Bahut log, flat lene ke baad structural changes karte hain jismein agar column ya beam ko damage hota hai to building gir sakti hai ya uski life Kam ho jaati hai. Phir Nmmc, bmc, se checking hogi to builder par blame aayega isliye builder ye sab pehle se dekhta hai. Agar society ban jaati hai to unka kaam hota hai. Time limit interior ka isliye dete hain kyunki dusre flat owners ko problem hoti hai, awaaz, dhul aur sab kachra nikalta hai, workers rehte hain ...etc...

Sir Nowadays all the builders are making one sided contract. Main problem is that the agreement is signed after paying 20% of basic & taxes . If you deny you have to loose money or go to court but you know how slow our courts are in property matters.
I wonder do builders make a separate 'clean' agreement for Bollywood celebrities who take flats in high rise as they ( builders ) can surely cannot take a chance with them with their unethical practices and agreement. Any views on this sir ?
Flat size is so small ..! Even 3bhk is very small ..3 bathrooms are adjacent to each other ..flats are very small .. Most important with in one floor about 5-6 flats are there so no privacy ..it’ll fell like living in a chawl 😂
Actually there could be another angle to put this clause. There is always a tendency of people to do major changes inside their own flat. Considering the mivan type of construction there are certain restrictions which a buyer has to follow but there are certain people who are adamant and don't understand the consequences of the safety of the building. So some type of check has to be imposed so that the safety of the other residents as well as the building is taken care of.

They may have put the interior clause to make sure the interior designer does not harm the RCC structure. Generally these tall towers use MIVAN technology, in which the walls are also made up of steel and concrete. The walls are also used to bear the load of the structure, hence it is not advisable to destroy the wall to make room bigger. I don't know the quality of structure but this could be a possibility.
See how you explained this in 4 lines ,,like that the builder should explain in directly and simply. Restricting free usage is not correct. Dont support them. What is stopping them from telling openly not to break walla. It takes 5 minutes to explain in writing. So the builders intention is something else.
