Love all the ITH model homes. Drove from CA to Newport TN two weeks ago, meet with Tim and Will in sales [great people]. It was a hard deciding between the Charleston and the Birmingham. Ultimately choosing the Birmingham. Paid $10,000 key money for Buffalo Creek. Working with Amber [ITH Build Administrator] who did a wonderful job setting up the contract [CoConstruct] on my Birmingham. Everybody at ITH is fantastic. Very much looking forward to meeting Randy, Amanda and Tom.
@@JayScott-yn7ch So far I’ve only made the minimum 20% deposit to open the ITH contract. Only after 100% of purchase price is paid will the construction process commence. Additionally since my Birmingham will be going to Buffalo Creek, at a minimum I will need to wait until the property is developed to a point where homes can be placed on lots.
I live in a 16 year old 10 by 12 shed thats gone through many renovations Currently sits with a front door back door deck doggie door with a dog yard 3 windows 2 skylights a loft has a 10' dormer on one. Side that raises the roof level has a rubber roof on it Has sink stove refrigerator most of the interior is done with reclaimed pallet wood
@@sherrywilliams1131 I have pictures of the whole build took me almost 3 months. I cut the roof off in the middle of February to put the dormer on Unfortunately I can't share pictures here. I do have Instagram and Facebook and yes I'm well aware of laws and regulations. If anyone of importance asks it's a luxurious man cave/dog house since my dog does live in it 24/7 Also I still have a bedroom in the main house and own a 20' camper in the yard so if someone says I can't live in it I'm Not too worried about my situation
Remember these homes are transportable...but of course if you are happy we're you are you don't have to move it. I love to live in Tennessee (we are only allowed 6 months as Canadians) ad the communities are very desirable.

Just a suggestion as I watch you tour the Charleston. You should extend the track for the barn door so it could close in front of the washer area, or for the bedroom. Just an idea!!!
In the bedroom: take out a window , just have a wall and put a top to floor storage shelves there for clothes etc. You could just have one window in the bedroom and top to floor storage on both sides of the room .
I love this home but I would want to make some changes on the inside. I don't know if it would take away from the price or increase the price. I would want to do away with the loft and have the kitchen ceiling be all the way opened up. Do away with the stairs and then you can move your bathroom back where the shower and the sink is and that would give you more room in the kitchen where you can add like an island or something. But I love this home truly do; and I could actually probably live with it just the way it is. I love it
Anybody remember when tiny homes had a tiny price tag $89,000 my mother just bought a Doublewide for around $110,000. Tiny homes used to be a great way to get a home without a 15 to 30 year mortgage

I think you get the 10,000 back in a way because the monthly rent is cheaper than other communities. If you save $300/month or 3600/annual, you'll have saved that much in 2.7 years. Have seen other communities rents/HOA's at $600 - $700 and up.
The floorplan that allows for the most space is a tiny home with the kitchen on one end and the bathroom along the other. This leaves room on top of the bathroom for a loft/bedroom, or the ability to do whatever you would like with the open floor plan. It would be awesome

I wish that I could afford one of these! Not only is this great for someone who wants to have a separate bedroom on the first floor, but with the loft, it would be great for someone with a child, like a single parent. All that you would have to do to use that loft as a full time bedroom would be to add some partial walls and maybe curtains for privacy. The half walls could be combination walls and shelf or cabinet storage. I also love that the floor or the loft has the finished wood.
It was our hope to afford a tiny too.. but gosh.... with the $15,000 for a spot now on BCreek, then plus say this one at $90,000+taxes etc.... it's more money than my two bedroom with full basement and upstairs mini-apartment on a corner lot will bring on our market here! Hard to believe. Still, I'm praying somehow it can happen! You never know how God may answer 🙂
@@chavak3497 Wow! Where I live in Massachusetts, even a small house can run near $500,000 or more depending on the town. A small ranch was listed down the street from where I rent for $700,000. That's just insane! I have no idea how much they ended up getting.

This is a glorified trailer. It's roughly $300.00 per square foot, and You have to supply your furniture. Working class families in America haven't a chance anymore.
Can you make any alterations to the design? For example I wouldn’t want a staircase to the loft because I would just use it for storage. Could you make the bathroom bigger and just have a ladder for the loft?
Just about every other tiny home builder in the US offers a modern Scan design model home. At least that's what I found when I shopped around. I have zero interest in modern, so was happy to finally find ITH. Have you shopped around?

Minimaliste Tiny House of Quebec has some real nice modern interior designs. Don't get me wrong, I've been watching ITH from the very beginning. Randy & his original team should b proud of what he's built. The workmanship, incorporating off-grid tech, creating infrastructure where people can live... All good things It would just b nice to c something other than craftsman with bathroom & kitchen in same space. Motorhome & sailboat had better separation from kitchen & head. I couldn't imagine having 2 Rotties at my feet waiting to pounce on a scrap dropping while cooking & having 2 kids, plus friends, running in & out stinking up the bathroom. His outside have changed up some but interior layout pretty much same

I have watched a whole bunch of tiny home builds. Some are beautiful and fancy. But in the build how long do they last? In their beauty are they quality? I know that in Randy's honesty and showing how the homes are built they will last. So I would pay the 90 thousand vs the 110 thousand or more.I am confused about the property and the buying it? My master bedroom is bigger than this however after my divorce I lived above a 2car garage for 5 years. Worked perfectly for me and my doggie and 2 cats.
I like the layout añd knotty pine interior. I don't like all the windows, just too many for my taste. Also what's up with all the lines on the white interior walls ?? also a 2 burner electric stove. Uhgg on that. Need at least a 3 burner. Do these use natural gas or are they all electric ? I would never live there but might buy one of your finished homes.
I like your homes but I will say I've seen tiny homes at the same price point with MUCH more storage built into the stairwell (underneath) and the steps and other little areas. In a tiny home, every inch of space counts. It just seems like there's a lot of wasted space that could have been utilized. This is meant as constructive criticism, not insulting you or your company.

Nice home but I would change those sconce lights, sorry but those are very flimsy for the quality of the house. Definitely requires some planning for the owner especially for the kitchen as there needs to be pantry and small kitchen appliance storage somehow.
What happens with the tires on the trailer if they go flat or dry rot over time? How do you go about changing them? Does anyone know? Thank you in advance.
LOl Amanda wanted t say pokey.. if you put the bathroom on the side, and behind the bedroom even.. or you could put it under the stairs.. it would be more hygeinc for the kitchen.. wouldnt mind if you put the kitchen where the living room door is, but you do beautiful houses. and i love you.x
These are getting very price now. I have watch moble homes that are amazing for cheaper. I get that wood & supplies have increased dramatically however, how are these other companies keeping their homes at a reasonable price?
The biggest mistake I have ever made in my life was buying a mobile home. Especially in a community. It’s like Hotel California… ‘You can check in any time you want, but you can never leave.’ If you want a newer mobile home, you will pay at least $100,000, and it’s still basically tin can.
@@Lynore_Marie the new doublewides are Sheetrock , no seam strips and energy efficient. Large kitchens, huge showers , gorgeous and definitely not a tin can! You must be talking about a singlewide at $100,000.
@@judith3774 no I’m talking doublewide. I live in one. Inside it looks like a regular home, it has sheetrock and regular house insulation between the inside wall and the outside metal. The Recreational Cottages are gorgeous ! They’re not the same as a mobile home. Although I have all the amenities. I live in Florida where it rains all summer. Sheetrock + water (Florida storms) = toxic mold. Mold loves to colonize on sheetrock. I found out the hard way. After 4 years of living in my home, I’m very sick with CIRS (chronic inflammatory response syndrome) due to the toxic mold. The mold is unseen because it colonizes behind the sheetrock. I was so healthy and active before I moved here. That’s why, for me, buying a mobile home was the worst decision I made…. and why I like ITH foam insulation.
You can't really compare this unit to a mobile home! This home is constructed with 2x4 traditional home framing and spray foam insulation! And a 30 yr siding! You get none if that with a mobile home!

Wondering why, as a matter of course, you always build galley kitchens.....so the user is back up against a wall... no elbow room... and feel boxed in? Is it because of the plumbing being easier with it right there by the bathroom? I would never want that setup.... it can't be called a real kitchen to my mind... its a sink, a couple of cabinets, and a mini-fridge--not even a real stove.
Is it very costly to rearrange the rooms so the kitchen is at the end where you place the living room? The smaller 10 x 20 arrangement is superior to this 10 x 30. The kitchen is the main focus of any house---
when company comes, we always end up in around the kitchen table close to the coffee 🙂... if I could ever get to TN, my living room will be out on the deck! p.s. Nix the television, the microwave, and the "stove" hood-- haven't had any of those for many years.
I'm sure its nice, but is that front wall worth $10000. It has a doir, a couple of windows, and the wall. I feel like the front wall should be worth about 3k. Meaning the total should be more like 25k. Kitchen... +3k? Toilet, bathroom, plumbing etc +3k? Water heater etc are only a few hundred dollars...more to install amd plumb.
I like it, but i wonder if i had thst trailer, how hard woukd it be to throw a frame on it, put some walls and a roof on it, then do the inrerior? The market for peopke with plenty if mk ey who want to soend it on a tiby home must be small.

That is the perfect sized home. It is a tiny home that doesn't feel so tiny.

I was thinking along those lines too, you could make it a gally style, and lose the barn doors! They just take away valuable wall space.

I just cannot understand no railings up in the loft..so dangerous if kids or pets were up there.
This 10× 30 loft isn't safe for older or anyone persons. However very nice home , but not worth 89,000.

Nice home but I would change those sconce lights, sorry but those are very flimsy for the quality of the house. Definitely requires some planning for the owner especially for the kitchen as there needs to be pantry and small kitchen appliance storage somehow.
What happens with the tires on the trailer if they go flat or dry rot over time? How do you go about changing them? Does anyone know? Thank you in advance.

These are getting very price now. I have watch moble homes that are amazing for cheaper. I get that wood & supplies have increased dramatically however, how are these other companies keeping their homes at a reasonable price?
The biggest mistake I have ever made in my life was buying a mobile home. Especially in a community. It’s like Hotel California… ‘You can check in any time you want, but you can never leave.’
If you want a newer mobile home, you will pay at least $100,000, and it’s still basically tin can.
@@Lynore_Marie the new doublewides are Sheetrock , no seam strips and energy efficient. Large kitchens, huge showers , gorgeous and definitely not a tin can! You must be talking about a singlewide at $100,000.

@@judith3774 no I’m talking doublewide. I live in one. Inside it looks like a regular home, it has sheetrock and regular house insulation between the inside wall and the outside metal. The Recreational Cottages are gorgeous ! They’re not the same as a mobile home. Although I have all the amenities. I live in Florida where it rains all summer. Sheetrock + water (Florida storms) = toxic mold. Mold loves to colonize on sheetrock. I found out the hard way. After 4 years of living in my home, I’m very sick with CIRS (chronic inflammatory response syndrome) due to the toxic mold. The mold is unseen because it colonizes behind the sheetrock. I was so healthy and active before I moved here. That’s why, for me, buying a mobile home was the worst decision I made…. and why I like ITH foam insulation.
You can't really compare this unit to a mobile home! This home is constructed with 2x4 traditional home framing and spray foam insulation! And a 30 yr siding! You get none if that with a mobile home!

I have a question: If someone pays the key money then backs out, does the next person that wants that lot have to pay the key money?
The problem for me is that if you leave the lot, you don't get the $10,000 back and the next tenant has to pay $10,000, which I don't think is fair, because the lot has already been developed.
I like it but I think I ask one less window in bedroom and move the door to the bathroom put it in the bedroom

Wondering why, as a matter of course, you always build galley kitchens.....so the user is back up against a wall... no elbow room... and feel boxed in? Is it because of the plumbing being easier with it right there by the bathroom? I would never want that setup.... it can't be called a real kitchen to my mind... its a sink, a couple of cabinets, and a mini-fridge--not even a real stove.
Is it very costly to rearrange the rooms so the kitchen is at the end where you place the living room? The smaller 10 x 20 arrangement is superior to this 10 x 30. The kitchen is the main focus of any house---
when company comes, we always end up in around the kitchen table close to the coffee 🙂... if I could ever get to TN, my living room will be out on the deck! p.s. Nix the television, the microwave, and the "stove" hood-- haven't had any of those for many years.

I'm sure its nice, but is that front wall worth $10000. It has a doir, a couple of windows, and the wall. I feel like the front wall should be worth about 3k. Meaning the total should be more like 25k. Kitchen... +3k? Toilet, bathroom, plumbing etc +3k? Water heater etc are only a few hundred dollars...more to install amd plumb.
