      Owning a house is not the only way to have a house.
      Answer these questions for yourself and you will be buying a house(s) sooner than you think:
      Why do I want a house?
      How can I have a house without owning it?
      How can I own a house without buying it?
      Find more questions to answer and make decisions.
      Write these answers down on a piece of paper.
      The price is easy to pay if the promise is clear.

      No lie there. I've done the exact same. It's really the thought of having your own Home, not house. I'm still studying, but also working, but I know its not now or next year, but in 4 years time.

    Doing the maths and knowing your current credit position is important because it will allow you to be realistic with the kind of a house you can really be comfortable paying back.

    I have made peace with the fact that I won't be able to buy a house cash, but m definitely saving for a deposit, what a deposit represent to me is I borrow less money from the bank and i get some bargaining Power via Interest rates

      So this is real truth right here. Try to keep the amount under the 900k and additionally try to save for all the additional hidden costs that pop up with the lawyers fees.

    Before u start looking, just get a pre approval certificate (I think that's what it's called) so u don't bother shopping outside of ur affordability.

    Very informative, I'm also in the process of buying myself a home. I'm very nervous about the whole process cause I already have a car loan that I'm paying. Credit score looks great , but hey let me try this 12 months trial and actually see if I can really be able to pay for both. Maybe I I'll do 6 though cause bro ! The value of proper is going up by day , I started looking two years ago and when look now the homes I've been eyeing have gone up by at least 150k . So the wait should not be that long or otherwise you'll start paying more than the person who decides to buy today. I hope that makes sense

    Very informative video, thank you. Question I have is, you’ve mentioned that one of the things that can help one have negotiating power is to apply to more than 1 bank, wouldn’t that affect your credit score negatively since you’ll be doing multiple credit enquiries all at once?

    I checked out for faults on my first visit. 1st house, there were leaks. 2nd house, the roof was looking funny. It was a really lovely home. Big bedrooms and bathrooms. But it needed a lot of work. 3rd house. Wow. I looked for flaws and did not find any. Well, expect that there was no garden.

    Hey Nicolette, let's say I'm keen on purchasing a home and I see the sale is being done through an agent. Is it by anyway possible to meet with the actual homeowners. I know the agent wouldn't be willing, because it's their commissions at the end of the day. I'd also like to know whether this would be by anyway illegal.
    The way I was aiming on doing this, is to speak to their neighbors and probably one of them knows them personally and probably get their contact details to get a meeting going on.

    Hi Nicolette Bunny thank you for the great info, just one question got bit confused on your last statement about Credit life and Life insurance must you take both or just one. thank you

      Zanele Ulana no so you can take one or the other depending on needs. So if you have existing life insurance you can cede part of it to the bank for the duration of the loan. If you die the life insurance will pay out and settle the home loan and your family and beneficiaries get to keep the house. If you finish the home loan you can take away the cession and resume the full life insurance. If you take credit life it accommodates disability and dread disease too. If any of the 3 D’s happen to you then they will pay out. But with credit life once you finish the loan the cover is over and you are no longer insured.

      Patience Nhlabathi so its a deal they make you because the title deed will immediately be registered in your name and not the developer. So basically it’s the same if you were building your own place. You are the first owner

    What happens to the deposit amount? Does it stay in the interest bearing account (forever)? For how long? Do you get it back as the buyer?

      you pay it into the registering lawyers trust account. they put it in an interest bearing account. it allows you to apply for a lower loan amount. the interest you get it back after the property you purchased is registered in your name...

    Is it a good idea to pay off your car before getting a bond?
    I'm literally filling in forms for Bond application. My credit score is excellent. I have paid off all my store cards. Fingers crossed. But I am concerned about my bank statement. For the past three months, I've been helping renovate my parents' home. So it seems like I spend a lot of money whereas I don't.

      Amy Belle Aphane not necessarily, they look at how you manage credit and the usage ratio. Are you able to pay for both a car and a house? You must also do the numbers and be comfortable. Contractual debt is what will count against you mostly. Thing is you didn’t have a house to pay for up
      Until now so
      They can’t dictate how you use your money. You must have a surplus after all contractual
      Debt has been paid

    Hi dear, we brought a house two years ago and we still not living in it, the previous owner of the house does not want to move out and we are paying for it every month. It was a repo house. The title deed is in our name and the court ruled in our favor but we still do not have access to the house. Please kindly advise.
