First things first when buying a house anywhere…… 1. talk to the neighbors (see if they can tell you any info about the area and see if they are nice!) 2. Go there at nighttime to see what the area looks like ie (motorbike gangs or other strings like stray soi dogs that will bite you 3. Make sure the area has enough land on it so you can make changes accordingly. 4. If you buy in a village, always check to see what the monthly fees are (we pay 1,100 baht) 5, always make sure your land is the same size as the paperwork’s says it is! 6, if you buy, you must trust your Thai wife enough before you invest your money or you can work it out where you own the house and she owns the land point is to get legal advice before hand ! 7, work out what you want to do with the land before you buy it (better to have too much than too little) 8. Have an exit plan if it doesn’t work out! 9. Use your instincts, if you feel it’s the right place for you , you will know it, if you feel there is something not right , then you are probably right ! I’m sure that there are more things , but they are the basics I can think of. We own 13 rai of land and 2 houses here that we are more than happy with !
I agree, I had a lot to do in a short time because my wife was starting her job in two weeks. After living here for almost a year, I have learn to like it. I like the location, not far from my wife's work and toll road to Bangkok or Pattaya. I'm not far from Bang Sean beach and the neighbors are very friendly to our family. The rosters are a nuisance in the morning, specially if I want to sleep in a bit, but for the most part I don't even notice them. Never buy properties or land in Thailand. When your wife divorces you, you will end up homeless. By law, the Thais get everything. I meet so many Army veterans in Thailand who got screwed by their younger wives, i lost count. Also, half of Thailand supposedly is on verge of sinking, specially coastal areas. Insurances won't cover these kind of loss. Check your attorney.
One thing to watch out for in Thailand is the lack of zoning, which means your neighbour can run a noisy business next door to your house. Like my GFs house in Ratchaburi - the neighbour makes gates and uses a grinder all day long 😐

There is ALWAYS the obligatory rooster nearby, even in town, and there is ALWAYS some guy using a power tool (we call him Obligatory Powertool Guy). And they leave rubbish everywhere. Top tips for building in Thailand - buy a Rai (yeah it will cost you) in a quiet area. Buy your land in the rainy season. Build a 10-foot solid concrete wall all the way around it.
Hi bro, all those negative points are very common in th. You cannot expect western standards for construction. Mai Pen rai way of thinking is everywhere. And about the noises, Thaïland is noisy, animals constructions, bars at night, roosters, dogs, cars and trucks. If you need complete silence, you might as well go to a temple. Research, research, research always research price location and little things before buying or building. Also looks to have a white wall in front to fence off the lot. We painted every year until we got smart and cemented decorative blocks onto the wall to make it look better and not have to paint as much. Just something to think about.
I had cockerel next door to my house,it never stopped making a noise.i complained all the time.never slept for 6 years.I complained to the local authority who told me if i dont like it go back to my own country The cockerel is dead now and the guy next door never got another Its quiet now. My house is not rural its in the city centre.not the place you expect a cockerel next door

Why do these foreigners buy a home it’s never belongs to them ok if you have children that’s different if they have an ID card they can own it in there name . Rent Rent Rent if you work and pay taxes for 5 years in Thailand a new law you can own 1 rai it will be here soon . Why buy when you can rent cheaper you can move in different parts of Thailand 🇹🇭 my daughters live here in it they both have thai ID cards

@@astrobarpattaya as an ex pat in Thailand it's not a safe bet or even close. At 70 getting insurance to keep a retirement visa becomes a major issue Resale market in Thailand stinks. Sure you can sell but plan on losing money In many places the foreigners end up funding all or most of the maintenance So long as you can afford 100% loss of equity then sure, you need a roof over your head. But if you rely on the money that's tied up in the property it's a huge risk. Renting is a far safer option and likely cheaper over the long run. Many long term expats have had to leave Thailand due to the changing retirement requirements
@@astrobarpattaya I have to agree with MrStrangdawg......I don't like owning a home in a place where I can't get any type of permanent residency. Even the Thai retirement visa has to be renewed annually and in theory you can renew as many times as you want but in reality, as many retirees found out, the visa requirements can change on you at any time to the point you no longer qualify for it. I just can't see me buying something as permanent as a home in a country that treats me as a temporary guest. Especially considering that for most the home is likely going to be one of their biggest asset. I still love the country though!
The price is to reflect the location. We are in a good neighborhood, not far from my wife's work and our kid's school. We could find somewhere cheaper but would risk being stuck in traffic, for hours, daily, to and from work.

A foreigner can own land via a Thai Ltd construction, never ever buy it on your girl friends name ha ha if you have half a brain.....Just contact a good Lawyers offers with proven experience over the years and you will be fine, 100%. I build my own own house that way and I sold it too that way.....making a great profit. It is also not true that it is hard to find smaller pieces of land, you have to contact the locals in the area, that's all. Let them do the running around for a small amount.

The person who owns 51% of your property can let you act in their behalf for the right to manage or sell the property as you see fit, but that authorization can be contested and removed by the person owning 51% as the majority shareholder. This is one of the things lawyer advice foreigners to do and it's highly illegal. Also, the Thai partner must be present to transfer thw title on the land to the new owner if you wish to sell, they might not want to help unless they get their cut. Last, what will happen in case of inheritance if something happens to the foreigner? It's an illegal work-around that could get all parties involved in serious troubles. In most cases the foreigner will just cut their loses to avoid jail time

I have kids. Don't have me wrong, foreigners do have rights to their homes. We can't own land but we can own the property that is on the land
Why would you not rent a condo for a month or so? then you can take your time and find a nice place.
Most places don't accept monthly rental and it can be more expensive
