundred dollar kitchen top & fresh paint in the mouldy laundry & bathroom can add to a home value? hehe

When you’re start buying get pre-approval letter, not pre-qualification. It’s when your financials, credit score and income verified. Also you’ll have a statement in residential purchase agreement about contingencies (deadlines). In sellers’ market that is happening now no seller will give you more than 25-30 days loan contingency and you’ll lose your earnest money deposit if your loan is not approved at that timeframe.

I'm a real estate investor and was once a licensed real estate agent and I would advise getting multiple pre-qualification letters at different price points. This will allow you to make offers on multiple homes at different price points without revealing your full buying power.
Another small tip: If you can, try to get the mortgage just at or below rental rate of the neighborhood. If in the future you need to move but can't or don't want to sell, you can rent out the property and at least cover the mortgage.

Don't forget that some banks require that you have reserves after all the fees. So you will have down payment, closing, and reserves. Normally this isn't a lot but a few thousand.

Buyer and even selling property is always a significant PITA! Part of the reason RE isn't very liquid. For new investors out there that think they want to own RE solely as an investment, REITs MIGHT be a better choice for you if you want to avoid many of the headaches and want something that's much more liquid. Pros and cons for each, but sometimes just sticking with REIT's makes more sense if you want a more passive option without the headaches!
So on the subject of having 20% down payment, this can actually sometimes work against you. When I bought I only looked at places that I could afford with 20% down. When the bank found out I was putting 20% down they increased my interest rate. Long story short it was cheaper to decrease my down payment and pay the mortgage insurance up front then have a higher interest rate on my mortgage.

If I were to follow the 25% rule then, I would never be able to purchase a home in Cali. It depends on your location. Also, the advice about net income and not gross income is a solid one. Banks usually give you loans on your pre-tax income but you a should always asses if you can afford a loan on your post-tax income.
I was pre aproved for 580k last week iv been working as a plumber in tunnels for three years now saving living below my means im buying a home for 325k instead in a up and coming area in Pennsylvania i plan to renovate the carpets to hardwood , gut kitchen, gut bathrooms and redo everything myself with my father im 25 years old with wife and new son most of people i went to school with that decided to go to college are living home with there parents i went on wrk truck day after highschool graduation i plan on busting my ass maxing out my roth ira so by time im 40 im a everyday millionaire and i can set my son up with investment properties so he can level up our family lol. I never payed attention in school and barley passed and was a troubled young adult. Theres no excuses people make yourself better 1% everyday body, mind ,spirit ,finances.

The best way to buy a house is with other people's money! But in all seriousness, I was able to purchase a home with no money down with an FHA program where the government put in the down payment and forgave that small I lived in the house. Lucky break to getting into home ownership!

The home refinancing does not seems to be saving anything as you already paid interest to the bank even if your mortgage is new. After calculation and new closing cost it is not a good idea to re-finance unless you are paying too much of interest or need some equity to do something else.😃😃

Another to negotiate into your contract is, if it is new construction a hard date of completion with a penalty if they take longer. On one of the properties I was buying the builder was 70 days late from our contractual closing date. He was late with no consequences. We were staying in a hotel because our property was not ready. Lesson learned!

I looked at all the realtor apps, found my home, called a realtor by the new home, he recommended the bank, & I got my first home. Be sure to include your moving costs because that's the expensive part. The movers will cost me 2 years of mortgages! It's a very inexpensive little home with a little mortgage, and very low interest rate. It's a great time to be a mover their all going to do well at this time.
I'm in a strong sellers market. I just had my offer rejected for 555k with 20% down which was 30k over asking price. Someone else came in with a higher offer and cash. My guess is they waived inspection and/or appraisal. That's hard to compete with.
My lender told me i could afford a 400k home loan. So i bought a 200k condo. Life is good when your home costs less per month than your apartment and is 60% bigger with small backyard.
The Neighborhood Assistance Corporation of America ("NACA") a non-profit, community advocacy and homeownership organization. Has a lot of programs that would help avoid a lot of such as closing cost and No PMI (30 year at 3%).
Went with a new construction & the home developers deal with the title/legal stuff. I think it’s just way easier to deal with & although I may be paying a premium on the wedge for it being new, my house is already up $50,000 & it’s currently still just a sold stick since I’m still waiting on the permits. Location is what matters most. Honestly wouldn’t be able to afford it anymore now if I didn’t sign the contract it a few months ago.

Just ask a realtor to come in for career day or just as a guest speaker. They will do it and leave cards for kids to take home to their parents. Costs no one a dime. I’m an agent and tell everyone the does and don’ts and things they had no idea of.

I agree that you must always be pre qualified so when you find the dream house or rental property you can always stake a deal. That’s crazy how the house was off the market 120 days, huge loss but good that it went for a higher offer. Very true how everything around us want us to increase the cost of our home and skip out on affordability. FHA loans are amazing but as you said higher risk and higher interest rate + PMI which gets a little heavy and over leverage.

I’d like to ask a question about PMI. Let’s say, for example, one does not have a 20% down payment and needs to pay the PMI. After making mortgage payments for a time, you will reach 20% of the home value. At that point, can you stop paying PMI, and if so, how would one go about doing that? Thank you

Hi Minority Minds, I also think looking in Container Homes (a new trend) could be Cost effective seeing now homes are so expensive with a rise of more developments in the cities, they are built according to specific needs with up to 4 - 5 rooms and 3 baths under $80,000 depending on the Area.

Just ask a realtor to come in for career day or just as a guest speaker. They will do it and leave cards for kids to take home to their parents. Costs no one a dime. I’m an agent and tell everyone the does and don’ts and things they had no idea of.

Look up Active Duty Passive Income UA-cam page. They’re a great tool to use and have plenty of experience in using the VA loan.
Va home loan are good if you are disabled. They wave certain fees for disabled vets.

I agree that you must always be pre qualified so when you find the dream house or rental property you can always stake a deal. That’s crazy how the house was off the market 120 days, huge loss but good that it went for a higher offer. Very true how everything around us want us to increase the cost of our home and skip out on affordability. FHA loans are amazing but as you said higher risk and higher interest rate + PMI which gets a little heavy and over leverage.

What about using First Time Home Buyer's programs? They reduce a lot of the fees in the home purchasing process.
Hi Minority Minds, I also think looking in Container Homes (a new trend) could be Cost effective seeing now homes are so expensive with a rise of more developments in the cities, they are built according to specific needs with up to 4 - 5 rooms and 3 baths under $80,000 depending on the Area.
