You have no idea. Multiple security layers to get where we started with the tour. Incl armed security guards at the main entrance. Quite impressive, to say the least.
Just a few questions in consideration of the price: 1. Given that 1st Road is very busy and noisy, does the house have minimum double glazing (triple would be best) and wall insulation? 2. Does the property have solar panels and heat pumps? 3. Does it have water harvesting since it is new, and if so how much in litres? 4. Does it have a formidable water filtration system given Jhb water issues and good health considerations? 5. Lastly does it have an elevator?
Fair questions. 1. Busy road. Its location is down a sloped driveway. Almost at the end of a panhandle if you wish. Housing between the road & actual property. Duno details of windows. 2/3/4 I recall seeing some setup in the a garage and the back but don’t know the details. 5. No elevator to get to the next floor. But with everything going on and me flying around everywhere to get shots, I oftentimes forget to do that!! Just like that cute boy/girl bedroom last week…shoulda spent more vid on it so I can have it as a standalone video piece!! Grrr angry at myself 🤔
I cannot believe a R35m property does not have a formal lounge, or was the presentation too rushed? The square metres are a little deceiving given the number of garages, and a little disappointing that a property at this level does not have full bathrooms in all bedrooms (i.e bathtub, shower(s), basin(s), and WC). The practicality of the beautiful chandelier above the stove is questionable given that steam and oil will travel up and make its cleaning difficult. A splendid home otherwise indeed

Buyers in JHB don't care about who designed the property, buyers want a huge lot and a beautiful house. For that money you'd get a much much nicer property with a huge lot in Sandhurst. Ever wondered why Sandhurst and westcliff sell the most property huh it's because of lot size and reasonable pricing.
