ang mga row house o quadroplex na proyekto ng HDMF nung araw, ay maiging bumukod na lamang ng pader kung nais itong pataasin, di baleng magkulang ng tatlong plulgada. ito rin kaya ay mangangailangan pa ng soil test kung ibig nitong second floor at may roof deck (considered as 3rd floor).

Thanks for another informative video, Arch. Ed. Especially sa mga low cost housing na ready to occupy in the 90s, better get professional architect and engineer to design the renovation and vertical expansion. These low cost housing projects have foundations only for single story.

There are some who declares "Proposed Bungalow House with Roofdeck" on plan with the intention of building 2 Storey on the actual construction. Not a wise move. Declare it as 2 Storey. There is a very slight discrepancy in the permit fee compared to a bungalow house. Not worth it for the possible headaches and penalties as a result of the deviation.
And by the way, Defender Air Filter is a must-have! I have one and it really is a wonder 😉

Ask ko po binabaha npo ang flooring namin SA sala at kusina, pag I elevate po ba need paba na tiktikan ang existing flooring before tambakan tapos buhusan Ng halo.mga 8inches po ang dapat na I elevate para mas mataas n ang flooring SA kanal SA kalsada. Crazy marble cut po Pala ang existing flooring. Sana po masagot para po madahan dahan n ang pag tambak. Many thanks po at God bless
Hi engineer ed. I did a renovation ang mahal po ng inabot i gutted out the existing floor and rebar the floor. Beams and post for a loft conversion.

Hello Architect Ed. Kumuha po kasi ako ng architect sa house renovation nmen. Row house po siya under Borland. Ang singil po sken for architectural at structural is 6k, plumbing - 3k at electrical - 3k. May kamahalan po ba yun or okay lang po yun sa 2 storey row house 48sqm? Ang ipapagawa ko po kasi is extensions ng harap at likod (slabbing) that will connect sa 2nd floor.

Ang foundation nitong bahay ay para sa 2 storey ...pero hindi na gawan ng 2nd floor ...kung sakali ...pa gawan ng 2nd floor @ rooftop ...w/ bahay kubo ...1/2 ng area ng rooftop ...tanong... kailangan bang sira in bu ong bahay ...? May pinapagawa po ako ngaun ng bahay its a 2 story building permit.. approve na po cya.. kaso nka lagay dun use the plywood and cocolumber for the second floor po kaso mas gusto ko po sana stell deckeng po un.mean I will do alteration po.. do I need to re submit my building permit for the alteration of this po?

Sir hindi ba magkaproblema ang structure nang bahay kapag yung existing na mga bintana ng bahay ay papalakihan?medyo maliit kasi balak na palakihan.

Pano po kung ngtatayo na ng bahay on going structural then nakita nun ngbuhos na ng second floor medyo maliit po un floor area sa second floor mga 70 sqm lng and ng decide un owner ng expansion ng floor area mga about 10 sqm po un ma add for another rooms , need pa po ba ng permit or mg consult pa sa architect ..?

May plano po ako Architect Ed magpa renovate ng bhay bungalow po sya,plano kung palagyan ng 2nd Flr. Pero ang daan nya sa labas bukod lhat from water bill electric etc. ipapatong sya ano po pwd i advise nyo sa akin na maganda, meron po bang mali sa plano ko?

One more thing Architect Ed, halimbawa matuloy yung plano namin na magdagdag ng roof deck (probably open or minimal shade), would you advise on the "light weight slab" concept for a deck that may be subject to all the elements like rain & sun? Architect Ed, re installation of sinks, how should sinks be installed or what is the correct way of installing sink specially the "drop in" ones. My issue is on excess or spilled water on the countertops, how to easily wipe the water back into the sink?
Usually the sink is under the countertop. Exercise caution when cutting the stone so you can have an exact opening that fits with the sink then apply thin sealant to seal the gaps
@@ArchitectEd2021 Many thanks for responding. Looking for ways to shape or grind the countertop cut out, such that sink is flush with the face of counter top, if this is ever possible or accepted practice, else we would opt for undermount sink. Thanks again Arch Ed.

Tanong ko lang po: ang tungkol sa P25,000 per sq. m. sa pagpapagawa. ng bahay:
1. Ano po ba ang construction finishes na angkop sa P25,000.00 per sq.m. ng bahay
2. Ang P25,000 per sq. m. ba ay for single storey? or pwede ring 2 storey
3. Applicable ba sa provincial rates? or manila or other urbanized areas
Ang per sqm method po ay basis lamang for ballpark cost. Ang project cost po ay dapat based sa details and plans. Kaya ang 25k per sqm po or any price factor ay hindi pa magsasabi kung magkano talaga ang building cost. Ballpark lang po iyan para lang may idea ang owner magkano ang possible budget na ihahanda niya bago siya pumasok sa isang construction contract. Also 25k per sqm is an outdated price factor for a finished house. Structural to basic finish na lang po iyan sa ngayon.

Thanks, pero may tanong po ako, 2 yrs palang nagawa ang bahay, may building permit po ito, ang design ng bahay ay prepare po for 2nd floor, naka slab napo ung 2nd floor, need pabo b, ng additional permit para magawa ang second floor. Thanks
