  • We're heading to Clark Pampanga to see some properties and figure out if we can actually move here. The neighborhoods weren't as expected as you'll see in this episode. But we did see some potential opportunities.
    We also stayed ‪@swissotel‬ in Clark and did a mini-review of the place. This is certainly one of the best and luxurious hotels in Pampanga. Our stay was so short we didn't even get to enjoy their amenities like the infinity pool.
    Now I know we didn't eat any authentic kapampanagan dishes on this episode. But for the next one, we definitely ate way too much Filipino food. We tried to go for authentic local dishes...but was surprised with what we found. Stay tune for the next episode when we go on a Pampanga food crawl.

    Welcome to Pampanga!
    We recently moved here a month ago and we love it. It is a great environment for families and there are so much things to explore around the province ; 2 hours drive you already in Zambales or other provinces that is with lakes, mountains or beaches. There are alot of good schools options and activities for them as well like my kid is in this football club called CIFA ( if your boys are into football, you should check this out ) and people are much more friendlier and diverse.
    You will love it here!
    P.S we stayed in Manila Makati for awhile and we hated it, we are glad we listened to our family friend advise to check Clark out and its a great decision for us to move here.

      Thank you so much for sharing your experience! It seems to be a very promising area for sure, we might branch out of the Clark Freeport Zone and look into Mabacalat area as well. I prefer to have amenities like pools, gyms, playgrounds etc.

      Okay understood, I am sure you can find something around here since we notice there are quite alot of subdivisions around Angeles Mabacalat or San Fernando ( but this is abit further already like 30mins drive from clark ) - we passed by yesterday this area and we saw there are alot of nice subdivisions and it seems new but not sure if these includes the amenities but you may want to check or go around if you have time.
      If you are around this weekend, you may want to come join and watch the football tournament held in new clark city by CIFA football club! Its a whole day of football matches with kids ; theres food stands and all that, you and your family should come!

    I think Clark is a very excellent place to live in. I also think now is the best time to invest in a home or condo while still developing. I think Clark will potentially be even better than BGC. It also has it’s own international airport and future trains to/from Manila. Excited to watch your next vlog.👍🏼❤️

    There’s also an airport there: New Clark International airport which was chosen as one of the 2021 Prix Versailles finalists

      It looks like a beautiful airport. I was quite surprised to see a large Korean population in the area though, it was almost confusing to understand that we were actually in the Philippines 🇵🇭

      @@LLVT there are 20,000 Koreans who reside in Angeles City alone.
      Also a lot of Korean vloggers who can now speak Filipino.
      Korean vlogger Kristy Pata is leaving in Pampanga. Her family lives there.
      She graduated in DLSU taft.

    There is a CAVEAT in buying a property inside Clark City and that is ALL properties are Leasehold. That one thing you have really have to consider. You should also consider outside properties like in San Fernando Pampanga. Good luck and more success to you vlog.

    Just my opinion, the best way is to build your own home, especially if you have kids, and start vlogging the home building from start to finish. Good luck with your home search.

      We certainly do plan to build our own home in the future, this would be a temporary housing/investment option for us. I really want us to have lots of outdoor land area and places for our families to stay when they come visit.

    Clark, Pampanga is quite a good choice for a second home and the whole area or town itself. Pampanga as the culinary capital of the north or so, has a few others to offer like close to nature adventure, a mix of modern spots too. Whichever the choice is, you are in for treat! Happy Hunting!

    New Clark City is going to be the most desirable city in the Philippines a few years from now. Much more developed and very westernized with plenty of restaurants, bars, sports entertainment etc. Did you guys find medical facilities and hospitals nearby? Retirees would be very interested on that information.

      Hi Erik! We did not physically search for hospitals but we did find in our online research that there is a fantastic private hospital in Clark. Right now, they didn't seem to have as many food options that were "walkable" like what we have here in BGC but I'm sure it will all be there in a few years.

    Clark is a great place to move into. Airport is really close by and there is a water park called Aqua Planet to which the kids would I am sure would enjoy. I was stationed there in 1988 with the USAF and Clark is very different from what it was then. Enjoy your tour at Clark and wish your family would find a nice place there. I enjoy all your vlogs. ❤

    Really enjoyed this episode & tour of Clark & the Condo complexes. We are planning on relocating the PH in the near future and the Clark area is one of our possible spots.     The Clark City development will eclipse the beauty and functionality of any city in the country. The central government is relocating there in a few years. Real estate values will skyrocket in no time. Investing for a new home in this area is a no brainer.

      @@drewcorral3738 small problem lang since alot of property owners are currently* living outside of the country (OFWs) so the place might feel empty like what the video said. The population present (at the meantime) are expats (koreans, americans, etc)

    I happened to be browsing before my bedtime & your story caught my eye! And got more interesting to me, when you guys were thinking about moving to PI & preferably, Clark Pampanga. To make it short, I was browsing for a Townhouse in Pampanga somewhere…Angeles City, BALIBAGO subdivision & San Fernando. Planning to retire there next year from Los Angeles, California.       I think the developer would not risk developing Clark without considering Pinatubo. Government offices in a couple years will be transferring there.

      Been quiet so far. It hasn't rebuilt its cone so there's no risk of it acting up anytime soon.

      It's still an active volcano and of course those things are unpredictable. We're considering all of the positive and the negatives that there are about every area we look at. It was incredibly peaceful and quiet.

    That's where we fly to when on vacation from Northern California. We fly into Clark from SFO. Layover in Korea then fly to Clark. A lot closer to Pangasinan than Manila.

      @@LLVT Clark? It's small but getting bigger and improving every time we get there. The last time was right before Covid. Flying into Manila in a week and a half then head to Pangasinan after one week stay in Manila.

    This area is nice - go to Puning Hot Spring & Volcanic Sand Spa, do Puning 4×4 Off-Road Adventure if you can. Your boys will love Dinosaurs Island and Aqua Planet Waterpark.

    Our family regularly stays in that hotel. Really good one. Try the Chinese restaurant (Wu Xing) and the Italian restaurant Ristorante di Verona at the ground floor.
    Also, they have great pastries and cakes in one of the locator coffee shops. I like the Blueberry muffin the most.

    Subic for me. Real estate developments are also amazing plus the water I mean the beaches. Welcome to Mega Manila Greater Capital Region. So many cities within Mega Manila Greater Capital City to choose from for your real estate investments aside from Clark Pampanga like cities in Zambales, Tarlac, Nueva Evija, Bataan,, Aurora, Bulacan, Rizal, Laguna, Cavite, Quezon, Batangas snd Metro Manila. Mega Manila Greater Capital Region is one vast real estate development.

    Wow those condos are cheap 8.5m for 144 sqm the prices are double in BGC and the kitchen looks superb and doesn't look as congested as manila looks like a nice place where you can bike for exercise.

    I'm happy you like Clark, Christina. And you mentioned that you and your husband Brian were living in another military base before. So Clark is good for you. You can also try Subic. Clark was home to the U.S. Air Force. Subic was home to the U.S. Navy before.

    Once this new development of residence and commercial areas here in new Clark city is finished bgc will only be like menitaure compared to this because new Clark city is 30 times bigger than bgc.

    I know a relative of mine who is selling a commercial building situated on the heart of business district near Clark. It's already a part of Subic, Zambales but more or less 30 minutes from Clark. If I am not mistaken it's a 3-storey commercial building which the upper part you can convert as your home space and the lower part for business or store. If I am not mistaken it only is around 5M to 6.5M. They also have a 3-storey house with 3 bedrooms in Fiesta Communities also in Subic, Zambales which is also up for sale for only around 5M to 7M (if I am not mistaken). It is not a condo it is inside a guarded and gated community we usually called subdivision. The house has a big gated covered garage. If you are interested to view then let me know.

    I was calculating the condo will cost about 140k dollars (a lot better than Cali) and it may go up once Clark completely build up.

      Yep... but the caveat to purchasing in the Clark area is that they don't have robust finance options because of the "leasehold" environment. The longest finance option we learned about was 6 months - otherwise we'd have to pay in full 😳

      It really is! Size wise it was perfect, but I specifically need some more “amenities” in a place like that. Especially to keep the kids busy and to stay active as well. Hopefully we’ll find or create something of our own soon!

      Yes! The amount of space for the price was really amazing; especially in comparison to living in BGC. I definitely loved the 3 bedroom option for the boys - we’d have to keep working on our fitness for sure if we ended up choosing that option because it was a three story walk up to that unit😉

    The best time to invest in an area is when it is not yet fully developed. When the area is already fully developed, the real estate prices would have already escalated a lot. So invest early when very few is paying attention. The only requirement is that the place has a very good future potential. We all know the future potential of that place.

      It's also the most difficult time as well (at least for me it is) because you really have to see the potential of the area. It looks very promising, so we will see what the future holds.

      Hi! We have shared her in a few videos, she is actually back in California still. We chose to wait to bring her out here because we don’t think condo living would be good for her. Once we have a province home we plan to bring her out here. We are big animal lovers too and we miss her so much!

      We almost went... however, I've grown to love some of the other non-traditional versions of sing and I knew I wouldn't eat all of it. We do plan to go back to Pampanga again, so perhaps next time I will give it a try.

    If you really want to stay in the Philippines the best option is to buy land snt plan to built your own house,this may took too long but it's worth it and less price,and good investment.

    It would be a good investment for your family if you can buy a condo unit at the Clark area. This is the next BGC. They are planning on building a Smart City bigger than BGC.

      We’re still exploring different provinces, Pampanga was one of the first on our list because of Clark. But my ❤️ does want to be closer to a beach. So we’re going to keep looking 😉

    How are the Internet speeds in Clark compared to BGC?

      We didn’t discuss the internet speeds with the agent who was assisting us. We didn’t have any issues with the connection in our hotel and our cell phone data usage wasn’t disrupted either, hope that helps somewhat ☺️

    Clark is like BGC also in the next few years to come, it's a well Develop City.. It's a good investment for sure if you want to buy a property..
    But, with those price like 7M or 8M.
    Much better to buy a lot for sale and build your own house or let say villa house like here in Arab countries. That's the best move if you have budget for it.. Anyways, Happy Hunting for your new Home to be. 😊😊😊

    New Clark city in 5 years will be a giant BGC. It was masterplanned to be a 1st world city unlike Metro Manila which was poorly planned... not to say Metro Manila will die but its sketchy and rough areas will forever be there unless the metropolis rebuilt from the ground up.. unlike NCC which was designed to avoid all the mistakes MM had. I would still choose to live in new developed cities in MM though cause its closer to other areas being developed like Cavite & Bulacan. And who would want to be farther to Tagaytay & Batangas?

      Technically the entirety of Clark is owned by government. Meaning all the residential places, houses or condos, are built on government land that is then leased by the builders of the condos or houses. But they are long term leases...like 30+ years with renewal option I was told by local realtor. To answer, a foreigner like myself can "buy" a condo there. But the building itself owned by the builder is leased from the government. Hope that makes sense.

      We will eventually! A condo would be a temporary living space and also a future investment for our family once we are ready to buy land and start building. We still have so much more to explore before we make any decisions ☺️

      @@LLVT I think you would like a guarded subdivision like punta verde that is only 15 minutes from marquee mall and about 15 minutes to SM mall. It has streets you can ride bikes on and it makes you feel like your in the province even though you so close to malls and airport. I went to medical city once and it was pretty good compared to other hospitals there. I dont know about schools, but one GREAT thing about area around punta verde is that is doesnt not get hit with big typhoons and doesnt flood either. But there are so many good places it really depends on what you want. Good luck

      Not many rests, not very "walkable" and no malls in the immediate vicinity like we have here in BGC. The condos all had AC units in the ceilings actually, rather than attached to the walls.
