I got quoted £6k plus vat that’s because the 3 phase was on the other side of the road, and road had to be dug up… it’s around £1500 if it’s at the front of you property
@@jayph77 we get guidance from building control mate. As we do quite a few we are up to speed, but changes come in to play quite regularly and we learn of these through building control. See latest videos re blocking up chimney breasts and now using steels as opposed to gallows brackets…..this is all new regs in recent weeks / months 👌🏻👍🏻
@@MitchNunnProperty Thanks. Wasn’t too sure. Been working on large independent units, where we’ve had full fire strategy reports. This is 100 units, want to look at HMO for personal development now. All pretty similar to what your videos. Informative and great videos mate.
Our ceiling make up is one fire board on the existing ceiling then one sound board and one normal plaster board on the metal frame with 100m back fill of fluffy insulation. So technically we triple board it!
Love your content Mitch straight to the point detailed and no nonsense !!!!
Thanks mate! Really appreciate it
great video
Thank you! Glad you enjoyed it
Thanks for sharing - really valuable content, keep them coming and you will soon get to 1000 subscribers 😀
Haha! Thanks Colin! 😊
Hi Mitch, where do you get your Fire Doors, and fire door liners? I’m planning ahead for my 8 bed and looking to save £££’s
We get ours from Howdens 👍🏻
Hi Mitch, what plumbing/boiler system would you recommend for a 4/5 bed/with ensuites HMO?
Super valuable content thanks Mitch keep them coming🙌🏿. Also how much does a three phase cost for a Sui generis snd C4?
You’re welcome, glad you’re enjoying it! We haven’t fitted a 3 phase to date. We just upgrade the meter and tails to achieve 100 amps
@@MitchNunnProperty Ok I see. How much does a upgrade cost?
The upgrade is basically free. Network provider UKPN upgrade the fuse to 100 amp and supplier upgrades meter. Electrician installs 25mm tails 👍🏻

And yes really valuable content 🙌🙌
Hi Mitch do you always Fire board the kitchen ceilings in your Sue Generis HMOs and Flat conversions?
Yes always 👍🏻
Thanks
if you have bad credit rating, and know you have no chance of gaining a loan etc, what would you do? roughly 5k-10k savings to use.
I’d use the money to invest in your education and then look to raise private finance from an investor.
Do you have a 3rd party fire assessment carried out?
Yes mate you have to have a third party fire risk assessment carried out for your HMO license 👍🏻
Sorry wasn’t clear. Meant fire strategy prior to commencment
