Continuing on with the new house series ... I was hoping to be able to share some moving dates and plans this week but as you will hear still nothing is happening. Something positive might happen next week but I'm not getting my hopes up, I think we've just about run out of time to make this happen in 2021 now :(
A couple of things I forgot to mention with putting your name down on a new house:
Sometimes builders will do a part exchange where they will actually buy your old house off you. They don't like to do that though and tend to only offer it on 'selected plots' (usually ones they are struggling to sell), plus they will need a minimum different in cost such as +40% and will also underpay for your house (typically ~92% of market value). I don't think this is very common any more as demand is so high they don't really need to bother.
The other things that some builders will do it a help-to-sell type of scheme where they will help you to sell your house. This typically involves coming up with what they will term an 'aggressive marketing strategy' which is designed to get the house sold in some short agreed period e.g. 6 weeks. Again this basically means selling your house for under market value, being prepared to accept low offers, reducing the price regularly etc. until it's sold.
It's quite a minefield really which I've ended up being part of even though I'm not the one buying the brand new house.
