On this fixer upper home tour, I'm going to show you home renovation ideas, especially how to do a home renovation on a budget. To do a house flip on a budget, you need to figure out a house renovation scope of work that will allow you to do a home remodel on a budget. When this project is done, we are going to show you the house flip before and after on the channel, and I think the home renovation before and after will blow your mind.
We just started working on this house flip, and I'm going to explain to you on this fixer upper house tour about my house flipping scope of work and budget home remodeling ideas. This fixer upper home tour will show you how a 2 story home renovation should be done and the home remodel scope of work.
A small home flip requires a detailed house flipping scope of work because every inch counts. This home remodel will help house flipping beginners learn the process on how to do a budget house flip and how to flip houses for beginners.

This house is really unique. The ocean view should make it incredibly valuable! I hope those trees are growing on your property so you can thin or remove them altogether to reveal the view. Are you going to extend the front yard fence to enclose the flat area and screen it from the street? The existing fence isn't very attractive, but perhaps you can put in a architecturally pleasing fence that enhances the look of the home. Concrete or pavers would be nice to the left of the front sidewalk. The floorplan is small but I am confident that you will figure out a way to make that kitchen area bigger and better arranged. The stove right across from the fridge is crazy....it is such close quarters I wonder how you could even fully open the fridge door! The bathrooms are pretty cramped, as well, but hopefully you can make them feel a little bigger with better layout. The house cries out for a modern look, I think, so modern garage doors and a new modern front door would really enhance the first impression for buyers. I like the idea of hard surface (luxury vinyl) floors throughout. Are you thinking of using the downstairs as a family room area? I agree that trying to do something with the back yard of the property would not pay off. Is there a way to make the windows larger looking toward the ocean? That would be my vote. Can't wait to see what you do with this one, Elisa! I'm very surprised that it was only $900K, based on what you've paid for some other houses in San Francisco. This one may blow our socks off with what you get for the finished product...

I think your after repair value may end up higher! The additional living space downstairs will really set it apart, I think. You are going to do a stellar job, I know.

I work with a couple contractor teams and they are not in house.
This house looks incredibly similar to my house project in terms of finishes, lot slope, views, etc. Looking forward to seeing where you go with it for some inspiration!
I would add some sort of floating decking or a porch and extend that drop in the front garden going towards the back, that would be a game changer
This should end up a lovely family home. I wonder whether a deck with hot tub out back from those basement stairs would be worth it?

Hope you've got that "cliff" area secured by now. It's a huge liability risk & anyone that might be injured will be able to sue for lots of $$ - especially since you've publicly acknowledged the danger. I know you have commercial liability insurance, but I wouldn't risk that all your assets are protected.
Who authorized this build on a hill like that we could be using some of that 😂😂😂

What's the rainfall like in that area? If its substantial, you might want to make sure the backyard has plants that hold the soil pretty well.

I think in this house, you might be missing an opportunity. You're going to need to move some walls and plumbing. You need to move the master and master bath to the back of the house. Windows with views in a master and master suite will put this house on a new level. In addition, a wrap around deck with glass doors out to it will take it over the top. - Sponge
