Totally agreed that you’re one of the the guru in this field, however it’s really not necessary that high volumes = popularity. My own place, no one wants to sell because MRT is just right downstairs😆

True. If I live in a nice location, I won't sell for profit unless I'm selling for other reasons, e.g. need bigger space.
