The City Required Us To Pour This Sidewalk To Nowhere

  • You’re probably wondering what’s going on there… We’ll get to that at the end.
    One of the requirements for the warehouse we just built is that we pour a sidewalk the entire length of the property- all 300 feet.
    After the guys got done floating the concrete, they snapped lines every 4 feet and put in control joints with a groover tool.
    Then, they broom finished the concrete for traction.
    Our city required that we apply a curing compound to the sidewalk, this stuff went on easy with a roller and left it with a bright white finish.
    Next, I used my Ventrac with the power rake to blend the ground between the original terrain and the sidewalk.
    This rake knocks off the high spots and fills in the low areas.
    You can see here what a nice job it did.
    The Ventrac is really lightweight so I can drive across the new concrete without damaging it.
    Because this sidewalk is in the middle of nowhere and doesn’t connect to anything, we were curious if anyone would use it.

    I thought about the dilemma here. The answer is that sidewalk will get extended when next property gets developed. So on and so on. Keep up the good work 👍🏽

      Came here to say the same. The water department I work for requires developer to extend the water main across the entire parcel rather than just tap the main that is already on the edge of their property. Developers are there for profit and the City/ municipality is there for growth and to keep costs down for their bottom line.

      Depends if it's maintained properly.
      Many sidewalks gets overgrown by weeds and causes cracks everywhere.

    As a long distance runner, I am always grateful when I don't have to run on sketchy shoulders. This kind of thing adds to safety even when you don't expect it.

      That's interesting as most runners around my area won't run of sidewalks, preferring the asphalt road. Something about the asphalt is 'softer' and more 'flexible', which is a mis-extension of that concept as it applies to roadbeds for cars vs heavy vehicles (+4000 lbs) and not the impact of a 150lb runner.

      @@crosslink1493actually cement Vs asphalt is a genuine concern for anyone who spends time on their feet. Factories often use hard rubber bricks or hardwood blocks for their floors to minimize the impact on workers bodies

      At bare minimum it will be greatly appreciated by anybody that breaks down near there. But, you'll probably also find people working there that walk along it at times for a bit of a stretch to their legs.

      ​@@joeleming9605I'm heavily supportive of biking to work and do it myself, but it's really hard for the average person if there aren't bike lanes. In my city we have some bike lanes, but we also lose a bunch of cyclists and pedestrians who were following the traffic rules.
      Several months ago a daytime DUI killed a bike commuter on the same route I take to work.

    I lived in a neighborhood that when originally built they voted to install Bradford pear trees in every yard instead of sidewalks. 5 years later a Midwest storm tore down almost every single tree. Then we had no sidewalks or trees 😢.

      Bradford pears are chosen because they are a clean, healthy looking species with disease resistance. However, they often have whats called included bark at the base of the limbs where the limbs meet the trunk. It makes for weak limbs and trees that are easily susceptible to storm damage.

      @@benda18It was meant in jest. The sidewalk has to be put in during initial construction for a lot of logical reasons from design, convenience, costs, labor is there etc. Of course you can't go everywhere.

      at the private property owners expense which means the city basically gets free sidewalk work done for them and the public how is that fair when its "public property' that's been paid for by a private entity by order of the government

      @@KILLKING110 yes, that's the whole point. You generate a destination - a reason to walk or drive somewhere - you need to help install improvements to accommodate that destination. Cities do the exact same thing with driveway pull-off lanes, one of which you probably drove on today without even realizing that the property owner had to install that so that thru -traffic doesn't get backed up.
      We're talking about $15,000 out of a project construction budget that's typically around $350,000 on up. If you've personally been harmed by having to install sidewalk that you thought was useless, I'm sorry.

    In my little town we had to pay for the side of our property that was touching the road to build a side walk. My front cost about $1500 but state payed half and I payed half. Honestly worth it because it raised the property value more than the $750 I payed.

      Why should taxpayers pay for new development infrastructure? If a developer opens up farmland for housing development then they have to build all the roads, sidewalks, sewer and water supply. Then the city takes over and uses property taxes to maintain it.
      The developers are making profits and they should pay for initially installing the infrastructure that services their development, and that includes providing pedestrian access around their development for their customers and the public. They shouldn't be subsidised by taxpayers.

      @@thelastant8366 I said that the city has to maintain them, not the landowner. If a developer wants to turn his farmland into housing, or in this case a commercial development. then that have to pay for sidewalks and roads to service the development. A mailman needs a footpath to walk on to deliver your mail. Your land taxes pay to maintain it after it's handed over.
      Before a housing development is handed over, all the land is privately owned. The developer must build the roads and sidewalks on his own property before the city will take it over. He can't order the city to build and pay for roads on his property, using money from taxpayers that aren't benefitting from the roads and sidewalks.
      You want a house built where there's no road or sidewalk, then you pay for the road and sidewalk. Once it's built, your taxes pay to maintain it. Before it's built, you haven't paid any taxes, and others shouldn't pay it to build your road.

    In another 100 years, there will be sidewalks connecting all these fragments. But of course the original sections will be crumbling and needing replacement by then.

      I dont think that will take 100 years nor will the sidewalk need replacement soon. Expected Life span for the Materials are up to 80 years. If cars dont drive on them they very likley make it to that age

      It’s great for putting in new yards. You can angle it right or left and reverse the direction of the drum.

    As new builds happen sidewalks and bike paths get extended and connected automatically. We have many miles of sidewalks that used to be scattered sections that everyone questioned the reasoning of.

    I always appreciate when sidewalks are put in. I wish cities had the foresight to just put them in along all roadways. There are still people who have to walk everywhere they go, and walking on the side of a busy road is always a heart pounding experience.

    Super. We have a lot of that going on. Some of the sidewalks don't even have a way out, so you have to turn around and go back, and some, like the "Oligarchy Ditch" and the "8 Foot Trail" sidewalks don't have a sign telling you that it is a dead end until you get to the end. 💙 T.E.N.

    From a guy in a town that's now realizing we should have implemented this idea a long time ago, I appreciate you following the code and follwing thru with the sidewalk. Our town now has very limited sidewalks, and we'd have to spend probably close to $30 million on sidewalks to connect everything, which is half of our yearly budget for our entire town.

      They do when it's resold or developed. It will be a stipulation. Almost every city does this now. They can't force an existing owner to do shit due to being grandfathered but the new one they can.

      The city specifically said not to put welded wire or rebar in the sidewalk. The reason is they said it makes it harder for them when they need to cut up a section. I think this is pretty standard for municipalities.

      Rebar mainly increases tensile strength of concrete. Since all of this is resting on solid ground and carrying only foot and light vehicle traffic, it only ever sees almost pure compressive loads. The rebar would add very little benefit.

    There’s a church local to me that recently got built and they did this with the sidewalk, however there are houses on one side with no sidewalk, and on the other side are just woods, but the woods are down a hill, and the sidewalk goes down the hill too, so it makes no sense lol, The sidewalk doesn’t lead anywhere and doesn’t even connect to the parking lot

      You know where there isnt taxes where I live? Camping and unprepared food. Take that for what its worth gentlemen. Motorcycles get like prius mpg. Go where no sidwalk can be built.     There was a county ordinance similar to this in Springfield Mo in the late 80s or early 90s? Don’t remember exactly.
    But a woman was forced to build a sidewalk in front of her company building. It was a warehouse for mail orders. Someone fell and broke their hip trying to walk on a sidewalk, on private property.
    The property owner was sued for some crazy amount like 700k or such.
    Then it happened again.
    Property owner ended up suing the city for 25 million dollars and changed the laws.
    I can’t find the news article, but I’m sure it’s out there somewhere.

    Our city requires curing compound but most contractors spray it on with a weed sprayer and it ends up looking like crap. Glad you’re doing it the right way, looks so clean and uniform

    I think its good that your town wants the infrastructure developed as part of a realestate sale, in so cal alot of the inland empire has dirt and sand shoulders on roads that haven't been paved since the 70's. entire deals fall through when tenant improvments are required.

Additionally, curing compounds can help reduce the formation of dust and improve the appearance of the finished surface.

    Cost of doing business to live in a society. In the US most of our cities are not walkable. This is a horrible shame, IMO. Glad they are making businesses do this. Hopefully the city planners are also doing something to improve things beyond this.

    As a person, who had to walk to warehouse work on a road with semis blowing past me a few too many times, I wish we had the same rules here.
    Greetings from Minsk, Belarus. I sometimes feel like infrastructure here is built by the will of RNG. You can have perfect bike lanes on one side of the block and then have literal WWI trenchwork with pipelines on the other and both would be highlighted as equally viable pedestrian paths😅

    Dude we had a Ventrac at a golf course i used to work at, and I absolutely loved that thing. Hands down my favorite machine we had there, I've actually priced them online and I don't even know why, I don't really have a use for one right now and I definitely can't afford one anyway...

    About 30 years ago my company needed to build a communications building near the edge of town.
    The property already had a dirt driveway. The city insisted we extend the nearby street with sewer and water and fire hydrant service.
    Cost of building , $70k
    Cost of street improvements : $225k
    Happened to drive by 6 months ago. The actual growth? Taller weeds at the end of the road!

    This is exactly what’s driving up property prices. A service that used to be paid for by the local council with tax payer money. Now the new builders need to pay for all the infrastructure, which adds to the build cost, which is passed on to the consumer by increased rent or mortgage that money is regained by the builder. Buuut that cost compounded forever. Even if its 5%. New estates are 100% paid for by the builder. All rods, services etc. Meaning less houses for greater cost.
    -councils get money for rates to do these things.
    -councils get paid rates based on property prices (now increased by 5% in this example)
    -house prices rise approximately 10%. Meaning that 5% increases by 10% also.
    -rent prices increase by an additional 5%
